Why would I ask you to watch House Hunters tonight on the HGTV channel? Because our son, John Dunham, Broker/Partner with Juice Homes 100% Austin, is going to be featured with his clients! I know I'm partial but John is a very good Broker and excellent agent. He has been around real estate a good deal of his life and has cultivated a strong following of raving fans! I was reading several blogs this morning and the one Judi Barrett with Integrity Real Estate wrote on Homebuyers needing to get qualified: " Home Buyers, Please Don't be Offended... Just get Pre-Qualified. " stuck with me throughout the day. We all get calls from buyers wanting us to show them houses. Sellers want to make sure their homes are being shown to qualified buyers. It is our jobs as professionals to make sure a buyer has taken the time to get pre-qualified so we are showing homes to them they can afford and for what they are qualified to purchase given (98 comments)

The other day I was reading a re-blog by Jane Peters and was reminded that California was adding the $10K credit in addition to the $8K tax credit...I couldn't help but think the double dipping was quite an incentive for those in the sunshine state! I was on a listing appointment yesterday morning and the couple was telling me about their daughter out in CA who really wanted to buy a house and take advantage of the $8K tax incentive. I told them about the additional $10K incentive that CA is offering and they were astounded and didn't think she knew (10 comments)

If you are wondering what is going on at the end of Savannah Ridge off Boulder Blvd in Canyon Creek we made calls to David Weekly Homes and talked with David Long. It appears the project they had on the books years ago is getting resurrected and they are going to start construction on the Villas of Canyon Creek.
It will be a gated community of 53 home sites, all single story homes with only two that will be two stories with master down. Looks like pricing will come in around $250,000 with the square footage between 1,700 - 2,700 (11 comments)

I find it hard to go to a buffet..there are always so many choices it makes your head spin! It's good to take the lead from someone who knows what is good and can advise you! Checking out Home Insurance Companies, all they have to offer and compairing rates can also be a daunting task. You want to know you are comparing apples to apples. In purchasing a home today it is wise to investigate options for homeowner's insurance early rather than later. There are many items that may need to be considered in making sure your bases are covered. (14 comments)

Santa has come and gone for 2009. He is now making his list to see who is naughty or nice in 2010 with some new rules to play by and he will be watching. Both you and your buyer will need to learn the ropes, so here is a recommended "checklist" during the Financing Period to ensure compliance with the new GFE/HUD (and MDIA) requirements and prevent delays in closing (and keep Santa happy). They are not hard just time consuming and must be followed: Buyer should: Send loan disclosures/package back Lock in interest rate Finalize down-payment/loan amount Confirm loan (10 comments)

Would it surprise you to know? 61% of home buyers are married couples? 20% are single women? 10% are single men? 7% are unmarried couples? The National Association of Realtors surveys home buyers & sellers annually to gather detailed information about the home buying & selling process. This information came from their latest survey. First time home buyers accounted for a larger market share of home purchases compared to the last 5 surveys. From July 2007 to June 2008 the survey showed it was the highest precentage of first-time buyers since 2001. More than three-quarters of all home buyers purchased detached (1 comments)
