Sales Statistics in Baton Rouge - 70817 Zip Code Area - 09/30/07 11:30 AM
A builder client of mine had been approached with an opportunity to purchase a large number of lots in the 70817 zip code area.  He called me to ask if I'd analyzed sales in this particular area.  I had not yet drilled down through my data to this particular area so I sharpened my pencil (actually my mouse) and proceeded to do so.  Here are some of my findings.

Photographing Small Rooms - 09/26/07 09:37 PM
When photographing a new listing, I sometimes come across a situation where my camera just doesn't have a broad enough field of view to take a good photograph of a room.  In those cases, I've simply taken several photographs of a portion of the room and then stiched them together.  For example, the following three photographs were taken in a small room by turning just a bit for each successive shot.
  
Through software, these images are stiched together for the following result.

Zachary, LA New Construction - Some Statistics - 09/26/07 01:36 PM
In preparation for a meeting with a local builder, I've developed some statistics about new home construction within the 70791 (Zachary) zip code area.  The raw data came from the Greator Baton Rouge Association of Realtors MLS system.  Only data for detached single family new construction was included.  I thought the information might be useful to other area Realtors and Consumers alike ergo this post.
I've analyzed current year sales as well as sales for the previous five years in order to observe any trends.  I've further broken down these sales by price range, living area, and $/sq.ft.

Homeowners Insurance - It pays to shop! - 09/24/07 02:53 PM
Since hurricane Katrina, many people have seen their bill for homeowners insurance skyrocket.  The high cost of homeowners insurance has become a significant part of the overall housing bill.  It does pay to shop, however.  The homeowner's insurance in my personal home had nearly doubled to about $3000 per year.  The policy was with Allstate who also insured my three vehicles which earned me a discount.  A little shopping resulted in a policy with better coverage for half that of what the discounted Allstate policy turned out to be. … (3 comments)

Tri-Parish Resale Statistics - 09/23/07 09:38 AM
I recently analyzed MLS data to check the Days on Market (DOM) statistic for the resale market and compare it to previous years.  The data included only detached single family dwellings and only homes which were previously occupied.  2007 data is for the period from 1/1/07-8/31/07.  The raw data was obtained from the Greater Baton Rouge MLS System.
