Every year we make sure we have a spreadsheet compiled of all sold properties in our Canyon Creek community for the previous year and the first half of the current year. We do this to help our neighbors fight their estimated property tax appraisal which is sent out in April of each year. We can petition to protest as long as it's lodged by May 31st of the current year. We had the nicest call from a resident who utilized our spreadsheet to fight his property tax value and he was able to lower his property value at his hearing last week! (8 comments)

One of my listings is under contract and right before closing will be sold to the relocation company and then sold to the buyer. Everything has gone along well, buyer did inspections and the house appraised. Seller agreed to minor repairs and is moving out quickly as the buyer is very pregnant and needs to move from across country before this darling little one comes along!The house went under contract fairly quickly so the relocation company just got their inspection report on inspections they conducted on the home. FHA has delayed implementation of the new appraisal rules until February 15, 2010!
In case you missed the implementation of FHA cases as of January 1, 2010 see below a brief summary of rules delayed: * The appraisal validity period is reduced to four months for all property types. Previously, appraisals were valid for six months on existing properties and up to 12 months on new construction. *Appraisal portability. Wednesday morning Alamo Title sponsored a Builder Lender Forum lead by Mark Sprague with Residential Strategies. I was one of 4 Realtors to participate representing the realtor community. What an eye opener! Under discussion were several hot topics. One issue the Home Valuation Code of Conduct (HVCC) was highly debated. Of course everyone agreed there is room for improvement in the way pressure is applied to appraisers to make value on a property. However, the consensus felt the new code is not proving to hold protection for the homebuyers, mortgage investors and the housing market. In fact it is (8 comments)
