Our NW Coldwell Banker United office move was seamless (okay there were a few hitches) and we are unpacked, internet and phones transferred and are open for business!
We moved right next door to Plaza Two so are still right here at the corner of Hwy 620 and Hey 183 at the Arboretum. Our pictures are up, furniture is moved, arranged and our desks de-cluttered and filled..ready for a great second quarter in 2012! Only in Austin would the Texas Wedding of the year get pulled off without a hitch! Two weeks ago when I was meeting my clients to open up their house they have under contract on Lake Austin to show their mom I drove by an estate where a swarm of gardeners were planting flowers furiously! When I came back by the gates were slightly ajar and I saw all these tents!! Wow..I thought someone must be having something pretty big for their kids..like maybe a Young Life week-end retreat! The Coldwell Banker NW office had a fabulous time with their pot luck luncheon and silent auction event on Wednesday 6-13-12! The 2012 goal is $6,000. As of Monday June 11, 2012 we had $3,399 in our coffers from our efforts on the Relay for Life and closing contributions! Lots of great dishes were brought with a feast fit for kings! The desserts were fabulous and the Auction items were definitely worth bidding on! We raised $1,864 bringing our total to date $5,263!! Canyon Creek NW Austin May 2012 Sale Comparisons May was a busy month with 11 homes going under contract. The inventory remained low which was good for sellers but created less choices for the buyers.The actual number of homes closed during May was down by 30% but we have to remember the 11 homes that went under contract in May are going to be closing in June. The average list square foot price was up 3% in comparison to May of 2011 and the average sold price/square foot was up 4%.The number of days on market was down an astounding 82%! (20 comments)

I always tell my buyers it is easier to wire their funds to close directly into the Title Companies account. In Texas we normally close at Title companies as they are in charge of handling all the money. They collect the funds and disperse them according to the contract. They are an independent entity and have to following the contract terms.It was common place to get a cashier’s check made out to the title company handling the transaction. However due to fraud with cashiers’ checks they do have to verify good funds from the party who issued the cashier’s check. This (15 comments)

That being said I’m going to identify “personal information and sensitive personal information” in referring to “personal information.”Buyers and sellers are apprehensive about their Realtor being privy to some of their personal information therefore may request if you and your company have a privacy policy in place. It’s not uncommon, after all just about every business we deal with today pertaining to acquiring personal information will provide a privacy policy if nothing more than a disclosure. Should I ask the seller for a home warranty? Yes…In Austin Texas it is common place for a buyer to ask a seller to pay for a home warranty for the first year they own a home. There is a convenient blank in the contract to insert an amount for the request. Many companies are in the market place offering different plans for coverage. A buyer should review the different plans to see what they offer so they make a decision. You never know when a dishwasher or AC unit could fail and it is nice to have coverage for these (9 comments)

Before a buyer closes on a home purchase a certain question is always asked: When do we walk through before closing?The best time to walk through is hours before closing. You’re looking to make sure the house has been left in good, clean condition and there is no damage from the movers. I’m frequently asked this question from both sellers and buyers: Do I have to be physically in town for closing? The answer is no. Anymore one or both parties are not physically present at closing.A seller might already have moved to another city or state and a buyer could be at their old address supervising the move to the new city. We close at Title companies in Texas so they handle many of our client’s closings by arranging a notary in another city or state to meet with the clients. In the state of Texas we have uniform inspection reports for our state licensed inspectors. It is a very thorough list checking the roof, water heater, HVAC systems, appliances, foundation, electrical, sprinkler systems etc. See inspection report. In addition they are required to write up new code items but don’t expect the sellers to bring their homes up to current codes.Inspector’s fees vary; some take pictures to further clarify their reports, some offer a warranty for so many days. In order to make sure you are on the right course take time to interview Realtors to find a good fit. They can suggest a good lender who provides excellent service so you can get pre-approved. Remember your total house payment is not just the principal and interest payment. It also includes property taxes and insurance. Buyers hear from their co-workers, friends and reading articles that buyers can ask the seller to pay for part of their closing costs. They want to know if this is possible and how do they go about asking the seller to pay for their closing costs?My answer is simple: Of course!
