The Smyrna GA and Cobb County Housing Market...Showing signs of stabalization

Continuous analysis of home sales and listing prices in recent weeks indicate, in my opinion, the signs of stabalization in the Smyrna Ga and Cobb County Housing Market.

I have been noting that homes are coming on the market at slightly higher prices as the Sellers enter the spring market while recognizing the very low interest rates and first time home buyer credit. I beleive the consistently low interest rates and first time homebuyer credit have settled into the Sellers minds as cause to enter the market with a bit higher price than in the past month or so...they are inadvertently pushing back, as I see it.

Some of the incredible foreclosure deals, particlularly those that sold in the $200-500,000 range are waning. As is generally the case, there are still a large number of homes still in foreclosure in the $25,000 to $150,000 range which will be bought up over time but are generally in need of repair, etc., which is a whole other blogs worth of info. Some of the seemingly exceptional deals in the upper price range remaining are in developments in which the builder went under and has several homes in foreclosure but the development may be only partially finished which leaves the consumer to be concerned if and/or when the development may be completed by some other builder who comes in and might change the look and feel of hmes needed to be built in the remaining lots which leaving the ardent consumers with a big "IF" factor and make purchasing such homes as potentially prohibitive.

If one is looking to jump into the foreclosure market at this time It is a must to be at the very least pre-qualified for a mortgage before their home search. Morelover, the smart and oh so savvy buyer will get an actual PreAproval and not just a pre-qualifacation as a PreApproval from a bank or mortgage company can be like having the bank follow you with a check while you look at homes. This is most important now more than ever as the best value foreclosures in the $200 and up range are most definitely harder to come by and those that come on the market go to the highest bidder who is backed with proof of funds aka cash or a PreApproval letter from a mortgage facility. More on the difference between being prequalified and preApproved in another blog.

Consumers should be cognizant of the fact that although a home may be listed by an agent as a foreclosure on the Multiple Listing Service does not always mean that a lsiting is a true foreclosure. They may be merely "short Sales" or called "preforeclosures" in the vergage about a home. These type of offerings have the potential to get you side tracked from obtaining the best values in foreclosures because they may take months to negotiate with the Mortgage companies.

Be sure to inquire with any agent as to whether the home is a "REAL" foreclosure, preforeclosure or a short sale. Keep in mind that when you see a home listed at what seems a ridiculously low price and is a short sale, chances are the mortgage company will not take that low of a price...make sure you inquire as to how much the current mortgage is in relation to the short sale price...if the disparity between the list price and the mortgage is considerably substantial chances are the price the home is listed for is a very deflated price.

Isakson Amendment Passed!!

Thanks to all of you who weighed in, the Isakson amendment - which provides a tax credit of up to 15,000 to all homebuyers - passed by voice vote in the Senate last night with bi-partisan support; it will now be part of the final Senate bill. Truly your voice made a difference.

This is an important victory but our work is not done. Other amendments are expected to be offered today which embody parts of the Fix Housing First plan and we need to support those as well. The plan is to have a bill on the President's desk by February 13, so our efforts this week will be concentrated on the Senate and next week on the conference committee process.

Today Senator Ensign (R-NV) will offer what he is calling the “Fix Housing First Act” (amendment #353) which is much broader than our agenda but does include a mortgage rate buy down program which could lower mortgage rates to as low as 4%. While the plan is not exactly what we have been advocating for, it is another step in the right direction. So please urge your Senators to support the amendment – particularly its rate buy down provisions.

A "THUMBS UP" AND MY CHOICE OF A "BEST VALUE" COMMUNITY TO BUY INTO

a Great place to live and very few foreclosures

The Highlands View Townhome community has, based on my review of other townhome communities in the area, held their value better than most in their price range in the general Cobb County ,GA area. A study of mortgages held on the properties, from a collective standpoint, show that the majority of owners have at least some equity in their homes, which in the current market means most owners made down payments on their homes and did not take out equity loans as so many have who own homes. The fact that they do have some equity is indicative of the kind of communtiy one should look to purchase in, in the Smyrna Vinings or greater Cobb County area. It also is indicative of fewer foreclsoures currently and makes the outlook for additional foreclsoures much slimmer...a good thing for current homeowners and potential buyers. As a matter of fact...a very good thing. It is important when purchasing in a townhome community to be aware of what homes have sold for and what the foreclosure history is, and why.

With some communities there is a pretty good chance that when buyers bought townhomes with interest only ARM loans and other insane loans like "option Arms" with zero down and builder paid closing costs, there will be more foreclosures as more owners will be upside down in their mortgages due to declined prices and having made no down payment. Beware and research the community in depth for upside down mortgages as chances are there will be several...a strong indication of future foreclosures or homeowners asking for more than the home will sell for. There are many contributing factors sto what makes a best value community and thus a home and the above are just a few.

Although there are other Townhome Communities that may be able to be considered "BEST VALUE" Communities, my current research of the Highlands View Townhome Community dicatates that I award it one of my "Best Value" resale TownHome Communities in the Smyrna Vinings, GA area This is a must see community if you are looking for a piece of the country just outside the city!

Yes, we all want a great deal on a home in the current market! Who can blame us!?!. If, in fact, you are, first, looking at finding your home by searching through the many foreclosures...BE PREPARED to jump fast, as well priced foreclosures go quickly.

I have been noticing that there is an increasing number of homes that are being bought up by Fannie Mae (Federal National Mortgage Association) and Freddie Mac (Federal Home Mortgage Corporation). These homes are, by far, the "Best Values" of the foreclosures in the Cobb County, Ga area, which includes Smyrna, "Vinings", Marietta, Mableton, Kennesaw, Austell, Powder Springs, Acworth and "East Cobb where some homes have Atlanta addresses. Not only are Fannie Mae and Freddie Mac owned properties "Best Value" foreclosures" but they don't get tangled in the red tape typically associated with foreclosures; they are priced well under market value and close quickly. One must be aware of the fact that with these foreclosures comes an "AS IS" stipulation (no property disclosusre or pest inspection, etc.). Choose a home inspector ahead of searching; one who can jump in and inspect the property ASAP. As for money to purchase; at the very least one must be prequalified, meaning that the mortgage company takes you at your word as to income(s) and liabilities and qualifies you on your word only and does not necessarily mean you will get the loan; the mortgage company might find something in underwriting later that you missed letting them know, etc. If you are smart, you will ask to be preApproved, meaning the money is ready and approved for your found foreclosure. Why? Because the one who presents the best offer, which includes price, showing documentation of PreAprroval by a mortgage company, has sufficient down payment and can close the earliest will take the property. So be prepared, if you are serious about purchasing a foreclosure.

The first place we are searching for foreclosures is on the web...a great place to start. Yes, you are right, there are many foreclosure websites. Find one that takes you directly to what is available in your given area without a lot of "run around"...Staying updated with the "Best Value" foreclosusres means knowing what properties become available without delay and being prepared to jump on a "Best Value" ASAP. It is situated adjacent to the Silver Comet trail in such a way that you feel like the Trail is in your community. Pull your bicycle or your jogging shoes out of the rear garage and the trail is right there and that is just for starters. One look at the model home and you will discover what a perfect contemporary floor plan feels like in a traditional style exterior with hints of the craftsman style.

In my experience of viewing interiors the model (Nadine) in this community is so open and spacious you have to feel right at home immediately. Split stairwells to all three levels are flooded by light from an array of windows in this end unit floorplan. If I were giving awards for floorplans this would surely win, hands down! The Kitchen with large island and granite tops is absolutely stunning. If you are in the kitchen you really are in the rest of the main level, visually. The workings of the new FHA program hits the road! The information breakdown in the attached link is a must read for Agents and even more importantly, for SELLERS AND BUYERS.

A few of the changes are:

1. There is now a tax CREDIT for first time home buyers and/or those who have not owned a home for 3 years.

2. Help for those approaching foreclosure.

The community is situated off South Cobb Drive and Highlands Parkway. All the fronts are brick and the end units are brick all round...a plus considering the price range.

What makes this community a "BEST VALUE" commuinity in my professional opinion is that there is no other townhome complex with more privat,e wooded backs. One of the largest arrays of floorplans I have seen and I have seem most all the townhome communities around the atlanta metro area. The Community HomeOwners Association fees are, as of this blog, $158. a month and include water, sewer, trash, grounds maintanence, pest control, pool and pool house. It even has a small park adjacent to the community lake. The Silver Comet Trail is approximately a mile walk, jog or bicycle ride away. There are tree lined sidewalks with street lights almost the entire length between the community and the Silver Comet trail.

This is a must see community if you are looking for a piece of the country in the city!
