home staging sydney: I’m from Australia: Here are 20 things you may not know about Australia right now - 09/29/11 04:21 AM
I don’t know that there are too many Aussies here on AR, so I thought I might share with you just a little bit about the Land Down Under. Also known as the ‘other side of the world’.
1.We have our first female Prime Minister a lady named Julia who was born in Wales. I'd say she's not terribly popular right now.
2. Voting is compulsory at all elections. You can expect to be fined for not voting at an election.
3. We are technically not in recession. We must be awfully close mind you, but we’re not...so they say. In the last … (11 comments)

home staging sydney: A Home Staging Trend: The Lived In Look - 07/06/11 03:34 AM
For a great many people working in, or around the field of professional home staging, the emphasis on depersonalizing casts a giant shadow over the whole staging concept. So much so, that many home stagers will gladly point out that depersonalizing a house during the staging process is a big part of what separates it from what we usually refer to as interior decorating.  "Home staging is not home decorating" has become a kind of mantra among stagers far and wide.
But an article I found in the New York Times tells us that in some markets, it's not only okay, … (7 comments)

home staging sydney: What DIY Home Stagers & Decorators Don’t Get - 06/05/11 10:04 PM
Decorating one's home, whether it's for living or for selling, can be a tricky adventure. Because, unlike your ordinary fashion faux par where you can quickly dispose of the bright orange beret and pink hot pants after seeing yourself in the mirror, decorating flops are often bigger, more expensive to fix, and for those reasons, around to haunt you for much, much longer.

As a professional home stager and redecorator I'm privy to many a decorating disaster. Some are bigger than others; bright orange walls, rooms too dark, rooms too bright etc. Thankfully, I can fix most decorating blunders without a lot … (10 comments)

home staging sydney: This Room is Professionally Decorated: Is it More saleable? - 04/12/11 11:17 PM

Ask any home stager in the world and they will not be afraid to admit to you that they have seen and heard from a seemingly endless parade of home sellers, who proudly mention how beautifully their now, ‘for sale' property is decorated.  For most sellers it's a task they've lovingly worked on and completed themselves. And for others they've had a design professional help pull their look together. "My friends tell me how lovely my house looks all the time." Words to this effect are the motto of the house proud seller.
The question is; does this decorating approach … (6 comments)

home staging sydney: 20 Lessons from a Professional Home Stager – Part 2 - 11/30/09 01:21 AM
No matter where you are in the world, getting a property ready for the ‘for sale market' market has evolved. Thanks in no small part to the internet; house hunters are now savvier than ever. It's the internet that allows home buyers to see a whole lot more of their local property market. Gone are the days of would-be buyers traipsing from one property to another, using just a few agencies/agents to assist them.
Today, the real estate pool is much, much larger. It's far easier for house hunters these days to separate ‘for sale' property's into the definitely not's or … (5 comments)

home staging sydney: Shhhh; Here’s a quick way to choose the right decorative accessories for any room. - 11/27/09 09:17 PM
It's the little things, those small, decorative touches that can really finesse a room. As a home stager/property stylist I find decorative accessories, tabletop decorations, knick knacks, bric-a-brac, or whatever it is you like to call them, to be one of the most useful and successful ways to add interest to the ‘for sale' property.

I know that for many home owners, choosing the right accessories is a bit of a hit and miss affair. It even gets a tad risky if/when you're trying to sell your home. As a professional home stager/re-designer I don't simply rely on 'smoke and mirrors' to add the … (27 comments)

home staging sydney: Secrets to Warm and Cool Colour Schemes for the ‘For Sale’ Property. - 11/24/09 06:18 PM
When it comes to colour (aka ‘hue'), have you ever heard the terms; ‘warm' and/or ‘cool' to describe a room's colour scheme? Most likely you have.
It's one of those terms used to describe the colour mood a room sets. Do some colours really exude a sense of warmth? Do some colours feel cool? They do indeed. Let's talk a little about why that is?
Take a moment now to cast your eye over the two rooms below; one is warm, while the other, cool. For a professional home stager/property stylist, or interior re-designer, knowing the difference is like a reflex action. But for the … (4 comments)

home staging sydney: Do You Make Any of These 5 Real Estate Photo Blunders? - 11/22/09 09:12 PM
Statistics show that as many as 80% of house hunters now start their search for a new home on the internet.
The bottom line is, that taking the right marketing photos in order to maximise buyer interest and invite them to want to see more of your online listings, is an essential element of any real estate marketing plan.
The good news? You don't have to be a professional photographer to take a good marketing photo that will get the right kind of buyer attention.
Check your marketing photos now, to make sure that you (or someone you know) haven't fallen victim to … (11 comments)

home staging sydney: The Eye of a Home Stager (aka Property Stylist) - 11/19/09 08:21 PM
Heard of home staging (called property styling or property presentation here in Australia)? Yes? No? If not, don't worry you're not alone. It's a fairly new concept to many in the real estate scene.
It's the process of re-decorating a home to sell. I should point out, that I do mean sell. Staging is not about redecorating, and then staying forever more.
Having your house staged or styled, is all about re-packaging a product (in this case, the ‘for sale' property) for the mass market. Where you've used your own ‘decorating eye' - or maybe the eyes of an interior designer, … (3 comments)

home staging sydney: Architectural details that count in the ‘for sale’ property. - 11/17/09 11:27 PM
As a professional home stager/property stylist (and a property investor), I've seen a lot of homes. All have both positives and negatives. But a lucky few have something I think is really special. Something truly valuable and often unique.
So, if you've got any of these glorious built-in features in your home, get to work on showing them off in all their spectacular glory!
Here are my 6 all-time favourite architectural features.

Fireplace: Be it modern or tradtional, nothing says 'warm and cozy' better than a fireplace. Make the most of your fireplace by keeping it maintained (even out of season) and … (3 comments)

home staging sydney: REA's - Are you a home staging skeptic? Please...tell me more. - 11/17/09 08:20 PM
As a professional selling agent, your job is to show house hunters through, perhaps several, properties that may suit their needs.
As a professional home stager (often called a property stylist here in Sydney, Australia), my job is to help home owners put their home's 'best foot forward' using fast, simple and low cost decorator touches.
With you being a REA, I'd like to know what you think about home staging?
Why? To tell the truth, I wanted to hear more about your reservations after I read the following comment (I have to say that I greatly appreciate, not just the comment, but the … (2 comments)

home staging sydney: An elephant in the room. A bit of fun - with a serious message for sellers - 11/17/09 06:06 PM
Tell me my home staging and REA friends; have you ever seen anything quite like these furniture gems? Would you want to? How do you work with, around, without, having such a big elephant in the room?

These furniture pieces are certainly unique and make for a real talking point, but I'm not so sure it'd be a good thing when you're trying to sell.
No doubt about it, it's certainly one way to stand out in buyer's minds.
Seriously though, talk about stealing the bride's thunder!
And therin lies the danger of having a very personal looking talking … (0 comments)

home staging sydney: A Guide to Colour Value and Intensity for Home Staging & Property Styling. - 11/16/09 04:00 AM
I find that one of the most confusing concepts relating to colour is the difference between the 2 elements known as 'value' and 'intesity'.
In this post, I'll endeavor to explain the basic difference between the two using a couple of picture examples to help convey the message a little easier.
In this post, I chose to work with the colour blue and its variations. Mind you, I've tried to be as accurate as possible. I hope that you are still able to see the point I'm trying to make with the images I used. To get the best out of this post, try relating the … (19 comments)

home staging sydney: Is Your ‘For Sale’ Property in Need of a Little Botox? - 11/13/09 04:27 PM
In the world of cosmetic surgery, there's the quick fix solution to aging known as Botox (for those who dare).
For the aging property in the world of real estate, the Botox equivalent is Home Staging. But, how can you tell if your house is looking a little tired for today's super competitive property market?
Well, here are 10 signs of aging in the ‘for sale' property you need to know about - before you take the plunge.

home staging sydney: 8 MORE Myths of Staging to Sell – Busted - 11/12/09 07:52 PM
There's no doubt there's a lot of myth surrounding staging to sell. My previous post on the subject saw several more staging/presentation myths come to light.
In this second of 2 ‘myth busting' posts, I'll take a closer look at another 8 misconceptions surrounding how best to present your property once you've decided to move on.
A special thanks to those who shared some of their own staging myths (via their comments) on the original post, which are now included here. You guys ROCK!
1. I can't smell anything. As I pointed out in my first post, baking bread, brewing coffee and playing music are pretty … (7 comments)

home staging sydney: 20 Lessons from a Professional Home Stager – Part 1. - 11/10/09 06:46 PM
Home staging (or ‘property styling' as it's sometimes called, depending on where you live in the world), is the process of getting a ‘for sale' property to sparkle and really stand out for potential buyers. Despite the concept of professionally ‘staging to sell' being developed in the 70's, it's still a relatively new concept to the real estate scene in many areas.
So what can you learn from a professional home stager, like me? Well, it's more than about baking cookies and playing soft music during inspections. Today, thanks to the internet, home buyers are much savvier, and what once spoke … (8 comments)
