Don't worry, There are buyers that are looking for your home. They have been looking, but now you have to decide if you should sell and if you really want to at what price. Take a look at the market survey and see what the market is doing before pricing your&amp;nbsp;home to pay for&amp;nbsp; the big remodleing job It may be difficult to make it back now. Reconsider, to sell now at the price what is needed to get it sold. If you decide to wait it out for the maket to change your chances my be slim in getting what you want for your property.&lt;/p&gt;

What if the market never changes and your family gets too large for your home or you need to relocate with your job. You can never tell where life will bring you. The market will determine when and how much you can get for your home. If your looking to sell your home for top dollars take note on these tips:&lt;/p&gt;
&lt;p&gt;1. &lt;strong&gt;Marketing&lt;/strong&gt;&amp;nbsp;: Are you placing your home so that &lt;strong&gt;BUYERS&lt;/strong&gt; can see it.&lt;/p&gt;
&lt;p&gt;2.&lt;strong&gt; Post a sign on the lawn&lt;/strong&gt;: Do your neighbor know that you are selling your home. My first home was sold in 5 days to a neighbor across the street. They wanted to live next to their mother.&amp;nbsp;So put the sign on the lawn&amp;nbsp;and tell&amp;nbsp;everyone you know that your home is for sale.&lt;/p&gt;
&lt;p&gt;3. &lt;strong&gt;Set the price according to the MARKET value is the KEY&lt;/strong&gt;: VERY IMPORTANT.&amp;nbsp;Although, the buyer is looking for a bargain remember that once you set your price according to the market you can have more than one offer on your property. I sold a property with 4 offers and then my seller&amp;nbsp;got more than the ASKING PRICE. so don't be afraid to adjust your price.The buyer will pay for it if your make it looks like it's WORTH it in the end.&lt;/p&gt;
&lt;p&gt;4. &lt;strong&gt;Easy showing&lt;/strong&gt;: Make it easy for the buyer to take a look at your home.&lt;/p&gt;

&lt;p&gt;Inventory.....Inventory....We need inventory to stay in the business, but with the changes in the market you have to find a nich to staying in business. I think that if you don't have any inventory you can still stay in the business. WHAT DO YOU THINK?&lt;/p&gt;
&lt;p&gt;I think that working with buyers will give you a great income and also expand your knowledage. Many Buyers are waiting for the&amp;nbsp;special Realtor that will educate, and give them a helping hand, so that they&amp;nbsp;can find that&amp;nbsp;Perfect home at an afforable PRICE.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;The cost of working with a buyer:&lt;img src="http://activerain.com/image_store/uploads/2/0/2/3/6/ar121311774963202.jpg" height="124" alt="How many homes efore you buy" width="126" style="float: right;" /&gt;&lt;/strong&gt;&lt;/p&gt;

MAKE A&amp;nbsp;LIST OF WHAT THEY WOULD LIKE TO HAVE IN THEIR HOME.... REMEMBER TO TAKE THAT LUST WITH YOU WHEN YOUR SHOWING THEM THE HOME.....IF THEY FORGET WHAT THEY ARE LOOKING FOR. YOU'LL HAVE THE LIST TO REMIND THEM OF WHAT THEY REALLY WANT IN THEIR DREAM HOME....&amp;nbsp;The list will guide you and&amp;nbsp;keep the buyer on track.&lt;/p&gt;
&lt;p&gt;2. Do they&amp;nbsp;have approval for&amp;nbsp;a loan: Many buyers have DREAMS&amp;nbsp;.... but we all know that dreams with out the money will not&amp;nbsp;buy the home...so make sure the client can get the loan amount before going&amp;nbsp;out to look for that dream home.... It will save you time....&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;3. Buyers are&amp;nbsp;a great source for REFERALS: Once you have assist the buyer in purchasing their home and walk them through the process step by step.....Don't forget them... make sure you keep in contact with them and don't wait for their&amp;nbsp;annverisary date of their closing. They will remember your name whenever their freinds are families are looking for a home to buy.&lt;/p&gt;
&lt;p&gt;4. They can bring out the beast or the best out of you: after that phone call and you've sit with them and explained how you work,but they didn't commit ( sign a buyer's agreement). You decide to take them out and then they stated that they would sign the contact later. After showing them a few properties, they decided to work with another Realtor.... Many Buyers that are on the fence are now&amp;nbsp; ready to take the plunge and with interest rate so low this is the BEST time to buy and make a great investment for your family. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Long Island February result&lt;/strong&gt;: &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Total homes for sale in Suffolk County:&lt;/strong&gt; are 13,739 the average price is $549.900 and 551 sold within this month.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Total&amp;nbsp;homes for sale in Nassau County:&lt;/strong&gt; are 9307 the average price is $735,000 and 517 sold within this month.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Result for March:&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Homes for sale in Suffolk County&lt;/strong&gt; : are 14,141 the average price is $431,300 and 575 sold within this month.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Total home for sale in Nassau County&lt;/strong&gt;: are 9,862 the average price fis $445,000 and 546 sold with this month. &lt;/p&gt;&lt;p&gt;Now comparing the results from February and March: more homes are for&amp;nbsp;sale in March than February. &lt;p&gt;Lighthouse are so special for every sailor. It&amp;#39;s used to guide Coast Guard with their ships. Now with technology the light house has become a thing of the past. The 300 year old era of manning the light&amp;nbsp; house stationed has come to a close, but the symbol is there for the next generation to view and to enjoy. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/4/9/2/6/2/ar120770154026294.jpg" height="320" align="left" alt=" " width="240" /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The &lt;a href="http://www.longislandlighthouses.com/montauk/index.htm" target="_blank"&gt;MONTAUK LIGHTHOUSE&lt;/a&gt; : is located on the east end of Long Island. It&amp;#39;s the oldest lighthouse in New York State. The lighthouse is over 200 years old and still serves as&amp;nbsp;an aide to navigation.&amp;nbsp;Young and old visits the lighthouse and sometimes have&amp;nbsp;picinc&amp;nbsp;near the ocean. &lt;/p&gt;&lt;p&gt;During the summer, this landmark can be seen from a far distance for all to see, but take a look some thing old can be restore for the next generation to view and enjoy. &lt;/p&gt;&lt;p&gt;This historic site also entertain many visitors: from wedding, camp trips, and school trips. The Museum is such a fascinated place visitors keep coming back fo more and more each time. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;Another historic landmark is &lt;a href="http://www.oldwestburygardens.org" target="_blank"&gt;Westbury GRDENS&lt;/a&gt;: Former house of Johns Phipps-160 acres of formal gardens,landscaped woodlands,ponds and lake surround the mansion. Once you take a look at the garden you will never want to leave. The landscape with all the history surrounding all the home will fill your heart asking why didn&amp;#39;t I have a room with a view there too.
