There had been virtually no movement in the real estate market of Pheasant Ridge neighborhood in Pleasanton, with only two new listings to account for. Since September 2010, there have been zero sales and one pending sale. During the entire 2010, there have been a total of only 5 closed sales, which is virtually the same as 2009’s 3 closed sales. Of the 5 closed sales, 3 were closed during the first part of the year while the remaining two were sold in August and September.

Demand for homes continues to outrun inventory in the neighborhood of Kottinger Ranch in Pleasanton. During the past 6 months, there were 4 closed home sales, one pending sale, and no active listings. The number of closed home sales remained virtually unchanged during the prior 6 month period.

The real estate market of the neighborhoods of Walnut Hills and Canyon Oaks went back to normal after some heightened activity during the middle of 2010. There were 3 closed home sales in the past 6 months, one pending sale, and three active listings.
The 3 active listings have a median selling price of $884,296, which translates to $315 per square foot. These homes have been listed for an average of 17 days and none are distressed (short sales or REO).

In San Ramon’s neighborhood of Bent Creek, demand for homes remains strong but inventory is low. Within the past 6 months, only four homes have been sold in the neighborhood, compared to 7 closed sales during the previous 6 month period. There are currently no active listings in Bent Creek.
The sole pending sale is on Fiddle Creek Place, with a selling price of $775,000 or $302 per square foot. It has been listed for 106 days and is not a distressed property.

Sales in Danville recovered from the usual seasonal slowdown in January. There were 42 closed home sales in December which dropped to 19 in January, then went back up to 30 closed sales in February. The average selling price went down from $820,000 in January to $780,000 in February. The average price per square foot also went down to $289 in February from $297 in January. There were 6 homes, or 20% of the closings, that sold above $1 million.

The San Ramon Real Estate market had a slow start for 2011 with low sales volume from January to February. There were 33 closed home sales in February and only 32 in January, compared to 53 last December. The average selling price of homes went down from $748,750 in January to $710,000 in February. On the other hand, the average price per square foot remained virtually unchanged at $299.
