real estate: Our 4th "Unprecedented Time" - 10/29/22 08:35 AM
John Dunham doesn't have a crystal ball and doesn't proport to have one. What he's done is take a 30 year historic look at Austin's ups and downs in the market and makes a rational conclusion that Austin has weathered each period rather well. John grew up in Austin and some of you might recognized he is the dad to Handsome Hudson and Beautiful Beckett!

If we've worked together, then you have most certainly heard me say "I don't have a crystal ball," when weighing in on market trends and projections. But what I do have is experience and … (8 comments)

real estate: Every Real Estate Career Has a Story and Here's Mine - 02/13/22 08:08 PM
This month’s AR Challenge is “What’s Your Story,” inspired by Richie Alan Naggar   and hosted by Carol Williams and Anna Banana Kruchten CRS, Phoenix Broker.
My real estate career began in 1991 when I found myself divorced and a single mom. I HAD to push the reset button and reinvent my life. I weighed my options and decided real estate was a good fit for me.
“I would fake it until I made it” became my motto! My college degree spared me from taking so many classes so it didn’t take long to get the required courses out of the way, take … (31 comments)

real estate: Scored the Perfect Home In A Tough Austin Market - 06/30/21 04:17 PM
It's a tough market in Austin! Homes come on the market, deadlines are set for offers. We must be available to show our buyers the home quickly, run recent comparable sales, network with agents, talk with the listing agent to find our what the sellers are looking for, submit our highest and best offer and pray we win the bid!
Established relationships with agents, a solid reputation in the industry and a good clean contract go a long way in getting an offer accepted. Working with a good local lender available to talk with the listing agent is such a plus! … (13 comments)

real estate: Agents:10 Practices That Will Harm A Financed Transaction! - 09/23/14 03:15 AM
Financing a home purchase is not as scary as some make it out to be as long as the buyer and their agent do their due diligence!  The buyer must submit their documents to secure their loan and respond quickly to any lender requests for further documentation.  I know it seems like they want proof of your first born, but it is necessary if you want to obtain a mortgage at today’s  low interest rates!

The agent’s task is to make sure the contract is written correctly and the buyer is following the timeline of the contract.  There are regulations … (51 comments)

real estate: Sellers and Buyers in Texas~Do you understand the option period? - 08/27/14 07:48 AM
Sellers and Buyers in Texas~Do you understand the option period?
Real Estate practices vary in each state. It can be confusing to the consumer. Some states include repair allowances in their contracts for items in need of repair. Many states include a statement the home is purchased “AS IS”.In Texas the contract reads the home is being purchased “AS IS” and there is no repair allowance stated. There is a negotiated "Option Period" (which includes a fee to the buyer) stating a number of days the buyer has to exercise their option to terminate for any reason. For any reason the buyer may terminate the contract and forfeit … (1 comments)

real estate: I am where I am today because my Broker had a vision! - 06/16/14 08:44 AM
I am where I am today because my Broker had a vision!

When I started in real estate in the early 1990’s I felt I was in the right place at the right time. I obtained my license and thrived in an environment of seasoned professionals. I learned from the best. Everyone was willing to help and guide me my first 2-3 years in the business. I vowed I’d remember to give back and I make it a point to mentor newer agents.
I trusted my broker. I listened and adopted the philosophy of always doing the right thing. … (21 comments)

real estate: Follow the three "A's" & you"ll have more business than you can handle - 04/14/14 07:36 AM
Follow the three “A’s and you will have more business than you handle!

As a real estate agent I prefer a balanced market but unfortunately I have no control over that scenario. What I do have control over is systems and best practices that adapt to any market. Even though inventory is dangerously low in Austin I have been able to find my buyers the right home with sellers accepting my buyer’s offers.
Is it easy? No! How do I do it? It all starts by setting up a notification process from our MLS to my buyer and me … (81 comments)

real estate: Regardless ~ Sellers still have FAQ's - 07/05/13 09:16 PM
I pride myself on being very thorough when it comes to explaining the process of managing the transaction to my sellers from preparation of their home to when the home goes under contract and moves to closing. Regardless of how much information I go over, there are still frequently asked questions that surface once the home is under contract and headed to the closing table.

Most sellers are making a move every 5-7 years and it’s a long time between transactions and it’s hard to remember exactly how things progress. Policies and procedures may have changed, new ones implemented and … (54 comments)

real estate: NW Austin ~ Canyon Creek ~ Steady and On The Right Course - 10/08/12 03:29 AM
In looking to sell or buy real estate you must remember that local economic activity influences the peaks and valleys in the real estate market. Austin has always prided itself on slow steady appreciation..4-5% a year during the first seven years of 2000.  Austin continues to ride the wave of job creation (no.1 for job creation per Forbes Magazine) and topping the charts for its rankings for quality of life.A recent realestate.com article:Riding the Trillion-Doll likens the national housing industry to a roller coaster: a thrilling upward climb one month followed by a stomach lurching drop the next. It’s an analogy … (6 comments)

real estate: Mrs. Wiggins and Mr. Tudball ~ Can You Hear Me? - 04/13/12 04:03 AM
Mrs. Wiggins and Mr. Tudball~Can you Hear Me? How does this relate to Real Estate?
I find the Carol Burnett series when she portrays Mrs. Wiggins as she interacts with her boss Mr. Tudball hilarious. The series reminds me the importance of listening and communicating with clients.

Mrs. Wiggins and Mr. Tudball in "The Intercom"
When meeting or speaking with clients our attention must be focused on the client with our undivided attention. How many times do we get caught up multi-tasking or being oblivious to what our client is trying to communicate to us? Do we have an attitude we know … (16 comments)

Texas Real Estate Contracts Remain A Mystery to Many Agents

When working with a buyer guiding them through the process of negotiating contracts in Texas the subject of "As Is" properties always come up for discussion.  Posted on February 10, 2012 by the Texas Association of Realtors there was a question that came from a caller to the association's Legal Hotline:

My client won't accept the property "as is."  Can I leave both boxes in Paragraph 7D of the One to Four Family Residential Contract (Resale) blank, or can I check Paragraph 7D2 and write in "repairs to be listed … (21 comments)
