We've all seen the papers about so many foreclosures, HUD foreclosures, bank foreclosures, it is definitely unfortunate, but it's also an opportunity for BUYERS.
You've also seen the ads, Handy-man Special or Great Fixer-Upper, needs tender loving care, or maybe NO FHA contracts because it needs to many repairs.
You also know the catch-22, the bank won't lend you the money to buy the house until the repairs are done
and you can't do the repairs until you buy the home, and you don't have the donwpayment, closing cost
money and enough money to do the repairs. Well, if you want to get that great house at a great price, its
time to find a Buyers Representative with Rehabilitation Mortgage Experience that knows which lenders
do these loans and how they work and how to make it work, (there are Very Few of both around).
There is a government insured program that has been around for years that is available to the homebuyers that intend to occupy the new home. Its an easy program nad of course you must be able to qualify for the loan as you would any other governament loan.
This program is available to anyone regardless of age, so if you are a senior and need to remodel for disabilites, this program can be used for a refinance.
Under this program you may finance up to $35,000 in improvements to the property, including but not limited to:
Repair or Replace: Windows and Doors - Roofs - Gutters - HVAC units - painting - waterproffing basements - septic or well - Purchase appliances, Remodel for persons with disabilities - weatherization - remodel kitchens - and many more...
You may purchase HUD forclosure homes including one that states it is uninsurable, provided the repairs qualify as eligible work items.
If you have been discouraged about purchasing a home that needs repairs, either by a real estate agent, lender or otherwise. STOP, don't listen, you can do it, yes it will mean a commitment from you to get your loan in order, with of course help from our team, there is additional effort and paperwork to be done, but isn't owning a home or your own at a great price worth it?
THDA - Tennessee Housing Development Agency has a plan that may help homeowner's.
According to a memorandum sent to All THDA Originating Agents on September 29,2008.
BEGIN QUOTE
"EFFECTIVE WEDNESDAY, OCTOBER 1, 2008, THDA WILL IMPLEMENT A NEW MORTGAGE CALLED GREAT SAVE. TO QUALIFY FOR THIS REFINANCE LOAN, THE MORTGAGE LOAN TO BE RE-FINANCED MUST BE AN ADJUSTABLE RATE MORTGAGE (ARM) LOAN MADE AFTER DECEMBER 31, 2001 AND BEFORE JANUARY 1, 2008, THAT, AS DETERMINED BY THDA, WOULD BE REASONABLY LIKELY TO CAUSE A FINANCIAL HARDSHIP TO THE BORROWER IF NOT RE-FINANCED ("QUALIFIED ADJUSTABLE RATE MORTGAGE LOAN"). THIS PROGRAM WILL EXPIRE DECEMBER 31, 2010."
END QUOTE
This program will not save all Tennessee homeowners in trouble, but for a great number of people facing problems with their mortgage it may be the program that saves the day.
It will help stabilize the lives of those with outrageous adjustable-rate-mortgages, with a 30 year fixed rate loan, and save them from a foreclosure.
Any person who would like additional information about this program, please feel free to contact us at the numbers below or e-mail.
If you would like information on buying homes under the THDA program, please feel free to contact us, we service all of Middle Tennessee and love to work with first time home-buyers.

Since I originally posted this blog (less than a week ago), I have had an enormous amount of phone calls and e-mails, after referring them to a lender that specializes in government loans, I have found that many are NOT qualified for various reasons.
This means to many, that they will need to sell their home before foreclosure. This is a very stressful and confusing time in someones life.
My daughter and I have decided that we need to help persons in this situation and the only way we can do that is offer anyone a Full Service Listing at a Discounted Price, with no discount in services.
We realize that no one wants to have to sell their home, but in life it does happen so with a sad heart we are offering our services to you, with a promise that we will do all we can to assist you in your current situation.
Feel free to contact us for a private non-oligatory meeting to discuss your situation, your privacy is quaranteed. Please mention THDA Great Save when you call.
Pumpkin Time in Tennessee is always great fun and marks the beginning of fall colors.
You can find a Tennessee Pumpkin Patch
in almost every County in Tennessee.
Sumner County Farms has at least 7 that I know of.
The age old QUESTION, how do I pick a pumpkin that will last? Here are a few tips.
Look for a pumpkin that still has it stem and if possible is green and is firmly attached, preferably 1-2 inches long. If the stem is missing or brown it may already be beginning to break down.
Don't buy one that has soft spots, mold or warts, yes pumpkins get warts, they are caused by a virus it doesn't affect us or the fruit, it just won't last as long.
If you paint rather than carve, it will last much longer also.
If you are looking for a great way to spend quality time with the family an afternoon at one of the many Pumpkin Patches should be your destination.
They have a lot of unique outdoor fun and an atmosphere where families of all ages can relax and enjoy the great outdoors together. Some of the activities you can find at various Pumpkin Patches are Corn Mazes, Fall Festivals, hay Rides, Cow Trains, Barnyard Animals, Picnic Areas, Gift Shops, Petting Zoos, Playgrounds..

2. It's Affordable in Tennessee!
Among all of the negative news stories that crossed our desks last week, one news item actually was a "win" for one Tennessee city:
*** BEGIN QUOTE *** The cost of buying and maintaining a home is pretty reasonable if you live in certain Midwestern or Southern cities, according to Forbes magazine's new report.
To determine America's least expensive places to own a home, Forbes used data from the U.S. Census Bureau's 2008 American Community Survey, released Tuesday.
The survey reported the 2007 median monthly housing costs in the country's metro areas with a population over 65,000. Housing costs include monthly mortgage payments, real estate taxes, various insurances, utilities, fuels, mobile home costs and condominium fees.
Here are the top-10 cheapest cities to own a home:
1. Cleveland: $978 a month 2. Columbus, Ohio: $1,060 a month 3. Pittsburgh: $1,187 a month 4. San Antonio, Texas: $1,216 a month 5. Indianapolis: $1,232 a month 6. NASHVILLE: $1,256 A MONTH 7. New Orleans: $1,296 a month 8. St. Louis: $1,299 a month 9. Charlotte, N.C.: $1,336 a month 10. Cincinnati: $1,353 a month

•· This is good news for home buyers and sellers in Middle Tennessee, and if you find yourself in need of a Real Estate Professional to assist you in your Hendersonville Search for Homes, or looking for Gallatin Houses for Sale, Nashville Houses for Sale or Madison-Goodlettsville Houses for Sale, be sure to call:
Farmers markets are more than just vegetable stands today, they are a gathering place for the locals to sell their goods at fair prices without having to pay large fees for a store fronts, agriculture costs are rising and that means higher costs to the consumer so when visiting your local farmers markets or the actual farm you know that you are not only getting quality, fresh foods but usually at a lower cost, your food is not picked green and ripened in the grocery store.
According to the site it was created by the efforts of The Centers for Medicare & Medicaid Services (CMS), which is an agency of the U.S. Department of Health and Human Services (DHHS) and members of the Hospital Quality Alliance (HQA).
This website is a great tool for anyone using the services of a hospital, including Medicare patients, but don't use this as your sole source of information, consider your doctors recommendations and do research if you have the time before entering a hospital.
You can find general information from a Hospital Checklist, to your rights as a patient. They also have a section to see what actual patients have had to say about their care in certain hospitals. You can find out the results of certain care and treatments.
I'm sure there are many more websites similar to this one, but after going through this one it really has some great information and could be used by families, their doctors and nurses and even hospitals themselves to see how they rate with other facilities.
I hope you find the information on this site as informative as I did, I plan on adding this site to my Real Estate website at:
Your Real Estate Partner for Homes in Middle Tennessee, including your Hendersonville Search for Homes; Gallatin Houses for Sale; Hendersonville Lake Homes for Sale; Madison-Goodlettsville Houses for Sale, Nashville Houses for Sale; Mt Juliet Real Estate for Sale; Sumner County Houses fro Sale and Wilson County Houses for Sale.
I went to the Nashville Home & Remodeling Show this last weekend. It had some great new and interesting things for the home.
Here's the one I was really impressed with, now it's been around for awhile, but I had never really looked at one or talked to someone about them.
It's The Tankless Water Heater
You get endless hot water, you only heat the water you need, when you need it, you can get 240 or more gallons per hour with NO recovery time.. This has got to be the wave of the future and talk about "Green". You can get them for use with gas or electric
They say that you can get up to 40%, yes I said 40% energy savings. That's because when there is NO demand for hot water the tankless unit shouts down and uses no energy. And you don't have to worry about the tank leaking and flooding your home.
Now you can take a shower, run the washing machine and dishwasher and still have hot water.
They are so small and take up very little room, not much bigger than a suitcase, not the big one a carry on.
So homeowner's next time you are in the market for a water heater, check these out. They cost a little more than a conventional water heater, but with the savings you should be able to re-coup the extra cost and don't forget no more cold showers.
