In my continuing effort to educate and inform consumers and prospective buyers here in Los Angeles & Ventura counties about our local market, I want to continue with the next series in my local reports that I started last week with Simi Valley, CA.  This week, I want to report on the Conejo Valley.
The Conejo Valley is an area that encompasses several cities (Agoura Hills, Oak Park, Westlake Village, Thousand Oaks and Newbury Park.

LOCAL REPORT: Simi Valley, CA - 06/20/11 04:01 PM
Way too many prospective buyers here in Los Angeles & Ventura counties are being misled by national reports and averages.  Too often these prospective buyers make the mistake of basing their decisions in purchasing local real estate from what they're reading about national data and info.

I really liked this post of Bill's because even though he is in Arizona, the scenario he describes is so indicative of the market here in Los Angeles & Ventura county.
For buyers looking to purchase an REO, this type of nonsense was pretty typical of REO listing agents and their bank sellers.  However, for some time now, I've been seeing these same requirements listed on the MLS for many short sale listings as well as many traditional sales listings.  That's just plain foolish because it deters so many buyers from even looking at the home or making an offer on the … (10 comments)

I am reblogging this because it is such an important message to pass on, especially now with the hot summer months coming up. 
Please fellow rainers, do not exercise your pets in the heat or leave them in hot cars. 
It's cruel and inhumane and your beloved fur babies don't deserve to be treated that way.  They need you to love and care for them.  Be good to them.
