NW Austin, TX: 11203 Andenwood Drive, Austin TX 78726 ~ Canyon CreekSunday, January 30, 2011 was a beautiful day in Austin, Texas! The temperature rose to 81 degrees and we couldn't have picked a better day to hold 11203 Andenwood Drive in Canyon Creek open. There were 12 different families that stopped by to view the home. Did the agent show my house? There is no business card left! - 01/31/11 07:16 AM
I can't tell you how many times I receive an email or a call from my sellers with this question " Did the agent who called show my house? They did not leave a business card!" I purchased plaques that say "Agents, please leave your card" for each of our listings to remind agents to please leave a card as a courtesy to my sellers. An agent calls to say they are going to show my sellers home. I instruct my sellers to always leave to give them privacy with their clients. Many times upon their return they are unsure if the agent has been there (36 comments)
What is Absorption Rate and Why is it Important? - 01/30/11 12:57 PM
Tammie wrote this post on understanding Absorption Rates plainly and succinctly. Knowing the absorption rate in your area helps sellers price their home to keep ahead of the market. It's always good to show the trend..3 months..6 months and 12 months to explain the current trend. Tammie is right each area is different so you need to know how to make the calculations! While in Geneva, Switzerland we walked and walked in Old Town soaking up the ambiance. I was intrigued with this 400 year old door that is a service entrance (yes I know there are no stairs) on the side of the “Les Armures Restaurant”. It is known as one of the oldest in the city and has become one of Geneva’s favorite restaurants. The Swiss specialties such as raclette or fondue are served in a relaxed, friendly atmosphere. This door is still in use by using a plank to walk-up for deliveries. Lunch was wonderful! (23 comments)
Simple words of every day life ~ in all languages - 01/22/11 06:37 AM
When visiting the Place du Molard in Geneva, Switzerland we were taken with the two thousand resin paving stones engraved and dispersed throughout the city center walkways. The simple words of everyday life are written in 9 languages and symbolize the multi-cultural character of Geneva. The pavers are lucent during the daytime, but beome luminescent at nightfall. The installation underlines the pedestrian character and history of the Place du Molard. There are people everywhere: pedestrians, tradesman, florists, café owners and their guests. Recently we were able to visit the site of the "Broken Chair" which we have heard about for years. Once a muddy field, the plaza has recently been renovated into a beautiful area with fountains on both sides. The Swiss authorities agreed to have the chair placed in front of the UN as a daily reminder to the delegates and high level visitors of the damage land mines cause. The hope is to encourage them to urge their governments to take action. The Ottawa Treaty has been signed by 140 nations (the United States is not one of them), bans the production, transfer, (24 comments)
Consumer-Centric Approach to marketing - 01/20/11 07:06 AM
In reading one of Gordon and Cherise's blogs I read with interest an interview Cherise had where she talked about "Peak production is not about self-promotion. It's Consumer - Centric." I loved the expression consumer-centric and immediately started to research to better understand its full meaning. A consumer-centric approach is conducting business where the focus is on creating a positive consumer experience. The approach adds value by differentiating themselves from competitors who do not offer the same experience. "As long as repeat business is important, and as long as customers have a chance to go somewhere else, the delivery of high (28 comments)

What is success worth? - 01/19/11 07:24 AM
A nugget I recently gleaned from one of Seth Godin's writings is many consumers will go out of their way to hire a professional and pay the fee that is necessary to get the job done. Those that will not and want to follow the path of spending the least amount of money or feel it can't be that hard and tackle the job themselves will find they get what they pay for! Ultimately they end up unhappy with the quality and end result. Many consumers are caught up wanting to paint their interiors because it is a fun, popular and relatively inexpensive way to express (14 comments)

When should I cancel my homeowner's insurance? - 01/18/11 06:51 AM
A question my sellers most often ask as we get closer to closing is "When should I cancel my homeowner's insurance policy?" I always emphasize how important it is not to cancel their homeowner's insurance policy until the proceeds are in their bank account from closing. We see issues arise in this mortgage environment that can cause delays in closing on time or at all thus causing problems for sellers. The transaction is not complete until the proceeds hit your account! Recently a title company told me of a transaction where the buyer and seller signed the closing documents, the wire was issued from the (48 comments)
Practicing Real Estate is akin to being a proficient juggler - 01/17/11 04:46 PM
Seth Godin is an interesting read and the other day he was talking about jugglers and how the magic of watching a juggler is the anticipation of seeing something drop! Practicing Real Estate is akin to being a proficient juggler. There are so many nuances in marketing, showing buyers property, preparing to list property, evaluating inspections, dealing with sellers and buyers remorse, family conflicts and the list goes on. So many facets of the business need to be juggled at the same time. There is always the risk of dropping something..hey we are human but the goal is to keep them (10 comments)
I always enjoy reading the Simple Truths...the gift of inspiration. A friend sent me a lovely video with several wonderful "truths". One of my favorites is about Kindness. I hope this will motivate you into doing something...no matter how small to help another feel special today: "Kindness is like a snow ball that's rolling down hill. Each un-selfish act or word is another snow flake that greets the others...creating something much larger than itself in the process." (21 comments)

I can only imagine what it must look like in the spring and summer with 6,500 plants and flowers! It is a masterpiece of technology and floral art. Lake Geneva is the largest lake in central Europe and is shared by both Switzerland and France drawing many visitors each year. In Lake Geneva, the "Genovases Maritime Ferries" run every 10 minutes.
