Rent or mortgages have not been paid in months and the inevitable happens...eviction! What happens to these possesions people can't or won't haul out of their dwellings? Scavengers ransack the spoils and the rest blows in the wind. We can only surmise where the people fled and how they are now living. There are many homeowners wanting to make a move to a larger home due to an expanding family or to a smaller home as family members grow up and move on. It's a perfect time to choose a new lifestyle with home prices lower coupled with historic low interest rates. A home I listed is for the desire of my seller to purchase a larger home, in a better school district after their home goes under contract. Guiding them through the process to ensure their goal is a priority. It's not rocket science but it does take planning and perserverance (12 comments)

Your buyer may have found the home of their dreams, made an offer, gotten loan approval and feel it is time to celebrate! Before they pop that cork on their bottle of champagne they need to beware of opening any new lines of credits or moving forward on purchases of new furniture and appliances. They could be putting their loan in jeopardy and as their agent you need to remind them of this pitfall. I was reading several blogs this morning and the one Judi Barrett with Integrity Real Estate wrote on Homebuyers needing to get qualified: " Home Buyers, Please Don't be Offended... Just get Pre-Qualified. " stuck with me throughout the day. We all get calls from buyers wanting us to show them houses. Sellers want to make sure their homes are being shown to qualified buyers. It is our jobs as professionals to make sure a buyer has taken the time to get pre-qualified so we are showing homes to them they can afford and for what they are qualified to purchase given (98 comments)

In today's news we are bombarded with negative...negative reporting concerning drastic sliding home prices and mortgages unable to be obtained by consumers. There appears to be no rays of hope ahead! It's hard to understand because in Austin we have steady job growth, lower builder starts ( a whole other issue) but a bustling economy. According to Alamo Title in the month of January our listing inventory is down 32.12% compared to January of 2008. Taking the week of 1/18-1/24/09 there are 10,311 active listings as compared to 10,219 during the same week in 2008. That is only a (26 comments)
