Thankful Thursday ~ Kids are Kids Everywhere
While in Frankfort, Germany we were investigating My Zeil mall and got a kick out of some little ones on a class outing.  If you go to the top floor you have a fantastic view overlooking the city...these little ones were checking out the view..yet still displaying their little personalities with a shove and elbow or two.When we were having lunch in a little side walk restaurant in Chamonix, France a little brother and sister settled a squabble over who would drive the little motor car...the sister of course!                        Kids are Kids everywhere!!

Motivational Monday ~ It's all in a day's work - 08/29/11 02:31 PM
While riding the gondolas to the Matterhorn Paradise in Zermatt, Switzerland, Gene and I were able to watch the workers in awe continuing to build new structures to carry more tourists and skiers up to higher heights.  Helicopters would fly over pad sites with a large bucket attached and workers would catch it and attach a new bucket filled with concrete.  This is a system that is slow but practical and what an accomplishment these workers must feel when seeing the end result!

I remember the excitement of getting to ride the bus with my big sister to off to school like she had done for 4 years before me!!  My mom of course made our matching outfits and I felt very grown up leaving my younger brother behind to stay at home all day with mom.

What a treat to experience seeing "My Zeil" Mall that was designed by Massimiliano Fukas in the PalaisQaurtier region of Frankfurt, Germany in 2009.
We first saw it in January, 2011 when we were in Frankfurt when it was cold, rainy however full of Christmas décor!  In August the flowers were in full bloom and children were on school field trips exploring and riding the escalators.
The shopping mall resembles the Milan Trade Fair by Fulkas, which had a large rectangular glass pavilion curving around the blocky forms of the structures inside.  The vortex at the front entrance also recalls the BMW Welt … (32 comments)

Show Your Clients Your Search Engine Results Page I learned a valuable tip the other day from Barbara Todaro's post.  She suggested creating a marketing piece to add to your listing brochure.  What a dynamite idea!  I formed a page that is a screen shot of a Google search for one keyword phrase: "Canyon Creek in Austin, TX". A Wise Investment at Closing ~ Residential Service Contract - 08/25/11 11:35 AM
There are pros and cons to a residential service contract but I always advise my sellers this is a prudent investment on their part and will be dollars well spent for their buyer at closing.  It is common place in Austin, Texas for a buyer to request the seller to pay at closing a year warranty for the purchase of a service contract.  the cost varies from $400-$550 (without additional pool coverage,etc.). August is coming to a close.  School is back in session and Austin is in our 70th straight day of temperatures over 100.  We just broke the record of 69 days straight since 1923! We are hoping September will bring us some rain and cooler temperatures just so long as it doesn't rain out the Austin City Limits Festival on September 16-18 at Zilker Park and the Old Pecan Street Festival on September 24-25.

In NW Austin most of our homes are built with post tension cable slabs.  We build on bedrock so they are the most efficient foundations.  Other parts of Austin may experience more expansive soil so a pier and beam foundation is prevalent in these areas. Either way you are not going to find a traditional basement like other areas of the country. When working with out of state buyers it's hard for them to grasp the idea they aren't going to have a basement to use as storage like they currently do! Canyon Creek 2011 home sales were up 25% over July 2010! The days on market were down 12.28% The average sold price/square foot was down 2.78% The average square footage of sold homes was down 10.34% More buyers elected to purchse smaller size homes therefore the drop in sales price was to be expected. The good news is more homes in our community are selling in less time!
