Mother-in-law Suite - What is it? - 11/20/07 05:27 PM
I attended a meeting of our MLS user committee meeting yesterday and we briefly discussed adding a searchable field to enable searches of properties containing a Mother-in-law suite. The question that came up was, "How do you define a mother-in-law suite?" Is it a room with adjoining bath? Does it have private access? How about a separate sleeping and sitting area? Is there anything else that defines what a mother-in-law suite? I'd be curious to know what other MLS's do and, if they have a searchable field, how it's defined.

Bocage Plantation - Darrow, Louisiana - Being Auctioned in December - 11/20/07 04:51 PM
The Bocage Plantation on 110 acres is scheduled to be sold at auction in December. This antebellum home is located in River Road in Darrow, LA, part of Ascension Parish. It was built in 1801 by Emanuel Marius Pons Bringier as a wedding present to his 14-year old daughter. It was remodelled in 1837 by James Dakin. Having fallen into disrepair during the Great Depression, it was restored in 1941 by Dr. and Mrs. E.G. Kohlsdorf. I sincerely hope that the new owners will do something special with this piece of Louisiana history.

Cornbread Stuffing for Office Thanksgiving Party - 11/20/07 04:24 PM
My office had a Thanksgiving feast after our office meeting today. Everyone contributed something. My contribution was to cook the Turkey and provide the stuffing. I made a cornbread stuffing that was eaten up and I had several requests for the recipe. Here it is. Some measurements are approximate because I didn't measure anything. Can RSS Feeds Be Filtered - 11/16/07 03:34 PM
Using an RSS feed, I display my Active Rain Blog on my website. Does anyone know if there is a way to filter the feed. By that I mean, can I restrict the feed to contain only entries with certain word strings in the blog or in the tag list? I'm thinking that on neighborhood websites, I could feed only those entries pertaining to that neighborhood. Has anyone got a solution? Thanks in advance.

Access to Pelican Point - A light at the end of the tunnel? - 11/15/07 12:14 PM
A bridge replacement project, started in June, has shut down LA Hwy 44 which leads to the Pelican Point Golf Community. This has been a major inconvenience to residents and has made home sales in the subdivision even more difficult through the peak selling season of June-September. It now looks like there may be a light at the end of the tunnel. The new bridge has been constructed. Right now they are pouring concrete to form the guard rails. I was told by one of the construction workers that they expect to re-open the road in 2 or 3 weeks. Here

Here's where the current inventory of detached single family dwellings are located within the tri-parish area (Ascension, East Baton Rouge and Livingston). New construction as well as previously owned homes are included in the data set analyzed. The raw data are extracted from the Greater Baton Rouge Association of Realtors MLS database as of 11/2/07. Absorption rates are calculated through October 2007. Over 90% of the available inventory is located within the top seven cities/towns. KB Homes Pulling out of Louisiana - 11/10/07 08:40 AM
Yesterday the Times-Picayune website reported that KB Homes was pulling out of Louisiana. Apparently, the volume of new construction in the New Orleans and Baton Rouge areas was not what they expected and inconsistent with their business model. They will be finishing projects already started but not starting any new projects or making additional land purchases. I've heard that DR Horton has also curtailed their purchase of land for new developments but that is just hearsay at this time. One wonders whether they will follow KB in their exodus from the state. I'm guessing this is good news for local homebuilders.

Hewlett Packard has launched Print Studio which is an on-line utility which allows you to create a business identity kit (business cards, letterhead, & shipping lables with a consistant look), iron-ons and greeting cards. It's not as robust as Publisher or some other tools but it is free. HP also provides additional templates for use within Word, Publisher, Powerpoint, etc. Click here to link.

I listed a home for a bachelor recently. To say it wasn't yet ready for prime time was an understatement but he'd been a good client and was willing to work at getting the home prepared for sale. When I first arrived at the home, I was shocked to say the least. He'd taken up the old carpeting that was in the home when he first purchased it and had painted the floors black! Here are some updates Real Estate sales statistics for the Pelican Point Golf Community located in Gonzales, LA. The raw data were extracted from the Greater Baton Rouge Association of Realtors MLS database. It is my hope that potential buyers as well as residents considering a move will find this information useful. New construction sales prices continue to grow. In the resale market, however, there has been a slight drop in the sales price per sqare foot of living area although still substantially higher than in the pre-Katrina market. Livingston Parish Real Estate Market Statistics - October 2007 - Absorption - 11/05/07 03:31 PM
It is a buyer's market for new construction in Livingston parish for the most part. A notable exception is for new construction in the $101K-150K price range where there are only 35 homes in inventory and a consumption rate of 13.7 homes per month which yields a 2.6 month supply. Most other price categories have inventories representing from a 7 to 40 month supply of homes. Clearly, builders should refrain from building any more spec homes in the over $150K range until demand catches up with the supply. This analysis was based upon sales of detached single-family homes during October 2007. The raw data were obtained from the Greater Baton Rouge Association of Realtors MLS system. Real Estate unit sales in Livingston parish, during October of this year, were up slightly for homes in the resale market but down significantly for new construction. In fact, new construction sales in October 2007 are the lowest for any October since and including October 2002. In my last post, I discussed absorption rates which indicate that the East Baton Rouge real estate market is quite strong and healthy. That said, comparing October 2007 sales to October sales for prior years, there appears to be some softening. The following chart illustrates unit sales during the month of October for 2007 and the previous five years. For both the new construction and resale markets, unit sales for October 2007 are lower than in any of the previous five years. Here is the absorption analysis for East Baton Rouge parish including sales data through October 2007 for detached single-family homes. Inventory levels were as of November 2, 2007. The raw data were extracted from the Greater Baton Rouge MLS system. The real estate resale market in East Baton Rouge parish remains quite healthy. In most price ranges, it remains a seller's market. Overall, there is a 4.1 month supply. It becomes a buyer's market only in the over $400K price range where there is an 8.8 month supply of homes. As a reminder, the analysis presented herein is based upon data extracted from the Greater Baton Rouge MLS and includes only data pertaining to detached single-family dwellings.
