Geno is a lover of the National Geographic Channel and thoroughly enjoys animals and how they interact with our environment. He contends we learn by observing Mother Nature and all her creations, which I must agree. Usually our adventures have taken us to Italy, France, England, Switzerland, Germany, Canada, Finland, Norway, Portugal, Spain etc. We have immersed ourselves on these journeys by absorbing the ambiance and interacting with the various cultures. It is located on the shores of the Beagle Channel, at the southern tip of the Tierra del Fuego Island and surrounded by the Martial Mounts. The city is surrounded by Mount Martial to the West and by Mounts Olivia and Cinco Hermanos to the East. The forests, the mountains, the sea, the glaciers and the wind dominate the landscape. Everyone is a winner....Due to Lack of Participation!Today our landlord of our building held a pumpkin carving contest! Voting is easy because there are only 4 entries!! Looks like everyone is too busy to take the time to enter....so in my opinion everyone is a winner!Don't you love the doorman offering candy? The caramel apples and popcorn were delicious...thanks CBRS...we still had fun even with only 4 entries.

I rarely miss our meetings because our Broker Vanessa Bivens goes out of her way to make sure they are informative and worth attending! Yesterday morning was our annual joint office meeting. This year energetic, David Siroty, VP of Public Relations for Coldwell Banker, was our guest speaker. What a treat to hear the marketing strategies planned for 2011! Thursday, February 10th I made it to a great event in Austin ~ Xplode Conference brought to us by the Texas Association of Realtors with some excellent sponsors: RPR, HomeFinder.com, Market Leader, dotloop and BH&G. A good portion of the proceeds of this event went to the featured charity: Mothers Fighting For Others. The conference had a hot list of speakers and talk about diversity! From Matt Stigliano, a punk rock star (with Bloodhound Gang for 14 years) now agent to Maya Paveza with Coldwell Banker Preferred in Delaware, a top producer and guru in social media. Watcha gonna do with that duck? We read Seth Godin on a daily basis. His philosophy from time to time is really wild because Seth Godin thinks differently from most folks. He is always referring to the term "ship it". What we derive from that statement is if you have something that is working well like a well oiled machine then "share it". Everyone has good ideas...some better than others. The most important ingredient we have found in the term "ship it" is to share it! We are surrounded by people who are always getting ready to get ready: lining their ducks up (25 comments)
Our landlord of our office building CB Richard Ellis hosted its annual Halloween Party this afternoon! They served cupcakes from "Hey Cupcakes" and they were all gobbled up! Red Velvet, Carrot Cake, you name it - the selection was vast! And, so yummy!! Some even came in costume! We are still waiting to see who won the prize for the most creative costume! Love our work place!

I was reading a great blog by Richard Wiseman on Knowing Your Competition. It is crucial to understand what your competition is offering so you can create several higher levels of offerings that will make you stand out as a marketing guru. Of course you need to provide a good track record to cement the ideas you implement.Just this morning we emailed 3 of our sellers to let them know their homes were showcased in a local paper. Our Landlord CBRE Loves Us Part IIOur landlord treated us to an old-fashioned BBQ in the lobby of our building (Plaza One). There was an 80% chance of rain so they pulled it inside at lunch so we didn't get rained on.They served up brisket, chicken and sausage, tea and lemonade and apple pie!We love our location, views, building and our landlords! CBRE (Coldwell Banker Richard Ellis) loves us! It's the 4th of July this coming weekend and our landlord is treating us to an old-fashioned BBQ on July 1st (rain or shine) in our front entrance by the flag pole! They are going to serve up brisket, chicken and sausage, tea and lemonade and oh...it wouldn't be a picnic if they didn't serve pie! Don't you just love it when you are appreciated? I love our location, our views, our offices and our landlord!!

FHA Property Flipping Policy Update Our Coldwell Banker Mortgage loan officer, Marie Funston, always speaks at our sales meetings Tuesday mornings. I look forward to her topics and updates and this week she talked about updates on FHA property flipping guidelines. The current guidelines prohibit resales occurring up to 90 days or less following acquisition by the seller. The 90 day timeline is based on the time that has elapsed between the date the seller acquired the property (based upon the date of settlement) and the date of execution of the sale contract that will result in the FHA loan (the (10 comments)
