With just two months left in the year the 12 months to date Nanaimo sales of single family homes is down about 8%. Lot sales are also off by 8%. Prices seem to be stabilizing in homes and lots but are down in the condo market.

The end of the year has arrived and along with it the sales stats for the year. It was a tough year but in light of what is going on around the world we should count ourselves lucky.
 
Single family sales for the year  were pretty close to 2010 numbers in terms of units -4% from 2010 but sales volume was down 17% the homes that did sell actually sold faster (17 days faster than last year). February home sales are up 19% over last year at the same time. Year to date figures are -18% however. The was some pent up demand I suspect over the last few months. How March turns out will depend on market confidence and interest rates. The HST change seemed to have a big effect on last year.

I am finally getting around to posting January's sales numbers released from VIREB...YES i HAVE BEEN THAT BUSY. February stats will be out soon.
The market in general is still slow but the number of inquiries is up dramatically. I have picked up several new buyers and 3 new listings just this week. My first sale of the year went into muliple offers. My listing on Morden Road (an fixer upper on an acre) is getting 2-3 showings a day in it's first and second week of the listing. nanaimo real estate stats: Nanaimo Home Prices holding and sales roughly same as 2009. - 12/03/10 10:05 AM
Nanaimo MLS sales figures are out for November 2010 and the number are actually up from last year (90 units sold versus 85). The increase is small and last year was slow as well after the US meltdown.
The average sale price is up roughly $20,000; a suprise given the number of homes on the market at this time.( $360,328 in 2010 versus $340,000 in 2009).

I noticed that it was harder to find any homes under $300,000 and decided to see where the inventory was sitting relative to last year. After reviewing numbers for the last two years I found it was at a new low.

Prices rose quickly in both February and March. Inventory levels climbed throughout the year but fell off in December. The number of days to sell a home varied between a high of 61 in the slow month of January to a low of 35 days in June. Sellers' that did manage to sell their home were getting 97% - 98% of asking price. (if a home listed at 294,000 it likely would sell for $289,000). Homes that were properly priced and in good areas tended to sell quickly. Over priced homes typically went through one or two price reductions before selling. … (0 comments)
