Ok realtors don't hate me - I am just trying to show the power of social media and social networking. 

One of the managers here at New American Mortgage who put his house up for sale last Tuesday For Sale By Owner for $299,500.  He received a full price offer in 1 week by placing it on facebook. 
They sold the home to a friend of a friend who had seen the photos on Facebook and bought it! They are scheduled to close in 1 week!
So this is to all the skeptical out there....facebook and social networking WORKS!

Whew it has been a whirlwind the past few months and I can't complain.  I started with New American Mortgage in the beginning of March and had more successes in the past few months I think than in my whole career as a mortgage consultant in the past 6 years.  I am so greatful for the quick success but sad for the amount of time it has taken me from my young and growing family.

One thing to consider in preparing for this huge step is the added expense.  I am not trying to scare you but there is more than your mortgage payment to be prepared for. 
As a renter you pay your rent $1000 a month and probably utilities. 
 
 
As a homeowner you pay PITI. ( Principle, Interest, Taxes and Insurance)

I absolutely love video...I just don't like seeing myself on video.  I am a bit self conscious on the way I come across.  But I know video is the thing to do.  So I started with just a simple video as an introduction on my twitter page.

New Program Available Criteria : Homeowner must be 62 years or older and plan to live in the home as their primary residence No credit or income verification NO mortgage payments EVER! Program is age-sensitive.  The older a borrower is, the less equity required.   An Example of how it works
      Sales Price: $400,000
                           At age 65, borrower makes an equity down payment of $163,000(40%)
                           At age 75, borrower makes and equity down payment of $130,000 (32%)

I am here to tell you that even though house values may have dropped recently in areas that you can still refinance.  If you have a VA loan ( Veterans Administration Mortgage) you are eligible to refinance and lower your payment with no appraisal needed. 
Here are some of the benefits :
NO appraisal needed No income verification No asset verification The process is simple.

YOU DON'T HAVE TO BE A "FIRST TIME HOMEBUYER" TO BE A FIRST TIME HOMEBUYER.
WHAT??
 
That's right!  What is the definition of a first time homebuyer according to VHDA?
Eligible borrowers can not have owned a home for the previous three years.
 
 
 
Same goes with receiving the $8,000 first time homeowner tax credit.  You can apply for and receive as long as you have not owned a primary residence within the past 3 years.

This is to let you know that according to Mortgagee Letter 2009-08   that effective April 1, 2009 you will be limited to a maximum of 85% cash out.  So if you are looking to get the 95% cash out limit you will need to get your FHA case # prior to April 1, 2009.  So you will only have a few days left if you are needing to go the 95% limit.

Here are the new guidelines summarized for the 85% FHA Cash Out Limits :

The VHDA FHA Plus program is still available for first time homebuyers to purchase with no money down. 
You need to qualify for a FHA loan and VHDA offers a 5% 2nd to assist with downpayment and closing costs.  Both the 1st and the 2nd are the same rate.

I know alot of people have already explained this but I still get daily questions on this new topic.
All First Time Homebuyers who purchase a home in 2009 are eligible for the $8,000 First Time Homebuyer Credit.

Qualifications:
A First Time Homebuyer is defined as you or your spouse have not owned a primary residence in 3 years. 
You are a US Citizen
You do not have income does not exceed $75,000 ($150,000 if married filing jointly)
Benefit:
You do not have to pay back the $8,000 First Time Homebuyer Credit

Beginning the weekend of May 2, 2009 according the President Obama the goal of the Home Affordable Refinance is to "provide access to low-cost refinancing for responsible homeowners suffering from falling home prices."
The good news is that you do not have to go to your current servicer for help!
Here are some of the highlights that I took from this program :
1.  Refinance must be a Fannie Mae loan to a Fannie Mae loan
2.  Allow up to 105% LTV ( No maximum CLTV )                                                    
3.  No minimum credit score
