Myths About Realtors

There are times when I hear comments by people not in the real estate profession stating that they could easily do this job in their spare time and make a lot of money. Please take a moment to read this post by Susan Zwarych that sheds a bit of light into the world of real estate agents.

There are a lot of myths about Realtors out there and we receive a lot of bad press and unfair attacks from a lot of people. I'm here to de-bunk some of the common myths about real estate agents.

1. Realtors do very little work in order to make a lot of money - The average Realtor does NOT make that much money and can't be considered anything other than middle class. If a Realtor were to work out their hourly wage, it comes out to very little.

2. Realtors never tell the truth - Almost every Realtor I know is an honest, hard working person who will be upfront and honest in every situation. There is no industry that doesn't have a few bad eggs in it, but Realtors are just as honest, if not more honest, than every other professional industry.

3. Realtors charge commissions to do the same thing I could have just done myself - Again, this is simply not true. Realtors are professionally trained to sell your home, have far more knowledge about local laws, the market, the process and are there to help and protect you. Why do people feel that they are just as knowledgable as a Realtor about selling a home, yet go to a lawyer for help with law, go to a doctor for medicine and go to an accountant for accounting? Check out my articles about working with a Realtor to buy your home and working with a Realtor to sell your home.

4. Realtors don't care about their clients - Realtors do care very much about their clients, I place my clients' needs ahead of me receiving a paycheck.

5. Anybody can become a Realtor - While it may not be the most difficult process in the world to become a Realtor, there is an examination and training process that is required. Beyond that, you won't last long in real estate if you are not educated, honest and hard working. So while any one could probably get a real estate license if they want to, to survive in the business you must act as any professional business person would.

Are There Shopping Centers In Walking Distance From This House In Delaware County?

When we deal with buyers who are not familiar with Delaware County we are often asked about the location of nearby shopping centers and Public Transportation. We advise them to drive around the neighborhood to become familiar with what is around and we also tell them about a website called WalkScore.com.

WalkScore.com is a website that is a very helpful tool because it gives a walking score for any house address that is placed in their search box.

The walking score is explained on the site and a map is provided with the distance of local businesses to the location that was entered. It will tell you whether a particular house address is car dependant, a walker’s paradise or somewhere in between. There are also links to the nearby businesses to help in understanding what each business offers.

This site is even helpful for people who are relocating within Delaware County for they may not be that intimate with the new neighborhood they are considering moving into.

Also as people become more conscious about living healthier lifestyles walking is one way to meet that criteria and if you can purchase a new home based on its walkabilty to nearby food stores or businesses that you might use on a regular basis then the easier it will be to attain the healthier lifestyle based on its walking score!

Why Should I Offer The Buyer A One Year Home Warranty?

A One Year Home Warranty is something a seller can offer a buyer with the purchase of their house. The warranty can either be started when the house is placed on the market and continue for one year when the house is sold to a buyer or it can be started the day of settlement strictly for the buyer for one year.

It is usually paid for at the time of settlement depending on the terms of the particular warranty company and there are various prices depending on the size of the house and the options chosen by the seller. Terms vary on plans.

We as real estate agents prefer to see a Home Warranty as part of every transaction and started when the house is listed. Of course this is not always what happens, but we have seen and heard of too many situations where a house is listed and just before settlement something breaks or leaks and between the Home Warranty and the homeowner’s insurance the damage and replacement of broken items are covered.

We’ve had a few situations where the buyers of our sellers’ houses were doing their final walk through before settlement and in one case water was found in the basement from a sewer line and in another case damage from a dishwasher was found in a condo unit below reported to the buyer’s agent as they were parting the final walk through. In both cases the Home Warranty that was already in place saved the day.

We always recommend that a seller offer a Home Warranty to the buyer of their house for it is a means of setting their house apart from other similar houses for sale in their neighborhood, but mainly, we recommend that the seller purchase a Home Warranty for a buyer in order to give the new home owner peace of mind for the first year that they own their new home.

Please note Home Warranties can often be extended by the new homeowners; they do not have to be just for one year.

Short Sale Crescendo

Short Sale Crescendo

We settled this afternoon on a short sale that was supposed to settle yesterday. It was a lot of hard work for all of us involved…..the buyer’s agent, the buyer, the sellers, us as the seller’s agent, the settlement officer, the loan officers....the last 4 days were consumed with activities that make you want to pull your hair out at times. Then we got word to head over to settle at 2pm and we were done before 4pm!

Short Sales are hard work in our experience, nothing short about them work wise. We are very happy our clients were able to sell their house before foreclosure.

Now that settlement is over I am thinking of all that built up energy to get us all to settlement and I am reminded of musical crescendos. Please enjoy. ----Gloria

What Is An Egress Window? And When Are They Needed?

An egress window is a window that can serve as an exit for an adult from a room that is located in the basement level of a house. Homeowners who have unfinished basements often want to turn their basements into a finished basement if the ceilings are high enough. When doing such a conversion the basement is transformed into a living space where people will be spending more time and safety codes often require a means of escape if a fire were to happen in their home.

Most townships issue building permits for remodeling basements that require two means of escape or egress from a finished basement, usually by a door and a window.

Since basements are usually in the ground that means thought must be given to this matter of egress. If there is no space outside of a home to build a stairwell out, then there may be the option of installing an egress window that requires minimal space on the outside and a larger than average basement window.

Egress windows are large windows that open easily from the inside and can let an adult have access and escape to the outside in emergency situations.

Before you plan on upgrading your basement to a full finished basement be sure to check with the building inspector in the township or borough where you live to ensure you follow the requirements for safety codes.

What’s The Difference Between A Twin And A Duplex In Delaware County PA?

It is not uncommon for us to get this question when dealing with people new to this part of the country or people venturing into real estate for the first time. The descriptions I will be giving of twins and duplexes may not apply to every part of the country, but if you are dealing with real estate in and around Delaware County PA this is the most common way twins and duplexes operate in this area.

Twins and Duplexes are both situations where there are two private residences in one structure.

Twins are just that, if you look at the front of the structure where the twins are located you usually see 2 mirror images of a house connected by a common firewall down the middle of the structure. Both houses have their own tax number and are usually owned by separate parties. There are times when both twins are owned by the same party. Each house or twin has its own utilities.

A duplex on the other hand is usually a building that has two private residences one on top of the other with their own private entrances. The two units are owned by one party. The owner of the duplex can live in one of the units and rent out the other unit or rent out both units as a total income property. Utilities are usually separated out so the tenant and landlord pay for their utilities separately. Sometimes the owner incorporates the utilities of the rental unit into the monthly rental fee.

In other parts of the country these terms are used differently, so just be sure if you are looking to purchase a twin or a duplex that you are on the same page as your Realtor®.

The average days on market was 92 days.

Noticeable Shift In Spring 2013 Real Estate Market in Delaware County PA

There is a noticeable shift this spring of 2013 in the real estate activity here in Delaware County PA. The shift started in early February and it is creating much optimism with us and other agents in our office and market area.

Spring is traditionally that time of year when the market awakens after the cold of the winter here in Southeastern PA. The warmer weather just naturally makes people want to get outdoors and to explore houses that they have seen on the Internet. The last few years, people would be looking at houses but they were still sitting on the fence afraid to take action.

What is different this year is buyers are out in force, making inquires on houses above and beyond the activity of the last few years and if a house is priced right and has upgrades there are multiply offers coming in! Which says buyers are ready and taking action!

For those of us Realtors® who have weathered the storm of the last few years now is our time!

- Make an internal shift and be prepared to be on duty full time with over time!

- Now is the time to respond to every phone call and email alert and to do it quickly.

- Now is the time to ensure you work those leads, because buyers are getting off the fence and buying!!

- Put the time in to update photos on your listings and remove photos that have a hint of snow.

- Keep doing the work you have been doing but be conscious that you need to react quickly to leads because if you snooze you lose out on working with buyers who are ready to make a purchase.

We are very optimistic about the real estate market here in the Delaware County area and fell that once the trees and flowers are in full bloom there will be no stopping the real estate activity here with buyers and sellers!
