-- FACING the TRUTH --

Most people that fall more than 3-4 months behind on their mortgage find it almost impossible to get caught up. You have two options: Leave on your own terms or be forced out by eviction.
You must understand that foreclosure, bankruptcy or even a Deed in Lieu can do major damage to your financial future.

-- TIME FRAME --

In Illinois, the foreclosure timeline lasts about a year. Too many people are moving out of their homes in fear of being evicted. Currently there are foreclosure dates that are being set up as far away as 10 month from now. Once the sale is completed, there is an additional 7 day grace period, and then another 30 days before you can be evicted. There is time to work this out.

-- CREDIT --

Foreclosure, Deed in Lieu or bankruptcy can have devastating effects on your credit that can last 5-7, even as much as 10 years! There are ways to avoid this. Even if you have no equity in your house, many times the banks will settle with you in order to avoid foreclosure. If you have equity, you may be able to sell your house, pay off the mortgage and put money in your pocket.

-- JUDGEMENT --

Just because you walk away from your house, doesn't mean you walk away from your debt. The bank still wants their money. If your house goes to foreclosure, the bank will sell it, probably to investors, for pennies on the dollar. The bank can come after you for the difference by placing a judgment against you. They can even garnish your wages. I have been specially trained to negotiate with the bank on your behalf.

-- SALE TIME --

Even if your house is in great condition and it is priced below market value, in today's market, it still takes time. Some sales may take as long as 6 months or more. It is critical to act quickly to allow time for a sale.
