va loan program: Are There Still Loan Programs Where I Don't Have to Put Anything Down? - FAQ #13 - 10/19/11 11:41 AM

"I have great credit and can afford to pay more than $2,000 a month in rent but I just don't have any money to put down.  Can you help me?  Are there any loans where I don't have to put anything down?"

To answer the question, yes, there are loan programs that don't require any down payment.  This is a question that I have been asked so often over the years from prospective borrowers who contact me for more info on available loan programs.
Young prospective buyers who have good jobs, great credit, high rent and little to no … (20 comments)

va loan program: 100% FINANCING SUPER LOAN SAVES REAL ESTATE INDUSTRY! More Tidbits from TBWS - 10/20/09 12:27 PM
I subscribe to the daily webcasts of Think Big, Work Small (TBWS), which is hosted by these two guys, Brian Stevens & Frank Garay.  TBWS was founded a couple of years ago by a bunch of real estate and mortgage people who wanted to teach others in the business how to work smarter to grow their business.
Today's video was especially interesting because there was a segment on the VA and how the VA loan and it's guidelines have out-performed other loan products.  With its 100% financing, seller funded costs, appraisal process and their over-all exclusion to so many of the new … (4 comments)

As the next part of my continuing series of affordable loan options for first time buyers here in the LA & Ventura counties, I want to now present safe and affordable 100% financing home loan programs here in LA & Ventura counties.  In spite of the loss of most 100% financing for mortgage loans, there are still three options that may help some of those who were hoping to get into their own home this year.
USDA Rural Guaranteed
One such program is the USDA Rural Guaranteed program, which extends 100% financing opportunities to individuals and families.
This program is used … (2 comments)

va loan program: ATTENTION VENTURA & LOS ANGELES COUNTY HOME BUYERS: 100% Financing Still Exists for Some Prospective Home Buyers - 02/14/09 01:55 AM
Last year, CalHFA suspended their first time buyer program that allowed eligible homebuyers to apply for safe and affordable 100% financed home loan programs and as much as another 2% for closing costs.  CalHFA was chartered as the State's affordable housing bank to make low interest rate loans through the sale of tax-exempt bonds.  Unfortunately, when they brought it back this year in June, it was a completely different program and not really an option for many first time buyers.
The loss of these programs left a multitude of prospective homebuyers here in Ventura and Los Angeles County in the lurch for immediate … (2 comments)

va loan program: Are VA Loans Making a Comeback? Possibly? - 09/02/08 01:26 PM
In an effort to brush up on the VA loan program, I read several of the blogs on AR and especially liked Greg Zaccagni's blog (Greg's Blog) where he compares VA to FHA.   After reading Greg's blog, it prompted me to write about my recent re-introduction to the VA loan program.
The Veteran's Administration (VA) loan program was another one of those programs that I learned how to do very early in my career.   Having pushed through a couple of these loans, after the last one I did, I prayed that I would never have to do another one again.   They … (6 comments)
