Right now, there are 46 4bd properties in Simi Valley that are eligible for up to $200,000 in down payment assistance.  Many of these properties are not REO's or short sales but actual equity sales with really motivated sellers and are NOT like all the other run-down, dilapidated dumps you've been seeing.  Many have been remodeled and/or upgraded like these properties.

I'm often asked why I spend so much time, energy and effort working with my low-medium income borrowers who are in the low end (200k-400k) of the market here in Los Angeles & Ventura counties.  My response, "because they need the most help". 
Kiplinger just came out with the top 10 U.S. cities with the highest cost of living.  It comes as no surprise to me that five of those cities are here in California.  California is one of the most expensive states to live in, right after New York and Hawaii.

low income buyers: ATTENTION LOS ANGELES COUNTY FIRST TIME BUYERS: LAHD Offers New Down Payment Assistance Program - 08/19/09 06:23 PM

Well the Los Angeles Housing Department (LAHD) is at it again.  LAHD is pleased to announce that the Low Income Purchase Assistance (LIPA) program has finally received funding and is effective August 18, 2009.  The program has received $4,142,164 this year and will assist homebuyers on a first come, first serve basis.  In other words, the program is in effect for as long as the money lasts. 
The LIPA program offers purchase assistance in the form of a deferred loan of up to $75,000 to low income households for down payment, closing costs, and acquisition financing.  Medium income households are still eligible for HERO & … (4 comments)

The City of Ventura offers the Home Buyers Assistance Program to qualified individuals and residents whose income does not exceed the maximum income limit guidelines for their family size.

The City of Simi Valley offers a First-Time Home Buyer Assistance Program to qualified low income first-time homebuyers who wish to purchase their first home in Simi Valley.  I like this program because the Simi Valley city administrators for this program are not only the easiest ones to reach but they are also some of the friendliest ones to talk to and deal with.

The City of Oxnard's program provides down payment assistance to individuals and families for the purchase of new or used homes, condominiums, manufactured homes or mobile homes. 
The City will provide a matching grant up to $10,000 for down payment assistance and/or closing costs funds.  For example, if the buyer contributes $3,000, the city will contribute $3,000; if the buyer contributes $5,000, the city will contribute $5,000 etc.
