      <title>Arizona - Home Prices Sliding Again</title>
      <description>&lt;p&gt;I woke this morning to the headlines in The Arizona Republic "Home Prices Sliding Again", what a depressing way to wake up.&lt;/p&gt;
&lt;p&gt;I came out to Arizona for&amp;nbsp;my Aunt's&amp;nbsp;funeral, (Why else would anyone come to Arizona in August).&amp;nbsp; Although I love this state the temperatures at this time of year are hard to adjust to, I prefer to visit in December through April.&lt;/p&gt;
&lt;p&gt;The newspaper states that "indicators are forecasting a housing 'double dip'".&amp;nbsp; Just when everyone thought it was safe to try and sell.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This was a very good and interesting article so:&amp;nbsp; Go to the Arizona Republic, Sunday, August 15, 2010 front page and read the article by Catherine Reagor.&lt;/p&gt;
&lt;p&gt;It appears that if you are in the market to buy, now is the time in Arizona, so Arizona Homebuyers call your local Realtor and enjoy the price breaks.&lt;/p&gt;

      <title>IS YOUR COMPANY MILITARY FRIENDLY?</title>
      <description>&lt;p&gt;What is a military friendly company?&amp;nbsp; It's more than having collections for toys at Christmas or flying your flag proudly or tieing a yellow ribbon around the old oak tree.&amp;nbsp; Not that we should stop doing this but maybe we need to do more.&lt;/p&gt;
&lt;p&gt;There are many types of military we can serve, the reserve, guardsmen, how about the support&amp;nbsp;of&amp;nbsp;the families with deployed spouses, or the newly seperated from the service with or without service related injuries.&lt;/p&gt;
&lt;p&gt;We need to become more military friendly, not&amp;nbsp;because it will bring in more closings but it's the right thing to do!&lt;/p&gt;
&lt;p&gt;How about starting a e-mail list of your hometowns's service men and women keeping them up on what is going on in their community.&lt;/p&gt;
&lt;p&gt;Have a company picnic this summer inviting ALL military related persons and the general public to help you Thank them for their service.&lt;/p&gt;
&lt;p&gt;There are over 200 nationwide companies that offer military discounts, compile a list and let those companies and your military related families know about them.&lt;/p&gt;
&lt;p&gt;Create a line of communication, so these men and women and their families know you care and are there for them.&lt;/p&gt;
&lt;p&gt;And of course these families will have unique real estate related problems, we MUST as Realtors&amp;nbsp;consider&amp;nbsp;these problems and leans how to assist them.&lt;/p&gt;
&lt;p&gt;LET'S SEE A LITTLE MORE RED, WHITE AND BLUE.&amp;nbsp; I believe with the help of our active rain partners we can come up with many more ideas.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;How about widening you networking sphere with things like Twitter, Facebook, LinkedIn.&amp;nbsp; But don't forget the face-to-face networking.&lt;/p&gt;

      <title>Oh, those Dear Deers</title>
      <description>&lt;p&gt;No more Bami Syndrome for this girl, Oh, those darling little "Bambi's" they are devoring my garden.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We live in a large subdivision ( like in surrounded by homes) near Old Hickory Lake and the deer do roam, right into my back yard.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Our beautiful garden which surrived the 2010 Nashville Flood.&amp;nbsp; May not survive those "dear deer" they have found us and they think they have an open invitation to our tomato plants.&amp;nbsp; They must not like bell peppers or grapes, because they haven't touched them.&lt;/p&gt;
&lt;p&gt;Our tomato plants on the outher hand they have discovered.&amp;nbsp; They&amp;nbsp;were loaded and we were just waiting for them to turn red and with so many blossoms we just knew we'd be in the tomatoes all Summer.&amp;nbsp; We now have ONE (1) yes just one green tomato left and most of the blossums are gone.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But we shall survive, we just put up a 5 foot netted fence around our garden, we'll see if they break it down tonight.&amp;nbsp; We have also added a motion light to go off.&amp;nbsp; I really hope this works.&lt;/p&gt;

      <title>NEW SHORT SALE GUIDELINES</title>
      <description>&lt;p&gt;Fannie Mae and Freddie Mac have issured some guidelines for short sales.&amp;nbsp; They are similar to those issued by the Treasurey Department but have included some time limits for lenders.&lt;/p&gt;
&lt;p&gt;The Treasury&amp;nbsp;Department plan.&amp;nbsp; HAFA (Home Affordable Foreclosure Alternatives) which went into effect in April 2010.&lt;/p&gt;
&lt;p&gt;The Treasury department plan:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Sets time limits for lenders to approve or reject Short Sale requests&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/li&gt;
&lt;li&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; (10 days)&lt;/li&gt;
&lt;li&gt;It limits subordinate lien-holders from interfering with the process&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/li&gt;
&lt;li&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; (no more than $6,000)&lt;/li&gt;
&lt;li&gt;Their are incentives for borrowers and lenders for completing the process&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/li&gt;
&lt;li&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; (up to $3000 to borrowers)&lt;/li&gt;
&lt;li style="text-align: left;"&gt;and streamlines the documentation necessary for process&lt;/li&gt;
&lt;/ul&gt;
&lt;p style="text-align: left;"&gt;Lenders must&amp;nbsp; institute the Fannie and Freddie guidelines by August 1, 2010.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Both plans borrowers are released from future liability for the primary mortgage debt.&lt;/p&gt;

      <description>&lt;p&gt;For sunscreen that is.&amp;nbsp; Did you know that a SPF of 30 doesn't offer twice as much protection as SPF 30?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;SPF of 15 blocks 94% of UVB rays, SPF 30 blocks 97% and SPF 45 blocks 98%.&amp;nbsp; But the cost of the new SPF's of 50-55-70 and even over 100, as the SPF's increase so does the pricing.&amp;nbsp; Higher SPF's normally cost more but are not necessarily worth it.&lt;/p&gt;
&lt;p&gt;According to the American Academy of Dermatology, they suggest SPF 30 "because they know your're not going to put enough on."&lt;/p&gt;
&lt;p&gt;SPF only measures one type of sun protection.&amp;nbsp; Sunlight consists of about 95% UVA this is what casues skin cancer and wrinkles and 5% UVB which causes sunburn.&lt;/p&gt;
&lt;p&gt;So have fun this summer but don't forget the sunblock!&lt;/p&gt;

&lt;p&gt;*** BEGIN QUOTE ***&lt;br&gt;The cost of buying and maintaining a home is pretty reasonable if you live in certain Midwestern or Southern cities, according to Forbes magazine's new report.&lt;/p&gt;
&lt;p&gt;To determine America's least expensive places to own a home, Forbes used data from the U.S. Census Bureau's 2008 American Community Survey, released Tuesday.&lt;/p&gt;
&lt;p&gt;The survey reported the 2007 median monthly housing costs in the country's metro areas with a population over 65,000. Housing costs include monthly mortgage payments, real estate taxes, various insurances, utilities, fuels, mobile home costs and condominium fees.&lt;/p&gt;
&lt;p&gt;Here are the top-10 cheapest cities to own a home:&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp; Cleveland: $978 a month&lt;br&gt;2. Columbus, Ohio: $1,060 a month&lt;br&gt;3. Pittsburgh: $1,187 a month&lt;br&gt;4. San Antonio, Texas: $1,216 a month&lt;br&gt;5. &lt;p&gt;This website is a great tool for anyone using the services of a hospital, including Medicare patients, but don't use this as your sole source of information, consider your doctors recommendations and do research if you have the time before entering a hospital.&lt;/p&gt;
&lt;p&gt;You can find general information from a Hospital Checklist, to your rights as a patient.&amp;nbsp; They also have a section to see what actual patients have had to say about their care in certain hospitals.&amp;nbsp; You can find out the results of certain care and treatments.&lt;/p&gt;
&lt;p&gt;I'm sure there are many more websites similar to this one, but after going through this one it really has some great information and could be used by families, their doctors and nurses and even hospitals themselves to see how they rate with other facilities.&lt;/p&gt;

&lt;p&gt;I got my letter today, "Congratulations on obtaining your BROKER license."&amp;nbsp; I took the additional classes and my test in August.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;Of course, I now have 3 years to complete an additional 120 hours of approved post license real estate education.&amp;nbsp; I think I'll get my CRS or GRI or both.&lt;/p&gt;

&lt;p&gt;I got my letter today, "&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;Congratulations on obtaining your BROKER license.&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;"&amp;nbsp; I took the additional classes and my test in August.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;You have made the decision to sell your home and your real estate agent will do everything they can to sell your home, but there are a lot of things you can do to &lt;strong&gt;&lt;em&gt;HELP&lt;/em&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Your home will &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;NOT&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt; sell if you can't get the buyer's to look at the inside, so &lt;strong&gt;&lt;em&gt;WHY&lt;/em&gt;&lt;/strong&gt; are we talking about the &lt;strong&gt;&lt;em&gt;OUTSIDE&lt;/em&gt;&lt;/strong&gt;?&amp;nbsp; Because, with great curb appeal we as agents can get them to look at the inside.&lt;/p&gt;
&lt;p&gt;When looking around your home &lt;strong&gt;WHAT&lt;/strong&gt;, if you were a buyer would you dislike about the home?&amp;nbsp; Write &lt;strong&gt;ALL&lt;/strong&gt; of the things you can think about down, pick your exterior &lt;strong&gt;APART&lt;/strong&gt;, because that's what a buyer is going to do.&lt;/p&gt;
&lt;p&gt;Now, go over the list and see if many of the items are just small, simple and easy to remedy items, (i.e., shutter needs adjusting, painted, screens are torn, bushes are overgrown, sidewalk needs cleaning), you get the point.&amp;nbsp; Many of the items on your list are not expensive to remedy and will take more time than money.&amp;nbsp; Take a weekend and have the whole family pitch in, clean out the flower gardens (nothing in them is better than weeds), trim the bushes back, &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;wash&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt; the front door (I know you never use it, but guess what, that's how the buyer will enter your property and they will stand there looking around while the agent is getting the key. &amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I usually don't suggest that you do the little tasks first, but when selling a home, sometimes when they are taken care of the larger items don't look so bad.&lt;/p&gt;
&lt;p&gt;One large item I strongly suggest you look at ESPECIALLY if your garage door opens to the street, you guessed it, &lt;strong&gt;&lt;em&gt;THE GARAGE DOOR, &lt;/em&gt;&lt;/strong&gt;if it is dented, doesn't open and close properly, badly in need of paint, or just OLD, You need to &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;REPLACE&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt; it, they come in all sorts of designs, sizes and prices, you would be surprised how a new updated garage door can improve your curb appeal and add value to your home, also, add a automatic garage door opener is you don't have one.&lt;/p&gt;
