JUSTIFYING MY COMMISSION - It seems to me that this real estate business is so focused on justifying our commission instead of being focused on helping our clients, that we not only hurt them but ourselves in the process.
Sellers DO need you. You have to be the professional who counsels them and tells them the TRUTH. Is your time really best used if you do an open house? Or is it in fact an opportunity to prospect for buyers who will ultimately buy another home?
I stopped doing open houses awhile ago because I chose to tell my clients the truth instead of tying to justifying my 6 percent. Sometimes all we have to do is price a property right and then get out of the way. It seems, however, we are always trying to prove to everyone how valuable we are.
You might ask: Well the client may ask me why I am not doing my job...
Say something like this:

Mr. and Mrs. Seller, you hired me to get your home sold... correct?
Sellers
Yes
You
I am not going to do an open house because I work for you... and while I can sit for 5 hours in your lovely home and wait for looky-loos to drop by, I assume you would rather me spend my time looking for buyers for your home.
What would you prefer? Looky-loos going through your home or my team and I aggressively searching for buyers? I can do one or the other but not both... which would be better for you?
This business is easy. Don't complicate things.
