In Dublin, there was an boost of 14% in the pending sales of single family detached homes during March which reached 42 pending sales from 37 in February. This is the highest number of pending sales since August 2010. Inventory remained unchanged at 42 properties. Similarly, that takes us to 2010, with the sales being exactly equal to inventory, leaving us with just a month of inventory in relation to pending sales.

In San Ramon, sales of single family detached homes improved by over 44% from garnering 36 sales in February to 52 in March. Despite the increase, these figures were still less compared to those of a year ago, which reached 57 closed sales.  In March of 2010, there were only 37 sales. This year, the average sales price in March declined to $730,868 from $745,000 in February. Notice that it dropped by 2%. In March, Dublin made a bit of a comeback having sold 27 single family detached homes after experiencing 2 months of decreased sales. In January, only 17 homes were sold, and in February, just 14. Last year, there were a total of 31 closed sales in February. The average sales price increased by %17, from $500,000 in February to $583,000 in March. This has been the highest average sales price here in Dublin since August 2011. Spring has finally sprung, as proven by the rise in the number of homes that were sold during March in Pleasanton. 45 single family homes were sold in March increasing significantly from 27 in the previous month. Sales continue to decrease back to the same low figures years ago. During March 2012, a total of 52 sales were closed. The inventory levels are most likely bringing the sales down, as these have been lesser in comparison to the previous years. A decrease in inventory continues to suppress activity in the area of Ventana Hills  in Pleasanton.  There have been no closings here for almost a year. Currently, there is just one pending sale in the neighborhood, and in terms of active listings, there are none.
The single pending sale, priced at $303 per square foot or $905,000 in total, is a short sale located on Lund Ranch Road. It is a new listing that has just been on the market for 11 days.

Inventory in San Ramon’s detached single family homes continues to be at a very low level in February but did have some additional properties. Sales pending rose a bit, after surging in the month of January. Sales of high end homes (more than $1,000,000) increased for the 3rd continuous month and made up 13% of all sales pending in February.

Sales pending of detached single family homes in Danville increased more than twice in the month of February after dropping for 2 months. Inventory was almost unaffected, hence, resulting to a decrease by half in the months of available inventory to 1.6 months. The market of Danville hasn’t been this busy since the year 2005.
