I'M CALLING MY OWN SHOTS! Plus a Few Others that the AR Gods Missed this Week - 02/27/11 01:06 PM
Well, this week there were so many really great posts here in the rain by some of my fave bloggers as well as some other bloggers that I've recently come across.  This week the AR Gods were smiling on me because I had more called shots this week than I ever have since I started doing this series.  It was kind a weird the way it happened.
First and foremost, I just want to give a shout out to my fellow rainers for their gold star features that I was happy to "call the shot" on them.

Right now, there are dozens of properties in Simi Valley that are eligible for up to $200,000 in down payment assistance (dpa).  Many of these properties are not REO's or short sales but actual equity sales with really motivated sellers and are NOT like all the other run-down, dilapidated dumps you've been seeing, like this Parkview townhome.
This lovely 2-story, 2bd/2.5ba, townhome has more than 1,200 sq. ft. of living space and has been fully upgraded.  There is new flooring throughout (hardwood & carpet), new paint, new stainless appliances & new granite counters and scraped ceilings.  Kitchen has a large walk-in pantry with new stackable washer & dryer too.  … (14 comments)

Surviving your Serengeti: An ActiveRain Challenge - 02/19/11 12:13 PM
One of the things about AR that I've come to enjoy in the 2.5yrs I've been blogging here are Bob Stewart's periodic challenges.  Not only are they really fun and creative but they get me out of my blogging ruts that I occasionally find myself in.
Well Bob's latest challenge, Surviving your Serengeti: An ActiveRain Challenge is no exception.  It even has a quiz that we can take to find out what kind of wild African beast best symbolizes our instinctive skills.
I loved how the author, Stefan Swanepoel, lays out the beginning of his fable: an L.A. couple, Sean & Ashley, take … (48 comments)

FUNNY FRIDAY: The Federal Budget & the Average American - 02/18/11 11:01 AM
When I came across this, I couldn't stop LMAO!!!  I'm sure that there is so much truth to it in that the average American has a clear misunderstanding of the federal budget and no concept of just how much that the things we have budgeted for are needed.  While I agree that there is probably some waste, I think the average American is way off base on how much waste there is.  Have a good day everyone and a great weekend!  :)

I'm supposed to be closing on my escrow next week and my lender has totally &^%$#* up the deal.  Can you help me?

I don't know if it's just me or if there are other Mortgage Loan Originators (MLO) that are getting a lot of calls/emails like this but they do seem to be coming at a more frequent rate these days.  In my continuing series of answering some of the frequently asked questions that I get from prospects and clients, in Part 8, I want to answer a question that can pose some really challenging opportunities.
I say opportunities because … (18 comments)

Deals Falling Out of Escrow? Think Twice (and do your homework) Before Making Your Offer - Part 2 - 02/11/11 05:10 PM
In Part 1, I discussed one of the reasons why so many loans may be falling out and escrow transactions may be getting canceled.  Now, while I can not speak about other areas of the country or other Realtors/agents transactions, I can only discuss my professional experiences as an Mortgage Loan Originator (MLO) with my own borrowers here in Los Angeles & Ventura counties.
I Part 2, I would like to discuss another issue that comes up that so many sellers and their listing agents (LA) as well as buyers fail to do before getting into escrow.  In failing to do their own due diligence, they leave … (6 comments)

Deals Falling Out of Escrow? Think Twice (and do your homework) Before Making Your Offer - Part 1 - 02/10/11 07:36 PM
I recently came across the post, Deals Falling Out of Escrow? Cancellations? Here are 5 Surefire Ways to Avoid Them In Your Business! by Danny Batsalkin, a local Los Angeles Realtor.  This was a good post and while I don't disagree with any of it, I felt that the explanation for one of his five reasons was just a little too vague.  Professionally, I felt that his reason didn't really answer the question of why the "deal" (I use that word loosely) fell out of escrow.
I felt that it just painted the lender as the proverbial "deal breaker" when in fact … (15 comments)

Can You Help Me Get My Kid Get Out of My House? FAQ - #7 - 02/09/11 11:35 AM
"Can you help me get my kid get out of my house and into their own place?"

Yes folks, this is a real question that I have been asked by some of the parents of some of my clients.  In my continuing series of answering some of the most frequently asked questions that I get from clients and prospects, in Part 7, I want to discuss what parents can do to help their kids buy their first home.
While some are a little riskier and much more of a commitment, others are relatively pain free.  Think of the benefits … (21 comments)

ATTENTION LOS ANGELES FIRST TIME BUYERS: Wonderful Downtown Home is Eligible for Down Payment Assistance - 02/04/11 11:20 AM
The other day, I blogged about what young L.A. Millenniums wanted in their first home and presented some options for downtown lofts.
What Do Most 20-Something Buyers Want in Their First Home? - Definitely NOT Their Parent's Home!
Another option that is really great option for young, single, first timers that is a really popular type of housing here in L.A. is the conversion of an old house into separate units.  When I was a young, single, 20-something living in Hollywood, I lived in one of these types of units.  It was an old Victorian style home and it was divided … (6 comments)

What Do Most 20-Something Buyers Want in Their First Home? - Definitely NOT Their Parent's Home! - 02/02/11 07:10 PM
I recently came across a Wall Street Journal (WSJ) article that was called, No McMansions for Millennials.  Millennials (aka Gen Y) make up the second largest generation of the 20th century, which is actually not very surprising because as the kids of the 80M Baby Boomers, these 76M Echo Boomers are as nearly significant in numbers as their parents.
According to the WSJ, Millennials are definitely not interested in buying some huge McMansion with sweeping landscapes out in the burbs like the home their parents own.  ABSOLUTELY NOT!!!   No long commutes from the boonies to work for these kids buyers, no … (15 comments)
