Geno and Gonzo...Let's Do Lunch!Life is full of surprises. You never know what doors will open, who you will meet and who will be your new best friend!Take Geno for instance...look at his new buddy Gonzo! Gonzo is a likeable Llama and a perfect friend to enjoy a lunch date. Llamas have three stomachs and are herbivores (which mean they are plant eaters). They chew their food just a little and then swallow it, then they bring up a wad of cud (Yuck)! Then they finish chewing it and swallow it again and finally digest it.Lunch will take awhile and Geno can (18 comments)

You Want Me to List For How Much? I'm....Out of Here!! - 07/28/11 07:31 AM
You Want Me To List For How Much? I'm....Out Of Here!!In today's economy sellers who express an interest in selling their home need to evaluate if now is the right time to sell. Examining the reason to sell must be identified. If you have no compelling reason to sell than you won't be a serious seller. The market today is meant for serious sellers and not for those hoping for that buyer who will overpay for their home the first 30 days they are on market. The good news is homes are selling. Interest rates are at an all-time low. The bad (30 comments)

Is Your Marketing Plan Effective? - 07/22/11 06:48 AM
Do You Have a Marketing Plan or are you just throwing things out there to see if anything sticks? When we were cruising down the River Nile last year we were bombarded with gondolas from all sides full of merchants throwing their wares at our ship! Yelling up to us and bargaining for a price was how you made a purchase. Selling something was better than not selling anything seemed to be their motto. I couldn't help but think with so many real estate agents trying to make a living that in some cases we are seeing close to the same thing as (45 comments)

When is a Bedroom Counted As A Bedroom? In Austin Texas when entering a listing into our MLS system our premise for counting a bedroom, it must have a closet. There has been much research and this custom was challenged by the appraisers, who use the universal definition of a bedroom: (i.e.) a bedroom has to have a window and a door (no mention of a closet). Well, the powers that be decided that a bedroom does not have to have a closet to be counted as a bedroom. This is a huge break from custom so we are now directed to manually (16 comments)

Allow some cushion time BEFORE you move in IF you plan to do some renovation work to your new home - 07/06/11 09:10 AM
Trying to schedule flooring to be installed often involves other vendors in your home whether you're moving or just getting new furniture! We recently got new bedroom furniture. It was an excellent opportunity to change our flooring to something new and exciting and have the walls painted. Ordering the furniture gave us the time frame we had to work within. We used Austin's local Floor Coverings International who did a fantastic job - Robert Peoples. We coordinated the removal of the old furniture, painting and installation of the new flooring before our furniture was delivered. It can be done if you use reliable vendors!
