For the first four months of 2010 Allegan County home sales are up, up, up. That's right up three times, more than 2009, 2008 and 2007! There is also a lot of evidence that we are firmly off the lows of the market and ready for a slow stable recovery. One of the first markets into the storm finally finds a floor. After 60 month of declining prices Genesee County MI finally put together two consecutive quarters of Year over Year price increases! The numbers in some segments of the market are outstanding, some segments pleasing and some areas still being torn apart by panick agenting and the rediculously low pricing on short sales. Where do I live? In the last six years my hometown has hosted the Superbowl, World Series, NBA Championships, WNBA Championships, The Stanley Cup, The Major League All-Star Game...ok take abreath these are all pretty awesome. I am a sports fan and it has been fantastic, but wait there are more: The Final Four, The Ryder Cup, The US Open, The Frozen Four, a NCAA Football Bowl Game and Nascar Races twice a year. I know you are waiting for the punchline, but this is no joke there is only one sports city in America that can claim this! What a great quality of life for my kids

There is nothing better than coming home from work to the lake. 30 minutes after leaving my office I am on the boat taking a cruise to unwind and take the kids to swim. It is amazing, I did the lake house thing three years ago, a really solid move for my family. Early morning kayaking, weekend skiing, evening cruises, jumping off the dock...it is good. Flushing homes sales were up over 55% in May of 2009 from May of 2008. Great news for a market that, dare we say may have stabilized? The average price is down and that has caused the swelling of the sales numbers, investors and first time buyers are picking up homes and condos as low at $15,000 with is about a 70% discount from 2005 prices on the low end. Homes sold in Genesee County Michigan were up 8% in May 2009 vs. May 2008 thanks to foreclosure sales, but hey we will take the increase. The average sale price is also trending up year to date as are year to date sales, 2129 in 2009 vs. 1815 in 2008. Year to date sales of 3279 vs same period in 2007 of 3243. That is correct, unit sales are up this year in Genesee County (Flint area) Michigan. Average price is down, but is it at the bottom? If not it is darn close. There is a lot of "smart money" that left the market four years ago coming back into the investment side. After a fourth quarter of banks purging inventory at all costs,we will probably see prices level out and perhaps volume slow a little.
