centerra: NAR- Stop Being a Cheerleader & Start Telling the Truth. - 04/07/08 11:06 PM
In order for me to be a Realtor, I must be a member of NAR. Much like a teacher, they willingly or unwillingly pay to be a part of the industry that is suppposed to represent their best interest. Question? What if I don't agree with those that I pay to represent my best interest? Do I quit and go find a real job? Nope, I whine. See below..... As late as December 2005, the former Chief Economist for the National Association of Realtors, David Lereah was touting how great the national housing market was doing. This was before the credit crunch, (9 comments)
centerra: Let The Markets Work It Out!!!! - 03/20/08 10:43 PM
If you didn't catch our Federal Reserve Chairman Ben Bernanke speech the other day, you should really take a look. As a casual Fed watcher, it has become apparent to me that we have a completely inept chairman at the helm. Chairman Bernanke said the following: But the current housing difficulties differ from those in the past, largely because of the pervasiveness of negative equity positions. With low or negative equity, as I have mentioned, a stressed borrower has less ability (because there is no home equity to tap) and less financial incentive to try to remain in the home. In this environment, (1 comments)
centerra: New Restaurant- Costa Vida (Promenade Shops at Centerra) - 02/18/08 10:53 PM
I am fortunate to again review a new restaurant in our beautiful Loveland area. This time the location is the Promenade shops at Centerra. Since there is no traditional food court at our fair mall, I think the addition of the new Costa Vida will be a raging success. Before arriving, I had heard it compared to a Wahoo's. I was beside myself with anticipation since that is a favorite of mine worth commuting to Longmont for. I have to say that there wasn't much similarity in my opinion. Although there is certainly a beach, surf ambiance, that is about where the likeness ended. The atmosphere (0 comments)
With our recent snow storms, it is easy to separate your home from the competition. How? Make your home accessible by removing the snow leading up to your property, include at least one floor mat and perhaps the little light blue booty socks upon entry. I can't tell you how many times I have showed property during the winter months with snow (in some cases several inches or more) leading up to the entry of the property. Unless the property is vacant, this should not happen. To a certain degree, it already eliminates the house from the buyers perspective. The floormat (1 comments)
centerra: Colorado- Priming the Pump for a Housing Turnaround - 01/18/08 03:33 PM
I hate to brag but I've been saying this for months (see links below). the market is not as bad as everyone thinks it is. Now, while it is true that the National Association of Realtors usually paints a pretty picture for all things real estate this article is right on. As the bad loans of years past dry up, as foreclosures stall, what remains? Opportunity! Why the Housing Market is Not as Bad as You Think. Home Shopping, Think of the Why's. Compliments of Longmont Times-Call, by Tony Kindelsire 1/18/08 Real estate economist 'optimistic' about future sales along Front Range Colorado should fare better than (2 comments)
Another Point of Reference (see below). An anomaly has occurred in High Plains Village. The current inventory has single family actives doubling the attached dwellings (condos/town homes) and less than 30% of the total units built. The upside down affect if you will. All statistical information used to create this report was obtained from IRES MLS. Information Deemed Reliable but not Guaranteed. Does not include lots for sale. Information as of 12/27/2007. These stats are somewhat unfair.... Thompson Crossing is a very new sub-division making the inventory too new for a good sampling. Hopefully speculation will slow and sold units will catch up to the current inventory. All statistical information used to create this report was obtained from IRES MLS. Information Deemed Reliable but not Guaranteed. Does not include lots for sale. Information as of 1/1/2008. (0 comments)
The higher price ranges in Boyd Lake Shores have been slow movers and the 500-700K price ranges have almost been non-existent. All statistical information used to create this report was obtained from IRES MLS. Information Deemed Reliable but not Guaranteed. Does not include lots for sale or for sale by owner listings. Information as of 1/1/2008. (0 comments)
As you can see, all price ranges are struggling but Boyd Lake North does not have a lot of inventory either. All statistical information used to create this report was obtained from IRES MLS. Information Deemed Reliable but not Guaranteed. Does not include lots for sale or for sale by owner listings. Information as of 1/1/2008. (0 comments)
centerra: Northern Colorado Real Estate- As Seen on TV - 01/15/08 11:16 PM
Over a month ago, I was invited to attend what I thought was going to be a real estate video seminar. Well, I was wrong but I'm not complaining about it. CBS News Channel 4 (http://www.cbs4denver.com/) invited a select few real estate agents to participate in what amounts to 15 second commercials promoting the agents and their listings. Starting on January 9th, you may see me on TV. The commercials will highlight agents in a specific area and we (Nanci Garnand) and I will be sharing the whole Northern Colorado region from Longmont north to the Wyoming border. I'm pretty excited (1 comments)
centerra: High Plains Village Snowstorm Part Deux - 12/28/07 03:19 PM
As you may have noticed the snow stopped last night sometime around 10PM. While most television news broadcasts will say that we only got six inches of snow, we actually (with snow drifts) received a heck of a lot more than that. In many areas, I saw snow drifts as high as 4-5 feet. That being said, the City of Loveland by 9AM this morning had plowed all of our streets (with the exception of Plum Creeks alley). Comparing this to last year..... no comparison. Steve's Landscaping was here this morning and by 10AM had cleared approximately 1/4 of the communities (0 comments)
