The sales pending of detached homes for single families in San Ramon has posted strong gains for 2 months since February before having a slight decrease in April of 2011. Alternatively, the inventory had a great increase and is now at its highest point since early parts of 2009. Homes that are sold under $1,000,000 headed the way in both of the trends. Overall, the decline in sales pending was 69 in April from a 74 in March. This is a 7% decrease or 5 units. Inventory increased to 185 in April from 143 in March. This is a 29% (0 comments)
April 2011 Dublin Market Update - Strong Sales - 05/28/11 04:19 AM
The sales pending activity of detached homes for single families in Dublin had an increase for the 2 consecutive months. April 2011 had reached the highest rate of activity since April of 2010. It had 45 sales pending which matches the same number of April last year. This rate is higher by 25% (9 properties) from March’s 2011. There was also a considerable increase in the inventory, higher than last year’s inventory. There were a total of 80 homes listed by the end of April, in comparison to 72 from last month and 55 from last year. Pending sales activity decreased (0 comments)
The neighborhood of Vintage Hills of Pleasanton has been consistent in its real estate activity for the last 18 months. It had 7 sales closed in the past 6 months, 8 sales closed during the prior 6 months and 9 sales closed for the preceding 6 months before that. At the moment, there are 3 more sales pending and only 2 properties in its active list. The inventory of this neighborhood is usually low for some years now as most of its for sale properties are sold almost immediately. The neighborhood of Pleasanton Valley/Birdland in Pleasanton had a considerable decreased of closed sales for the last 6 months. The prior 6 months had 26 closed sales compared to the 11 of the past 6 months. However, this is not surprising because it was over the holiday season. Although there were 9 pending sales recorded which is higher than it was 6 months ago. Moreover, the properties are taking a while to sell. April 2011 Danville Home Sales - 05/25/11 02:11 AM
After an increase ineal estate activity for the last 2 months, the sales closed of detached homes for single families in Danville decreased to 38 in April from 42 in March. The average sales price also declined from a $845,750 in March to $817,500 in April as well as the price per square foot from $330 in March to only $320 in April. 7 of the sales closed in April were sold for over $1,000,000. The sales closed properties in April have been on the market for approximately 73 days which is higher compared to the average 66 days in March. (0 comments)

April 2011 Pleasanton Home Sales - 05/23/11 10:51 PM
The sales closed activity of detached homes for single family in Pleasanton since April has been increasing for 2 consecutive months. 60 properties were sales closed for April compared to the 52 in March. However the average sales price has decreased to $680,000 in April from $740,000 in March and the average price per square foot has increased from $327 per square foot in March to a $337 per square foot in April. 18% of the sales closed (11) properties were sold for over $1,000,000. The properties that closed in April had been on the list for approximately 60 days, higher (0 comments)
The closed sales of detached homes for single family in San Ramon remained the same since March, compared to February to March which had an increased by 24. April had 56 closed sales while March had 57 closed sales. The average sales price had a decrease at $712,500 in April from a $730,000 in March. The average price per square foot also dropped at $296 in April from $301 in March. The closed sales properties in April were on the market for 65 days which is higher by 25 days in March’s closed sales. The percentage selling price of the (0 comments)
The sales closed activity of Dublin’s single family detached homes has decreased from 31 in March to 20 in April. The average sales price of the neighborhood also had a decrease from $651,000 in March to $500,000. However, the average sales price per square foot had an increase from $260 in March to $276. The mentioned closing had been present on the market for only 48 days, compared to the 59 days in March. Although the average sales price percentage was stable at 98%. The Pleasanton Hills had a considerable increase in its activity in the mid parts of 2010 but had a full stop on January of 2011. Pleasanton's last closed sale was in the early part of January and at the moment have no pending sales or any active listings in its neighborhood. On June 2010, it had 5 closed sales with an approximate sales price of $310 per square foot or $1,014,775. Overall, the homes are sold at 87% of its asking price and listed for about 114 days. None of the Pleasanton Hills Homes are on REO or short (0 comments)

For the last 2 years, the neighborhood of Twin Creeks of San Ramon has been hectic and it doesn’t seem to be slowing down anytime soon. Currently, it has 10 active neighborhood listings and 5 from it have just been on the market for 30 days or less. For the past 6 months, pending sales are 11 and sales closed is 22. The 10 active listings have an estimated sales cost of $328 per square foot or $642,318. These homes have been present on the market for about 43 days and 30% (3 of the homes) are in short sale.
