&lt;p&gt;The second step is to really think about your project.&amp;nbsp; Renee Ursem, professional organizer said, "I consider myself a do-it-yourself kind of gal. My husband and I take care of our own yard, pool, and house. We're picky about how things are done, so we choose to do many things ourselves. It works pretty well."&lt;/p&gt;
&lt;p&gt;She explains, a few months ago, the couple decided to touch up the doors and baseboards in their house. Since the previous owners had left paint, she figured it would be a quick little project-a little paint here, a little paint there, no problem.&lt;/p&gt;
&lt;p&gt;Well.....apparently there were a few glitches in her plan.&lt;/p&gt;
&lt;p&gt;The first problem surfaced when the paint (which had been labeled) didn't match the surface being painted. Maybe it just needed to dry? When the dry paint still didn't match the doors, they didn't panic; they just decided to paint the doors (cut-outs and all).&amp;nbsp; Seems like a natural solution to a minor problem, right?&lt;/p&gt;
&lt;p&gt;Armed with the right color and proper tools, the second day was spent rolling and brushing on the paint. The lack of light made it hard to see, and the paint didn't roll on as easily as expected. It was going to need a second coat.&lt;/p&gt;
&lt;p&gt;"That's when reality struck," said Renee, "this was going to take a lot longer than I wanted or expected."&lt;/p&gt;
&lt;p&gt;Now, mid-project, it became evident, that she needed help.&amp;nbsp; Assessing the project in its entirety and thinking about potential issues prior to starting, may eliminate problems all together.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tip:&lt;/strong&gt;&amp;nbsp; Cheryl Long (Editor in Chief of Mother Earth News) is a proponent of testing paints, cleaners or any other products that may have any effect on finish, color, materials, etc. of the surface on which you are using them.&amp;nbsp; EVEN IF YOU HAVE USED THE PRODUCT, OR ONE SIMILAR BEFORE.&lt;/p&gt;
&lt;p&gt;Renee decided to call a professional Handyman to help her out.&amp;nbsp; A local contractor, (there are several in Westchester, or you can refer to your realtor at &lt;a href="http://www.reichrealestate.com"&gt;Prudential Centennial Realty&lt;/a&gt;), was able to give her a bid quickly and help her out right away.&amp;nbsp; The handyman was able to get the entire project done in less than a day.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A week later the doors were painted better and faster than they could have ever done alone. It was almost a pleasure for them to write that check, knowing that instead of spending months frustrated, they could use the time to do something fun.&lt;/p&gt;
&lt;p&gt;The point here is that when it comes to do-it-yourself projects, know when to say when!&lt;/p&gt;
&lt;p&gt;It is time for you to get some help? Here are some things to consider:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Be specific. "I need help with my finances" doesn't work. Do you need help saving money, setting up a budget, doing taxes, or filing your financial documents? Knowing what you need is half the battle. &lt;/li&gt;
&lt;li&gt;Determine the type of help needed. Do you need a contractor, a professional, a coach, or just some extra hands? &lt;/li&gt;
&lt;li&gt;Do some research. Ask friends for recommendations. Look online. Get some bids. Don't assume that you can't afford help.&amp;nbsp; Always refer to professionals that have experience with home buying/selling or perhaps just have great references for local handymen, like a &lt;strong&gt;Westchester County Realtor&lt;/strong&gt;. &lt;li&gt;Assess the problem area's costs. What is &lt;strong&gt;not&lt;/strong&gt; getting that project done costing you now? Time, energy, a relationship, your sense of peace, future goals? &lt;/li&gt;
&lt;li&gt;Look ahead. What could you do &lt;strong&gt;after&lt;/strong&gt; the project is complete? Getting it done will help you move on to bigger and better things. &lt;/li&gt;
&lt;li&gt;Formulate a plan. It may be possible for you to pay for help right away. Maybe you need to do some of the work yourself. You might need to save for it. It could be done in stages. The point is to figure out a way to get it done so you can move on. &lt;/li&gt;
&lt;li&gt;Get started. At some point you just need to take the plunge. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Once the project is done - enjoy it!&amp;nbsp; Congratulate yourself on a job well done and admire the handiwork!&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;With one quarter closed for 2011, the economic conditions seen during 2010 continue to affect sales activity in Westchester.&lt;/p&gt;

&lt;/p&gt;&lt;p&gt;
&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Number of Homes Sold:&lt;/strong&gt;&lt;/p&gt;
When comparing 1Q 2011 to 1Q 2010, the number of single-family homes sold in Westchester is less than 2010 results. Average final sales prices were also slightly below those seen in 2010 for the same period. The poor weather conditions in Westchester during January and February as well as global political unrest &amp;amp; increasing commodity prices, impacted overall showing traffic and will most likely affect sales for 2Q and 3Q 2011

&lt;p&gt;Foreclosures are available in greater numbers than they have ever been. Although this is definitely a sad situation for those who are impacted by foreclosure, it does appear that the Westchester&amp;nbsp;foreclosure activity has not caused any serious damage in terms of excess inventory or further depressed the pricing structure of our local residential real estate market for the remaining homes in inventory. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Many statistics we see reflect the national real estate market, not the local real estate market. Though it is true, nationally there is continued cause for concern about backlogged processing of foreclosed properties as well as those homes in which owners have fallen behind in their payments, but they are yet-to-be-filed for foreclosure actions. Here, in Westchester, we find our market is improving.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Foreclosure filings on at the Westchester County Clerk's office reflected a 50 percent decline in the fourth quarter of 2010 compared to 2009. Many foreclosure filings in our area are resolved through the short sale process. Realtors who are active in this submarket, like Prudential Centennial Realty, will yield lower sales prices than those we would see in a normal transaction. However, this fact does not necessarily mean there was a loss of value among the unimpaired properties on the market.&lt;/p&gt;
&lt;p&gt;Even more good news for the Westchester New York real estate market is that as we closed out the year 2010, there were 5,703 total Westchester NY homes for sale. That's 6 percent more homes in our inventory than at the end of 2009. Inventory has steadily-albeit slowly-increased since 2007. In the past 12 months the co-op/condo segment has contributed to a lot of our inventory accumulation as many first time home buyers and moderate income buyers still remain cautious about entering the home owner market. Overall, though, Westchester County NY inventory is not at all excessive. In fact, the current inventory is at about the same level as it was in 2005-2006 before the recession took hold. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;We all know the economy has hit the residential real estate market in Westchester County NY hard - not as hard as many other cities, but it has definitely made an impact.&amp;nbsp; Many people are now confused about pricing their homes for sale.&amp;nbsp;The best way to figure out your home's value in today's market is to speak to a Westchester County NY licensed real estate professional.&amp;nbsp;It's important that you also do a bit of research on your own so that you can make informed decisions regarding the pricing of your home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Our area's real estate price trends over 2010 have been quite complicated.&amp;nbsp; The highest median sale price recorded in Westchester County was in the third quarter of 2007, when the median was $730,000.&amp;nbsp;Ever since, we have seen the prices fall to the most recent low point, which was in the first quarter of 2009 at $532,000.&amp;nbsp; Since then we have seen the prices improve when, surprisingly, in the third quarter of 2010 in the midst of recession, a new record median of $730,250 was reached.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Does this mean the value of every home in our area is coming up that drastically?&amp;nbsp; It'd be great, but that is not the case.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The erratic prices we saw trending in 2010 didn't have much to do with appreciation, depreciation, or even foreclosures.&amp;nbsp; In Westchester County NY we saw a large ratio of high-end ($1M +) homes selling. That threw our median off a bit.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Sales of high end homes accounted for 23 percent of the total sales in 2008, then fell off in 2009 to only 17 percent of all sales.&amp;nbsp;It bounced back again in 2010 to 28 percent, this resulted in a new record high median of $730,250.00.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;As the last few years have taught us all, things can change fast.&amp;nbsp; And, in the fourth quarter of 2010, the high end market only represented 16 percent of all closed homes in Westchester County NY. This means the median home price in our area fell back to $576,500 by the end of 2010.&amp;nbsp;The median sale price at the close of the year stood about 3 percent above the 2009 level, which can be attributed to actual home appreciation rather than statistical artifact.&amp;nbsp;&lt;/p&gt;

see prices going up in the near future? Probably not (although you never know).

interest rates are starting to rise, and are well off their lows, rates are
still down significantly compared to recent years.&lt;span style=""&gt;

&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 14.0pt; line-height: 115%;"&gt;In other
words, prices are clearly closer to the bottom then they are to the top.
Interest rates are closer to the low than the high.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 14.0pt; line-height: 115%;"&gt;Many buyers
are still nervous about the real estate market, and want to wait it out. They
will wait and wait till prices start rising. By then, they will have missed out.
&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 14.0pt; line-height: 115%;"&gt;Think about
the logic here: buy when prices are down, or buy when prices are up?
&lt;b style=""&gt;It&amp;rsquo;s a no brainer &amp;ndash; now is the BEST time

&lt;p&gt;In these trying times, it is easy to get caught up in the negative information we all hear about the residential real estate market.&amp;nbsp; With record lows in many areas of the country, these stories seem to be taking top billing.&lt;/p&gt;
&lt;p&gt;The truth is, in 2010 the Westchester residential real estate market saw an encouraging 13 percent year over year increase in sales over 2009.&amp;nbsp; Granted, 2010 did not see as dramatic a raise over 2008. However, 2010 residential real estate figures did see a 1 percent increase over 2008.&amp;nbsp; This is good news!!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Westchester Putnam Association of Realtors, Inc. posted 5,586 residential transactions for Westchester County NY in 2010.&amp;nbsp; In fact, Westchester County posted exceptional reports of 4,014 house sales which is just under 20 percent growth in sales over 2009.&amp;nbsp; Additionally, condo sales in Westchester County showed an increase of 14 percent over 2009.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The year overall, was a strange composite impacted greatly by the first-time home buyers tax credit.&amp;nbsp;The first half of the year, and specifically the second quarter, saw double digit growth in sales compared to 2009 statistics.&amp;nbsp;This was a wonderful rejuvenation of our market, and the real estate industry as a whole was very optimistic.&amp;nbsp;Initially, the first-time home buyer's tax credit required homes to be signed by April 30 and closed by June 30. Though the credit was extended to September 30, this did result in a boom of sales of condos and cooperatives, which, here in Westchester County are appealing to first time home buyers as they are generally more affordable.&amp;nbsp; The single family housing market did benefit as well, though not to the same extreme.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Once the credit had ended, third quarter sales were reported at 5 percent less than the previous year, and fourth quarter sales took a major hit at 25 percent below 2009.&amp;nbsp; All-in-all however, a 13 percent increase is to be celebrated.&amp;nbsp; &amp;nbsp;There is a wealth of information provided to consumers on &lt;a href="http://www.westchester.com/news/westchesternews/real-estate.html" target="_blank"&gt;real estate news about Westchester NY&lt;/a&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Looking ahead, there are many issues in 2011, which should drive buyers to our market. Those include:&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Mortgage interest rates are still low, averaging 5% (or less) for a 30 year fixed loan.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Foreclosures are becoming more manageable, and at a less threatening level for Westchester County NY.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Our current residential inventory offers a wide variety of choice to home buyers.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Home prices are now 8 - 15 percent from the top of the market in 2006-2007.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Local unemployment rates are steadily dropping, albeit slowly, but we did see a one half percentage drop from the beginning of 2010 to the end of 2010.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;The Dow Jones Industrial Average has seen a gain of about 10 percent over the past year, and continuing increases are expected in 2011.&amp;nbsp; &lt;/li&gt;
&lt;/ul&gt;

      <title>Westchester County Park Receives Grant</title>
      <description>&lt;p&gt;&lt;strong&gt;Westchester County Park Receives Grant&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Just in time to celebrate Spring - the Westchester County NY Parks department has found a friend in Con Edison.&amp;nbsp; With some 18,000 acres of county parkland to maintain, County Parks Commissioner, Kathleen O'Conner was very appreciative of the $15,000 grant from Con Edison.&amp;nbsp; The grant was provided by the company's on-going green initiatives.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The announcement came on Friday March 11, 2011 from Sandra Miller, Director of Public Affairs for Con Edison.&amp;nbsp; "Con Edison has a long-established tradition of contributing to and maintaining the social, cultural, and economic vitality of our service areas.&amp;nbsp; To do this, we've committed ourselves to supporting organizations whose activities advance strong, viable and stable communities.&amp;nbsp; We are happy to support the environmental programs of Westchester County Parks Department with this grant," Miller said.&lt;/p&gt;
&lt;p&gt;Interestingly, the electric giant has also long been a pivotal community partner for much of New York.&amp;nbsp; In fact, in 2008 the Scenic Hudson area received a $45,000 grant from them for land-preservation and an environmental group to help create new waterfront parks and enhance public access to the Hudson River in Westchester County.&lt;/p&gt;
&lt;p&gt;Since then, there have been countless other donations from small to large, as well as the many volunteer hours employees of Con Edison have dedicated to the county's parks and recreation.&lt;/p&gt;
&lt;p&gt;Kathleen O'Conner said, "Public/private partnerships like the one we have with Con Edison help us to provide valuable environmental education programs to the public and to responsibly manage the natural resources in our 18,000 acres of parkland.&amp;nbsp; This grant is a clear demonstration of Con Edison's strong commitment to the environmental vitality of the community."&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What many community members may not know is that the list of endangered species in Westchester County includes many, many plants, insects, amphibians, reptiles and a few mammals.&amp;nbsp; The funding from this grant in particular, will be ear-marked for endangered species research, as well as supporting educational topics on sustainability and green living.&amp;nbsp; The grant will also aide with the county's Children's Summer Ecology program and the Conversations on Conservation Caf&amp;eacute;' series.&lt;/p&gt;
&lt;p&gt;Additionally, it is worth noting other programs will be funded to teach backyard bird-watching and habitat maintenance.&amp;nbsp; Birds have been the most affected in terms of endangerment in Westchester County.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;strong&gt;&lt;em&gt;The News... 2010 was a welcome relief from the dismal real estate market of 2009. &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Overall sales volume was up from last year's poor results. This was due, in part, to federal tax incentives initiated in 2009, as well as pent up demand for housing. Many buyers who wanted or needed housing bought a home in 2010. &lt;/li&gt;
&lt;li&gt;On average, sales prices have remained fairly steady with prices still hovering around the pre-boom years. &lt;/li&gt;
&lt;li&gt;Mortgage rates continue to remain at historic lows. Although these rates bounced around during 2010, market experts agree that rates are not anticipated to dramatically change during 2011.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Per the Westchester County Clerks office, the number of foreclosure filings in Westchester decreased approximately 20% from an all time high of 3,113 units recorded in 2009 -but total filings in 2010 were still above 2008 levels of 2,206 units. &lt;/li&gt;
&lt;li&gt;National &amp;amp; local indicators (&lt;em&gt;such as: corporate earnings, unemployment rates and equity markets&lt;/em&gt;) show signs of an improving economy. This has helped to stem any further deterioration in consumer confidence and home buying initiative. &lt;/li&gt;
&lt;li&gt;The real estate market continues to be a Buyers' Market - what affects a buyer's decision to invest in a home directly affects a seller and their ability to sell a home. &lt;/li&gt;
&lt;li&gt;The market was "choppy" based on factors affecting a buyers' decision (i.e., job security, mortgage rates, consumer confidence, etc) - buyers remain extremely price conscious. &lt;/li&gt;
&lt;li&gt;Buyers continue to actively search for homes on the internet using a variety of websites (&lt;em&gt;some estimates show that over 90% of buyers initiate their search for a home on the internet&lt;/em&gt;). They are extremely knowledgeable, tracking homes coming onto the market; monitoring inventory and price decreases. &lt;/li&gt;
