All-In-One iPhone - is it for Realtors? - 04/26/07 04:03 PM
In the ever changing face of Real Estate technology has been both a blessing and a curse.
How many hours have you spent on the computer learning the latest software for becoming a sophisticated  up to date Realtor? How many hours have you spent on your PDA learning to manage all your client information? How long did it take you to get proficient with your smart phone? Oh, and then comes managing lock boxes, transferring information to your partner and peers. Many of us carry a smart phone, or PDA and cell phone. We keep our laptop handy for those Internet … (2 comments)

Home Sellers, Buyers, and Realtors Beware of Zillow's Zestimate - 04/25/07 11:23 PM
Zillow seemed like a good thing for Realtors in the Tucson Real Estate market. Allowing Realtors to assist Sellers in getting their home before more Buyers when Zillow announced Q&A. Being reasonable, I thought I would give Zillow a try. Maybe things had gotten better. I ran one home for a while to test it. No Zestimate came back on it. It seemed like a good forum to get offer one more service for my clients. So, today I entered another home. Boy was the Zestimate off.
My partner and I ran independent comparisons and came up with similar information. Three other Realtors who competed for the listing came up … (3 comments)

Tucson Real Estate Market Remains Strong - 04/24/07 11:53 AM
While going through my real estate reading this morning I read that the National Association of Realtors reported an 8.4% decline in the sale of homes for the first quarter.  So, the first thing I did was to jump into the Tucson Multiple Listing database and check our local numbers. Chicken Little, the sky is still its bright Arizona blue. Read the rest of this entry (Click Here)»

In-N-Out Arrives In Tucson - 04/24/07 08:03 AM
In-N-Out Burger opens its doors in Tucson at 3711 E Broadway on April 24, 2007. I love their freshly cut french fries, fresh lettuce and tomatoes.
I can picture the car clubs of Tucson, last count was 30, merging on In-N-Out with 57 Chevy's, 65 Mustangs, 68 GTX's, 67 Chevelles (like the one in my garage), 57 T-Birds, and 63 Corvettes.
How can I tell my cardiologist that my office will be 3 minutes from one of the greatest fast food restaurants in Tucson? If you have never been to one, its a must try delight.
Welcome to Tucson In-N-Out.

10 Things Home Buyers Should NOT Do - 04/22/07 05:05 PM
As Home Buyers you have read, heard and digested everything available about what to do. What about what NOT to do?
Here's 10 Things Not to do:
Buy a house on emotion. Who cares that the one across the street sold for $200,000 less. This is your dream home and you are never going to leave. Paying too much for a home can be a costly mistake. Especially if circumstances change in a few months and you have to sell. I always advise my clients to buy with the thought of resale in mind. Right behind location, location location is price, price, … (4 comments)

Tucson's Starr Pass Golf Community - 04/21/07 09:55 AM

Tucson's Starr Pass Community
Merely five minutes west of downtown is one of Tucson's premium golf and luxury communities nestled in the Tucson Mountains. Spread over hundreds of acres, Starr Pass has something for nearly everyone.
The latest developer for Starr Pass reduced the density of this community to embrace the majestic surroundings. Making Starr Pass one of the best options for relocating to Tucson. Condos from $149,000 to large luxury homes priced at well over $1 million. Many homes back up to fairways, while others have the richness of mountain settings, vista views and city lights. Subdivisions include:

Tucson Real Estate On The Move - 04/20/07 03:13 PM
In 2001 Tucson was listed by Wall Street Journal as one of the top 20 cities for vacation, second and retirement homes. Things haven't changed much. Tucson remains as a popular city for people to move to.
What happened to the Tucson Real Estate Market in 2004 trough 2005?
The best analogy is that of a train. In April of 2004 the Tucson real estate market experienced a ridiculous increase in sales and prices that lasted for months. Investors were showing up literally by the bus load to buy up as many homes as they could in new communities. A normal 6-7% annual appreciation … (0 comments)

Tucson Real Estate March Report - 04/20/07 03:10 PM
March was a good month for Tucson real estate. Sales increased by over 23% compared to February with 1,246 homes sold. The average price of homes sold increased as well from $258,377 to $276,486. The median price for homes sold was $222,700 for March compared to $218,000 for February. The down side has been the number of homes on the market. March hit an all time high of 10,185. Days on the market increased to 67 days. What does this mean to sellers?
Supply remains high, so pricing is crucial. Staging is still a critical part of making a home stand out … (0 comments)

My Favortie Tucson Municiple Golf Course - 04/20/07 12:56 PM

One of my favorite golf courses in all of Greater Tucson is Randolf North Municipal Golf Course
Randolph North Municipal Golf Course was the former home of the PING/Welch's Championship LPGA Golf Tournament and has been the site for PGA tournaments from 1979 through 1990.   In the past it was the site of the PGA Seiko Tucson Match Play Championship and the PGA Joe Garagiola Tucson Open. Randolph was once touted as one of the best municipal courses in the country. Located in central Tucson, Randolph is easily accessible from any part of Tucson.
The course setting is a scenic with several tall trees, lush … (0 comments)

Oops - 10 Ways To Blow A Listing Appointment - 04/19/07 08:49 AM
I'm back for round 3. My first blog, you guys were great with your responses. The second I got serious and flopped. So here it is in a revised version. Enjoy.
We've all been there. Thought we were prepared. Something side tracked us. We weren't focused on that listing. By the time we showed up for the listing it was too late. The six P's can really apply here. Here's how to blow it:
1. Show up late. The sellers don't have anything better to do. You're good; they'll just have to fit into your schedule.2. Shorts and a golf shirt will do. Don't forget the … (6 comments)

Let the weeds grow high enough to hide the trash in the front yard. If buyers can't see the trash they won't know its there. Who cares about first impression. "I'll get what I want for my house because I want it." Keep lots of clutter by the front door. If you leave a lot of junk there the … (37 comments)
