February 2012 Dublin Market Update – Sales Way Up - 03/30/12 02:18 AM
Sales pending of detached single family homes in the neighborhood in Dublin increased to 56% in February. This is more than the sales this neighborhood had than any month since February of 2005. The 39 sales pending that occurred within the month was only 1 unit less than the highest mark of the year 2011, which was in June at 40. Inventory was almost unaffected, dropping by 1, resulting to 42 units. By the end of February, there were 1.1 months of inventory relative to sales pending, in comparison to January’s 1.7 months. February 2012 Livermore Market Update – Inventory Continues Decline, Sales Increase - 03/30/12 02:16 AM
The trend of activities in the last several months in Livermore remains the same in Livermore, with its detached single family homes inventory dropping and sales pending going up, however, that pace has slowly changed somehow. Inventory and sales pending were almost at the same rate during February, something that we have not seen in this neighborhood since 2005. Inventory has not been this low since the early months of 2005. In general, sales pending increased by 11% in the month of February, after going up by 40% in January. There may not be a cold weather in the neighborhood Pleasanton but the homes sales in February were. 27 of the sales in detached single family homes closed within the month, a drop from January’s 28 which is considered a low level. Sales in February were on par with February’s 2010 & 2011. When 30 and 31 closed sales occurred, correspondingly. It is expected that it will start to move up in March. While inventory and sales pending of detaches single family homes in the neighborhood of Pleasanton rose for the 2nd consecutive month in February, both segments also continued to be lower than the rates from last year’s February. Properties priced between $1,000,000 and $2,000,000 headed the increase in the rates of inventory, while the market segment for properties priced below $1,000,000 had the biggest increase in the rates of sales pending. The neighborhood of Castlewood in Pleasanton came back to its more normal pace in the last 6 months. 3 closed sales occurred during that time period, in comparison to 5 that occurred in the previous 6 month duration and 0 in the same time period last year. 2 pending sales and 2 properties are in the active list. February 2012 Danville Home Sales - 03/26/12 02:11 AM
27 sales of detached single family homes in February closed in the neighborhood of Danville. This is a good rebound from the 17 sales in January. There were 21 sales in February 2010 and 30 in February 2011. The average price dropped to $729,000 in February from $835,000 in January. The median price per square foot, however, increases from $305 in January to $322. Closings in February had a closing of 98.8% of their asking price, an increase from January’s 98.4%. Only 14 detached single family homes have closed in the neighborhood of Dublin during the month of February. This rate is even lesser than January’s 17 closed sales, the smallest rate for the last 2 years. The average sales price was $500,000 which was a decrease from January’s $575,000 and had the same low rates in April 2011. The good news is the price per square foot went up from $270 in January 2o $281 and was also the highest rate since October 2010 in the neighborhood of Dublin. 36 detached single family homes closed in February in San Ramon, an increase from last month’s 29. Sales in February were higher, compared to February of 2010 and 2011, where there were 33 sales. The additional 1 day in February helped a lot as 4 closed sales occurred on the 29th. That makes this month on pace with the last 2 years. The average sales price and the price per square foot also rose in February, compared to January’s rate. The average sales price in February was $745,000, in comparison to January’s rate. The one thing that is stable in the neighborhood in California Place and California Summerset in Pleasanton is the scarcity of inventory. Properties in this neighborhood have the tendency to sell fast as soon as they arrive in the market. Unfortunately, not many have been for sale. Just 1 closed sales in the last 6 months and only 2 in the last year. In the last 1 year and a half, there were just 6 sales closed. No homes are in the active list and only 1 in sales pending. The winter season for Fairland Terrace and Pheasant Crossing in Pleasanton was a very quiet time. After 10 sales closed in the earlier months of 2011, there were just 3 closed sales in the last 6 month and 3 more additional pending sales. Usually, the activity in this neighborhood is driven by the number of available inventory but there isn’t just enough inventories recently. The inventory for detached single family homes in Pleasanton continues to be significantly low in January. Good thing that inventory level has steadied in January after slipping for 5 months and after 2 months of very drastic declines. There were 2 more properties in the market at January’s end, compared to December’s. However, inventory relative to sales pending dropped again, to 1.7 months, the smallest level Pleasanton has had for some years. The month of January was quite usual for the neighborhood of Blackhawk, with its inventory increasing and sales pending are low. It was good to see its inventory increase a bit, after seeing the neighborhood lessen by half since the month of July. In general, there were 31 detached single family homes on the market at the end of January, an increase of 19% from December’s 26. Inventory was unaffected at 6 units. The month of January in Dublin had an increase in inventory after having a 50% decrease in the last 2 months. Sales pending also increased in January. 43 of the detached single family homes were on the market by the end of December, an increase of 23% from December’s 35, a good rebound off December’s low activity. Sales pending rose to 34 in January from December’s 30, a total of 13% increase. Inventory relative to sales pending was up a bit to 1.3 months. Sales pending of detached single family homes totaled to over 50% in San Ramon in the month of December, while inventory rates continues to be flat. Sales increased across the market segments, as both lower and higher end houses had surge in sales. In general, there were 66 sales pending in the month of January, an increase of 57% from December’s 42. 94 properties are in the active list in January, an increase by 1 from December. The inventory of detached single family homes in Danville became stable in the month of January, after continuous drops for 6 months, or 7 of the last 8 months. Sales pending were usually flat, so after having an erratic activity in the last few months, February was quite typical February, with small rate in sales and inventory but no drastic changes have occurred. In general, inventory rose by 3 units to 110 at the month of February, from December’s 107. Sales pending also increased slightly to 36 in January from 34 in December. Closed sales totaled to 17 detached single family homes in Dublin for the month of January. This is a decrease of 12 from December’s 29. That is the same rate that occurred in February 2011, which was the smallest rate for the year. The average sales priced improved to $575,000 in January from December’s $565,000. The median price per square foot also rose from December’s $266 to January’s $270. The properties also sold almost similar to January’s rate (99.5%), compared in December at 98.2%. Actually, the closings in January were more relevant to the median asking price than the other months (0 comments)

The month of January had a typical slow activity in sales closed for detached single family homes in Pleasanton. A total of only 28 sales closed, much lesser from December’s 53. January had the lowest rate in Pleasanton in the last 2 years. However, the 28 sales closed in January was only lesser by 2 from January 2011 which is actually good news. The month of February had several sales closed homes as well, before activity rises in March. The average sales priced dropped 9% to 627,000 in the month of January from December’s 689,000.
