LOCAL REPORT: Conejo Valley, CA - 06/29/11 09:58 PM
In my continuing effort to educate and inform consumers and prospective buyers here in Los Angeles & Ventura counties about our local market, I want to continue with the next series in my local reports that I started last week with Simi Valley, CA. This week, I want to report on the Conejo Valley. The Conejo Valley is an area that encompasses several cities (Agoura Hills, Oak Park, Westlake Village, Thousand Oaks and Newbury Park. It's located along what we call the "101 Corridor" that includes all the cities along the 101 freeway from the San Fernando Valley and crosses both Los (13 comments)
Well, this week there were so many really great posts here in the rain by some of my fave bloggers as well as some newbie bloggers that I've recently come across. LOCAL REPORT: Simi Valley, CA - 06/20/11 04:01 PM
Way too many prospective buyers here in Los Angeles & Ventura counties are being misled by national reports and averages. Too often these prospective buyers make the mistake of basing their decisions in purchasing local real estate from what they're reading about national data and info. One of the most annoying messages I keep hearing is that it's a "buyers market" or "home prices to decline 25%" especially since around here, I am seeing just the opposite. In an effort to assist my prospective buyers in making better buying decisions about purchasing property here in my market, I want to differentiate the market data and info of some (15 comments)

FATHERS DAY TRIBUTE: To My Papa Jack - 06/19/11 12:59 AM
I immediately liked you from the first time we met. I don't know if it was just the way you made me feel so welcomed when your son introduced us or if it was the way you affectionately teased him when you spoke about him and what he was like growing up. Maybe it was because we're both Capricorns and our birthdays are only one day apart. What ever it was, I knew from the get-go that we were going to be great friends. I loved how you and I became close over the years and how often I told you that (17 comments)
I really liked this post of Bill's because even though he is in Arizona, the scenario he describes is so indicative of the market here in Los Angeles & Ventura county. For buyers looking to purchase an REO, this type of nonsense was pretty typical of REO listing agents and their bank sellers. However, for some time now, I've been seeing these same requirements listed on the MLS for many short sale listings as well as many traditional sales listings. That's just plain foolish because it deters so many buyers from even looking at the home or making an offer on the (10 comments)

With hundreds of HomePath (HP) properties available here in Los Angeles & Ventura counties and dozens more coming up soon, I get numerous calls/emails asking me about the HP loan program as well as the HP properties.
For starters, HP properties are Fannie Mae foreclosures; these are properties that were foreclosed by a lender where Fannie Mae was the investor. Because Fannie Mae holds these loans, they can revise their own conventional guidelines. As a result, there are some great benefits to purchasing one of these properties. One of the best benefits is that HP only requires 3% (11 comments)
Just a few miles up Highway 33 at the base of the Los Padres National Forest and north of the TopaTopa mountains is the small town of Ojai. With approx. 8,000 residents, Ojai is the smallest city in Ventura County. Ojai has long been known as a haven for artists, musicians and health enthusiasts and with so much natural beauty that it has been called the Shangri-La of Ventura County. One of the oldest towns in Ventura County, Ojai was settled in the 1800s and incorporated as a city in 1921. With so much scenic beauty, this is what (13 comments)

Dogs in heat - 06/04/11 10:16 PM
I am reblogging this because it is such an important message to pass on, especially now with the hot summer months coming up. Please fellow rainers, do not exercise your pets in the heat or leave them in hot cars. It's cruel and inhumane and your beloved fur babies don't deserve to be treated that way. They need you to love and care for them. Be good to them.
