Both inventory and demand for homes are high in the neighborhoods of Hansen Hill/The Ridges. Homes in these neighborhoods sell fast, with an average of 1 to 2 sales every month. In the past 6 months, there have been 9 closed home sales and 1 active listing. This is an exceptionally low inventory for this neighborhood, where there are usually many homes listed on the market. Ventana Hills Pleasanton Market Update January 2011 - 02/24/11 07:43 AM
The lack of inventory has slowed down sales in Pleasanton's neighborhood of Ventana Hills for the past 2 years. Since June 2010, there have only been 2 closed home sales, one active listing, and no pending sales. The home on Bartlett Place was the sole active listing with a selling price of $1,025,000, or $322 per square foot, and has been listed for more than a year. This is unusual for a neighborhood where homes usually sell very fast. The home is not a distressed property. January 2011 Stoneridge Pleasanton Market Update - 02/23/11 05:02 AM
Sales picked up during the second half of 2010 in the neighborhood of Stoneridge in Pleasanton. There were only four closed sales and 3 pending sales, with 2 active listings, but compared to only 2 closed sales in the first half of 2010, this was a big improvement. The two actively listed homes had a median selling price of $732,250, which is $348 per square foot. The home on Hillcrest Way, which is also a short sale, stayed on the market for only 4 days while the Hillsdale Drive home has stayed on the market for more than 100 days. January 2011 Oak Hill Pleasanton Market Update - 02/22/11 02:48 AM
Things were slow as usual in Pleasanton's neighborhood of Oak Hill with only 2 closed sales in the second half of 2010. There are 2 pending sales and no active listings. For the entire 2010, there were only 6 closed sales. The median selling price of the 2 pending sales was $699,500, or $284 per square foot. These homes have been listed for an average of 23 days and are bot short sales. The 2 closed sales had a median price of $697,425, which is $330 per square foot and is above 100% of the original asking price. The 2 closed sales were (0 comments)
The real estate market of Pleasanton was not affected by the usual seasonal slowdown in December, with 51 closed home sales, but suddenly dropped by 59% in January with 30 sales. The average sales price also plummetted from $705,000 in December to $655,500 in January. On the contrary, the average price per square foot increased from $322 in December to $362 in January. The percentage of homes that sold above $1 million was 20% in January, a decrease from 31% in December. The usual slowdown during the end of the year took its toll on Danville when closed home sales fell from 42 in December to only 19 in January. Average sales price also went down to $820,000 in January from December's $833,000, along with the average price per square foot which was $312 in December and decreased to $297 in January. There were 4 homes in January, or 21%, that were selling for above $1 million. The closed home sales in January stayed on the market for 90 days on average, which was longer than December's sales which were listed for an average of (0 comments)
January 2011 San Ramon Home Sales - 02/17/11 02:55 AM
The usual slowdown experienced towards the end of the year affected sales in San Ramon, with only 32 homes closed in January compared with 53 closed home sales in December. The average sales price went up to $748,750 in January from $680,000 in December. The average price per square foot remained virtually unchanged at $303. The closed home sales stayed on the market for 52 days, which is shorter than December’s 65 days. The homes sold for 98% of the original asking price, which was virtually unchanged from December. The percentage of distressed properties also remained unchanged at 44%. 13%, or (0 comments)
January 2011 was a sluggish month for Dublin as it suffered from the usual aftermath of the season with only 18 closed home sales for the month. This is 33% lower than December's 29 closed home sales. On the other hand, the average sales price in January went up to $743,500 from $685,000 last December. The average price per square foot also went up from $258 in December to $263 in January. On average, homes stayed longer on the market in January (59 days) than in December (49 days). January 2011 Magee Ranch Danville Market Update - 02/10/11 11:14 PM
Over the past 6 months, the neighborhood of Magee Ranch in Danville had at least one closed home sale every month. This is a bit lower compared to the first half of 2010. There were 7 closed sales since June 2010 and 9 closed sales during the previous 6 months. There are 4 active listings and no pending sales in the neighborhood as of the moment. The 4 active listings have been on the market for an average of 67 days and are listed for a median price of $1,437,000 or $399 per square foot. None of the homes are distressed (0 comments)
January 2011 Gale Ranch/Alta Mira San Ramon Market Update - 02/09/11 09:54 PM
The neighborhoods of Gale Ranch and Alta Mira in San Ramon showed strong activity during the later parts of 2009 until the start of 2011. During the later part of the year, there were 45 closed sales which has doubled from 23 during the first half of the year. Home sales were equally distributed throughout the year, even on holidays. There are 18 pending sales and 13 active listings. The homes stayed on the market two times longer during the latter part of 2010 compared to the first half. Based on the current rate of closings, the 13 active listings were enough for 2 months. (0 comments)
Things heated up during the latter part of 2009 in Emerald Park neighborhood of Dublin, with 13 closed home sales. 11 out of the 13 sales closed in August, September, and October and the remaining 2 homes were sold in November. There have been no sales in the area ever since. The lack of inventory was the sole reason for the dwindling sales in the area recently. During the first half of the year, homes sold fast and stayed on the market for only an average of 15 days. This was not the case for the latter part of the year, when (0 comments)
The neighborhood of Windemere in San Ramon showed strong activity during the past six months. Despite the fact that more than 50% of the homes sold and active listings were distressed (short sales or REO), the demand was strong and inventory was high in this neighborhood. In the past 6 months, there was a total of 95 closed home sales, which is still on the same level with 98 homes during the first 6 months of the year. Homes sold fast and most of them for 100% of the asking price. However, things slowed down a bit in January with only 3 closed sales as (0 comments)
Despite the usual seasonal slowdown this time of year, the neighborhood of Dublin Ranch in Dublin had the strongest sales in November and December. In the past 6 months there 64 closed home sales, which is 30% more than the previous 6 months. In November and December alone, there were 14 and 15 closed home sales, respectively. Sales closed in just an average of 30 days, with approximately 30% closing in less than 10 days. However, the economy took its toll on the sales in this area during the past 6 months with almost half of the closed sales, pending sales, and actively listed (0 comments)
December 2010 Del Prado Pleasanton Market Update - 02/03/11 05:23 AM
Sales are steady in the neighborhood of Del Prado in Pleasanton with at least one home sold each month. Most of the homes stay in the market for only two months or less, which means homes in this neighborhood are in demand. During the past 6 months, 7 homes were sold which is virtually the same number as the previous 6 month period. There are 2 active listings and 3 pending sales. The active listings have an median selling price of $734,500, which is $282 per square foot. The home on Paseo Del Cajon has been on the market for almost 6 months and the (0 comments)
Just like the other Tri-Valley markets, Danville had strong activity in December despite the usual seasonal slowdown this time of year. A total of 42 homes were sold in December, a significant increase from only 28 sales in November. The homes sold at an average selling price of $833,000 in December from $840,000 in November while the average price per square foot was $336 in November then dropped to $312 in December. The closed home sales in December were listed for an average of 63 days, which is a significant drop from 94 days for November's sales. Homes sold for (0 comments)
