November 2011 Alamo Market Update – Sales Pending Volatile - 12/29/11 06:36 AM
It has been an interesting 2 months in Alamo, with sales pending of detached single family homes dropping to their lowest number in October and then going back up in November. Inventory persisted with a downward manner that began in the month of July. In general, sales pending dropped in October to 7, from September’s 16, and the increased again in November at 17. November 2011 Dublin Market Update – The Market Just Got Very Tight - 12/28/11 12:10 AM
After some months of up & down sales and increasing inventory, the real estate market of Dublin saw sales pending of detached single family homes increase during November, while inventory dropped 42%. Inventory decreasing at this time of the year is not unforeseen but the total amount of decrease is significant. It is also unexpected to see sales pending rise for the 2nd continuous month in November. November 2011 San Ramon Market Update – Sales Strong - 12/27/11 06:33 AM
Sales pending of detached single family homes in San Ramon continue to be strong in November, while inventory dropped. That was the case across the real estate market, although the decline in sales pending was entirely in the homes listed below $1,000,000. In general, there were 60 sales pending during the month of November, a decrease of 14% from 70 in the month of October. By comparison, there were just 54 sales pending in November of the previous year and 39 during November of 2009. November 2011 Pleasanton Market Update – Sales Remain Strong - 12/23/11 04:06 AM
Sales pending of detached single family homes in Pleasanton have surprisingly remained very good in November, although inventory dropped sharply. With the holiday season approaching, maybe prospective sellers have decided to wait until the New Year. Buyers, on the other hand, were out & active. There were 20 sales closed of detached single family homes in Danville during the month of November, a drop from October’s 36. That is the smallest sales closed here since the month of January. The average sales price rose from $725,000 in October to $842,500. October’s average price was unusually low. The average price per square foot declined to $295 in November from $307 in October. Sales closed of detached single family homes declined for the 3rd straight month in San Ramon but not as much as the previous months. There were 35 sales closed in November, a drop from October’s 37. There were 34 closed sales in November of last year. The average sales price dropped from $710,000 in October to November’s $676,000. Sales closed of detached single family homes in Pleasanton dropped by 1 to 39 in November. The average sales price declined to $645,000 in November from $647,500 in October. That is the smallest average sales price for a month in 2 years, at least. In the previous month, the low end homes led the scale of average sales price downward. That wasn’t really the case for this month. 21% of closed sales in November were more than $1,000,000. The median for the year is 22%. The average price per square foot also dropped, to $235 in November from $337 in October.

The real estate market of Pleasanton had a pretty calm activity in October, with sales pending of detached single family homes almost flat and inventory decreasing a bit; quite usual for October. It is intriguing to note that sales pending in $1,000,000 to $2,000,000 range leaped during the month, with corresponding declines in other market segments. In general, inventory dropped by 16 properties, to 173 by the end of October from 189 in September or a total of 8.5% decrease. October 2011 Danville Market Update – Sales Rising - 12/08/11 12:16 AM
For the last 2 months, the real estate market of Danville made a big difference. At August’s end, sales pending of high end (more than $1,000,000) detached single family homes were declining quickly, while the lower end homes inventory & sales stay almost flat for several months. In the last 2 months (particularly in October), sales pending jumped in both market segments and inventory has dropped. I must admit, I didn’t predict this occurring at this time of the year. October 2011 San Ramon Market Update – Sales Jump - 12/07/11 12:00 AM
The real estate market of San Ramon showed weakness in the last 2 months before it coming back strong in October with a huge increase in sales pending and consequently a dip in inventory. Sales were healthy across the market but mainly so for homes listed under $1,000,000. The real estate market of Dublin had increased in both sales pending and inventory during October, still with its fluctuations that has been going on in the last several months. The fluctuations aren’t much and isn’t something to be worried about, just a bit interesting for now.
