What’s the neighborhood like?

Canyon Creek is a master-planned community located off Highway 620 half way between Anderson Mill Road and Highway 2222 in Travis county. There are approximated 1,330 single family homes, garden homes and condos nestled in the rolling landscape of the Austin Hill Country and their zip code is 78726.

In the late 1980’s the Blanton Co. started development of the community The area had been a hunting and ranch area but Perry Blanton envisioned a master planned community with parks and hike and nature trails.

A good deal of the neighborhood is surrounded by the Balcones Canyonland Preserve. There are two parks located within Canyon Creek – Trail Head Park and Canyon Creek Park.

The City of Austin has Canyon Creek listed on its website as one of Austin’s “Green” neighborhoods as the result of Canyon Creek participating in the “Green Challenge” in 2009.

What Schools do kids attend?

The majority of students attend Round Rock Schools; Canyon Creek Elementary, Noel Grisham Middle School and Westwood High School. A small percentage of sections attend Leander Schools: Grandview Hill Elementary, Four Points Middle School and Vandergrift High School. Call me for details.

Canyon Creek is conveniently located near a variety of shopping and retail; including Lakeline Mall, The Trails at 620, The Arboretum, The Domain, The Great Hill Open Air Market, Park and Ride, Lake Travis, Oasis and much more. The real estate market in Whitney Oaks is going strong in June 2013. My objective in this report is to provide you with a Real Estate snapshot of the community. This report reviews the current market conditions and expectations as we continue to finish out the second quarter of 2013.

What is the neighborhood like?

The Whitney Oaks community is made up of 39 separate homes constructed by Drees Custom Homes as a condo regime. Whitney Oaks is one of NW Austin’s best kept secrets of detached homes in a condo setting built from 2002 through 2006 in an established quiet neighborhood centrally located in NW Austin. It’s conveniently located off Anderson Mill Rd on Spicewood Parkway. Resident students attend these Round Rock Schools: Spicewood Elementary, Canyon Vista Middle School and Westwood High School. Living in Whitney Oaks you’ll find yourself located near a variety of shopping centers and malls, retail and close to major roads and employers.

This neighborhood is made up of stylish brick or stone or combinations on one and two story homes priced in the mid $300,000’s to the mid $400,000’s.

As of June 10th the current inventory showed no available homes for sale. There is very little turn over in this pocket of homes. If you are thinking of selling in Whitney Oaks it is an excellent time to get your home listed. If you are priced and staged well your home will sell.

What a week-end!!I had an excellent open house on Saturday....lots of new business transpired! I also managed to show three different buyers 2 homes each. Sunday was a perfect day celebrating Father's Day at our daughter's house for a BBQ and some pool time! Even got to spend time with our littlest grandson who just got back from a week in San Diego with his folks at the beach.

It's another June Monday morning so grab yourself a cup of your favorite morning drink and join me for some tech humor to start the week off! Follow this advice and Monday might be a brighter day.......

Do you show your customers and clients proper appreciation?

Recently Gene went over to our Austin Board of Realtors Store to pick up some booties.

We like to leave these in a basket in our listings so agents and buyers can slip them over their shoes if they don’t want to remove their shoes. Most often our sellers just had carpets cleaned or new carpet installed or wood floors refinished and we want to respect their efforts.

Gene always has fun wherever he goes and is known for “stirring the pot” so to speak! Gene has some good friends at the board and usually receives a boisterous greeting. He got this note today in the mail from the gal who waited on him in the store! He totally wouldn’t have expected this for a small purchase like booties!

This is someone who likes her job, has fun and treats customers with respect and kindness and obviously encourages a trip back! She knows how to show her customers she appreciates them!!!

Maybe we need to take a lesson from this gal...I'm just saying....

The NW Coldwell Banker United Realtors held their annual pot luck luncheon and silent auction to meet our $6,000 goal for the American Cancer Society! It was held June 12th at the training room in our office building. What fantastic auction items were brought and I am happy to announce I walked away with 2 great baskets that I will use for client gifts!! Everyone brought some delicious dishes...we munched our way to success!!

I can’t wait to give my July 4th basket to a wonderful family who I recently represented on a new home purchase. They became American citizens this year and I’m immensely proud of them! Don’t you just love this basket ???

I’m thrilled to announce that between our participation in our Relay For Life and our silent auction we have raised $5,270 for our yearly goal of $6,000!! Yahoo!! The year is almost half over and our goal is within reach!

No Offer ~ Maybe you didn't stage your refrigerator properly!

What?? Is this a joke? I was reading an article in the New York Times called Staging Refrigerators for Real Estate Showings and I laughed at the possibility of what buyers were discerning when checking out a refrigerator during a visit during an open house. It got me thinking many buyers do open the refrigerator and make comments on the content. As the article states “The contents of a refrigerator speak volumes about the seller who’s lived in the home you are considering making your own.”

This, of course, makes sense. We make snap judgments about other people all the time, why wouldn’t we do the same when checking out the contents of the seller’s refrigerator! If the items are neatly arranged and everything is labeled it gives us the impression the whole house has been maintained in this fashion. If the refrigerator is stocked with upscale and expensive items some buyers like to identify with this lifestyle. After all; each home on the market is offering a certain lifestyle to consumers.

In Austin, Texas the refrigerator, washer and dryer do not normally convey with the house as they are considered personal property. Since fewer companies are paying for moves we are seeing sellers think twice about paying for the moving of these items and are often leaving them as an enticement for the home purchase. More buyers are checking out the appliances they would be acquiring. Maybe it’s time to add “staging our refrigerators” to our list when preparing our listings for market. Who knows maybe “You are what you refrigerate!!”

OMG this has been a great week-end! I went back with my buyers to the builders and we submitted an offer on a home to be built and have an acceptance! Now we will be listing their home that I sold them several years ago. Repairs were negotiated on a current listing under contract so we can move on to the appraisal being ordered. The sellers called me back from my listing appointment on Saturday and chose me to manage the sale of their home! I had a lovely date with my Geno at Eddie V's compliments of Stephen Howell here in Active Rain...thank you Stephen!! One grandson left for Longhorn Camp yesterday and our littlest grandson left yesterday for a week with his parents on the beach in San Diego! I've grabbed a cup of coffee so please join me with your favorite morning beverage for a little tech humor:

New Way of Using the Mouse

Office Manager: "My mouse has suddenly stopped working."

Tech Support: "Is it an optical mouse?"

Office Manager: "I don't know?"

Tech Support: "Does it have a ball or light?"

Office Manager: "Oh, it's got a light on top."

Tech Support: "On top? Are you sure?"

Office Manager: "Yes. It was underneath before, but it looks better when it's on top."

Tech Support: "Ok, try turning it around so the light points down on the desk."

June is an exhilarating month with a full schedule of events planned! School is out and there are so many events to choose from! I know several teachers who are engaged and planning a wedding... I’m sure they were at the Bridal Extravaganza at the Palmer Events Center! If you’re a Peter Frampton follower I hope you made it to the Austin City Limits on June 7th.

The Austin 360 Amphitheater was a sell-out to see Mumford & Sons on June 8th. Don’t forget the Father’s Day concert at Zilker Park on June 16th! You can’t miss June 22nd for the “Keep Austin Weird Festival and 5K run” at the Long Center!! All these events promise to be fun; you’ll need to make sure you have them marked on your calendar.

Meet-up is the world’s largest network of local groups. They make it easy to either organize a local group or find one. Over 9,000 groups get together every day in local communities for the purpose of improving themselves or their communities.

The weekend is here and that means date night for many of us. How about dinner and a movie ~ at the same place? I’ve told you before about The New Galaxy Movie House and Eatery where Geno and I go for a fun date night. We now have another movie theatre that recently opened near the Domain in NW Austin offering the same type of venue.

Ipic is a luxury theatre offering 2 options that can take a night of going to the movies to a whole other level! First, there is Tanzy Express where you can pick up fresh chef prepared food and take into the theater with you. On their express menu, you’ll find items as simple as pretzel sticks and house made mozzarella sticks served with a warm marinara sauce. They’ve got 4 slider trios to choose from: Angus burger, filet mignon, house made meatball and the turkey burger. You can also pick something from their flatbreads such as firecracker shrimp with shredded carrots and chopped scallions with a slightly spicy Asian inspired sauce, sides include sweet potato fries with a side of BBQ sauce, and on the dessert menu you’ll find red velvet bread pudding with cream cheese custard.

If you want to sit and relax for awhile before or after the movie, then stop in at Salt. This is where you can have an intimate conversation, watch people strolling by or just meet up with some friends. Every cocktail at Salt is crafted from fresh, local ingredients and is custom made in-house. As they say at Ipic: “Come for the drinks, stay for the movies.” They have a selection of over 70 Tequilas and Mezcals, house infused vodkas and a farmer’s market stock of herbs and produce where they have redefined the art of fresh cocktail mixology! You’ll find 19 wines that are served by the glass, hard to find grower champagnes, microbrews, over 70 lime squeezed-to-order margaritas and all of this is paired with delicious food with small plate and late night menus available.

2 levels of reserved seating are available: Premium with oversized, extra wide leather seats; and Premium Plus which includes a regular popcorn, blanket, pillow, extra comfy reclining seats and waiter service at your seat! Now that’s the way to see a movie!!

My objective is to provide you with a Real Estate Market snapshot of the Canyon Creek community in NW Austin. This report reviews the current market conditions and expectations as we continue on into second quarter of 2013.

Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the high $200,000’s to the mid $500,000’s and includes 2 gate sections offering detached garden/condo home living options.

One of the gated communities called the Villas at Canyon Creek by David Weekley Homes is currently building out the last of the 53 detached condos. I’ve separated these out from the resale properties.

Active Listings in Canyon Creek

As of June 5, the inventory in Canyon Creek is low with only 10 active resale homes and 3 new construction condos. There is only 1 month supply of inventory, Canyon Creek is enjoying a true sellers market. If you are thinking of selling in Canyon Creek, it is an excellent time to get your home listed. If you are priced and staged well, your home will sell.

Pending Sales in Canyon Creek

There are currently 20 resale homes under contract in Canyon Creek. It is good to see buyers finding homes in the Canyon Creek real estate market in spite of the slimming inventory.

Closed resales in Canyon Creek in May were up 14%. Many sellers made the decision to close in June because school let out May 31st. Expect to see June and July good closing months in Canyon Creek.

OMG what a week-end! One of my new listings received multiple offers and is under contract! Another listing that went under contract last week, had inspections Friday and we came to terms on repairs Sunday. On Saturday I met with some past clients with a builder to see if building will be an option for them and held an open house Sunday afternoon that was crazy! Our littlest grandson Hudson (8+months old) came over to swim after the open house and I'm sure he slept well last night! Here we are the first week in June so grab a cup of your favorite brew (mine will be freshly ground coffee) and lets enjoy a little tech humor:

iFLY creates true free fall conditions, just like skydiving, without jumping from an airplane (a good thing because you won’t find me jumping from a plane). You safely float on a wall-to-wall cushion of air generated by iFLY’s vertical wind tunnel. You are not attached to planet Earth in any way….you don’t have a parachute and you are not jumping from anything to achieve this euphoric state of balance. It’s just you and the air!

This sounds like an adventure your child will talk about forever! It’s an exploration that will be well worth the time and money spent.

This week I’ve got another Foodie Friday “Coming Soon”. This will be the 6th location for the quintessential sports bar. They have locations downtown, in SouthPark Meadows and one in the neighboring town of Round Rock. Now they are opening in the Northwest part of town for all us in this neck of the woods.

Three longtime friends had an idea a number of years ago to find a place where their friends could get a beer in comfortable surroundings, watch a sports game or just have some fun. That’s when Third Base first opened its doors on West Sixth St. back in 2007. How would you characterize Third Base? It’s a laid back neighborhood bar with friendly servers, nice patios to chill on and good food. The Best of Citysearch Austin has named them Best Austin Sports Bar from 2007-2009 and Best Austin After-Work bar. Their website has a complete sports calendar where you click on the date and find out what’s playing on their TVs; and the list is extensive. Some of the items you’ll find on their food menu: For starters - how about Tempura green beans & asparagus served with a smoked tomato basil ranch or Sweet potato flautas with goat cheese, Texas yams and red Mole sauce. And, for an entree how about BBQ Salmon with garlic cheese grits and lemon pepper grilled asparagus or Tuscan chicken with lemon, garlic, oregano, crushed red potatoes and wilted spinach served with an herb jus. Of course, you can also get chicken wings, burgers and sandwiches...it’s a sports bar after all!
