The lack of inventory  has slowed down sales in Pleasanton's neighborhood of Ventana Hills for the past 2 years. Since June 2010, there have only been 2 closed home sales, one active listing, and no pending sales.
The home on Bartlett Place was the sole active listing with a selling price of $1,025,000, or $322 per square foot, and has been listed for more than a year. This is unusual for a neighborhood where homes usually sell very fast. The home is not a distressed property.

Sales picked up during the second half of 2010 in the neighborhood of Stoneridge in Pleasanton. There were only four closed sales and 3 pending sales, with 2 active listings, but compared to only 2 closed sales in the first half of 2010, this was a big improvement.

The real estate market of Pleasanton was not affected by the usual seasonal slowdown in December, with 51 closed home sales, but suddenly dropped by 59% in January with 30 sales. The average sales price also plummetted from $705,000 in December to $655,500 in January. On the contrary, the average price per square foot increased from $322 in December to $362 in January. The percentage of homes that sold above $1 million was 20% in January, a decrease from 31% in December.

The average sales price went up to $748,750 in January from $680,000 in December. The average price per square foot remained virtually unchanged at $303.

During the later part of the year, there were 45 closed sales which has doubled from 23 during the first half of the year. Home sales were equally distributed throughout the year, even on holidays. There are 18 pending sales and 13 active listings. The homes stayed on the market two times longer during the latter part of 2010 compared to the first half.
