Does Anyone Know A Blog Guru? - 06/19/07 12:31 PM
Over the years I have gotten by knowing just enough about technology. These days, I really want to take my blogging/website's to another level. From changing hosts to HTML, to MYSQL to FTP, I need help from someone that knows what they are doing and doesn't cost an arm and a leg. Someone that really knows Wordpress, a variety of Wordpress themes and knows how to upload, configure, add widgets and other computer geek stuff. Do you know someone that meets those requirement? My aplogies in advance, I know this is a real estate social network but I figured this group … (3 comments)

Northern Colorado- The HUB Keeps Growing - 06/13/07 01:03 PM
So many things are happening in Northern Colorado, particularly around the Centerra, 2534 and Crossroads areas. It's pretty difficult to not flash forward a couple of years and realize that this is the place to be in Northern Colorado. Let's just call it the new HUB.
The amount of commercial starts is staggering and the new businesses coming to our region is compelling. Behold, we still have a small town feel with a burgeoning business and economic climate.
With so much going on, it's hard to keep it all straight (but I'll give it a shot).

It Is Finished! Over! Done With! Only A Miracle Can Help The Cavs. - 06/13/07 11:15 AM
Before last nights game, I was optimistic that the Cavs would show up. How can Tony Parker, Tim Duncan and Manu score so few points and the Spurs still win? Did the Spurs bench really play that well or did the Cavs just stink up the joint? I think the later. The Cavs shooting percentage in the fourth quarter was abhorant, making it impossible for a come back.
LeBron's not the only one on the court but at this point, he needs GOD to help them win one game. The season ends for the Cavs after game 4. Spurs take the … (3 comments)

Code of Ethics! What Code of Ethics? - 06/12/07 04:47 PM
This morning in my companies sales meeting, an agent brought up a story about a limited service/discount broker and the affect on the seller. The story goes.....  A seller decides to list his home so that he can retire in Utah.  The seller interviews several agents and decides to go with the broker that suggested the highest sales price.  As part of the listing agreement, the seller had to pre-pay the listing company for their services. The total came to $2,995.
The home was listed for over a year and the seller was paying on two mortgages. His new house in Utah … (4 comments)

Stop the Whining!!!! The Glass is Half Full!!!! - 06/06/07 03:19 PM
Do most homeowners purchase their home because they need a place to live or because they feel that a home is a good investment? I'm not talking about an investment property but their primary residence. I think most of us are kidding ourselves when we buy a home primarily as an investment. When we purchase a home it is generally about lifestyle and making a house a home. So why do we whine when the market softens? After all, we still need a place to live and even if the investment side of things is not working out as expected, we … (7 comments)

Will Work for Nothing!!! - 06/06/07 12:02 AM
The realities of our real estate market in Northern Colorado leave little wiggle room.  It seems that most sellers have an option A or an option B.  Option A is usually preferred (sell the property) and option B is lease the property.  On several occasions over the last several weeks I have been put into a seemingly difficult position.  Here is the dilemna:
When I meet with a seller for a listing presentation I come out with my guns blazing.  I ask questions, find out their motivation(s) for selling and so on.  I then go into my marketing plan and the market (including … (2 comments)

The Beauty of Knowing the Community - 06/05/07 02:31 PM
I live in a pretty cool subdivision called High Plains Village, Loveland, Colorado. Within walking distance we have just about everything one would need to live a full, eventful life. For example, we have a new mall (the Promenade Shops at Centerra), we have a growing town center shopping area, we have over a dozen restaurants within walking distance, the outlet stores are getting a facelift, the new hospital (Medical Center of the Rockies) is very close by and if you need a new car (Motorplex at Centerra), we can be at the new Loveland Sports Park in under 2 minutes and … (0 comments)
