      <title>Lessons from my Daughter</title>
      <description>&lt;p&gt;My 14 year old daughter is trying out for the High School Girl's Volleyball team. &amp;nbsp;She's been playing competitive (sort of) volleyball since 4th grade, but she never played "Club" ball. &amp;nbsp;She loves volleyball, but is somewhat challenged by genetics (she's not tall...my fault I'm sorry to say), however she is a very coach-able athlete. &amp;nbsp;I wanted to be a good and encouraging Dad, but with such a competitive field this year I was concerned that she wouldn't make the team - and that it could be devastating to her. &amp;nbsp;This is where she taught ME a lesson:&lt;/p&gt;
&lt;p&gt;Me: "So kiddo...how are you feeling about tryouts?"&lt;/p&gt;
&lt;p&gt;Lindz: "Pretty good I guess."&lt;/p&gt;
&lt;p&gt;Me: (nervously) "Well, you know I'm your biggest cheerleader, but I was wondering, you know..."&lt;/p&gt;
&lt;p&gt;Lindz: (interrupting) "Don't worry Dad. &amp;nbsp;I'm fine if I don't make it. &amp;nbsp;Honestly, I'm &lt;em&gt;&lt;strong&gt;almost hopin&lt;/strong&gt;&lt;/em&gt;&lt;strong&gt;&lt;em&gt;g&lt;/em&gt;&lt;/strong&gt; I &lt;strong&gt;don't &lt;/strong&gt;make it, cuz I want to play tennis anyway."&lt;/p&gt;
&lt;p&gt;Me: "Well, why are you trying out then?"&lt;/p&gt;
&lt;p&gt;Lindz: "Duh, I'd LIKE to make the team, I have to try at least. &amp;nbsp;But if I don't I'll be ok."&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;So, here are the lessons I learned:&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;1. Have a realistic self-assessment&lt;/p&gt;
&lt;p style="text-align: center;"&gt;2. Try your hardest so that you will be satisfied with whatever outcome is beyond your control&lt;/p&gt;
&lt;p style="text-align: center;"&gt;3. Have a back-up plan&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>What does a Real Estate Investor Look Like?</title>
      <description>&lt;p&gt;Most people believe that their home is the largest '&lt;strong&gt;INVESTMENT&lt;/strong&gt;' they will ever make. &amp;nbsp;But I don't believe that owning a home is the same as investing in real estate. &amp;nbsp;Your home is your home - and you pay for it every month. &amp;nbsp;Now, it may pay you back at some point down the road - and many people have indeed profited from individual home ownership - but the fact remains that on a month to month basis, your home is where you live and not an investment.&lt;/p&gt;
&lt;p&gt;So, does that mean that real estate investing is only for the rich and powerful? &amp;nbsp;Heck no. &amp;nbsp;Here are 3 ways that the average Joe can make some money in real estate today.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Buy Low (presumes that you have the time frame to be able to sell HIGH later)&lt;/span&gt;&lt;/strong&gt; - Today's real estate market represents an opportunity to do just that. &amp;nbsp;With the high volume of foreclosure properties on the market today it IS possible to buy homes well below the "market" price - and the "market" is bouncing along the bottom now anyway. Making a purchase that gives you instant equity in the home, and having the ability to hold onto it and sell after the engine of appreciation provides you additional profits is a good investment strategy, wouldn't you agree? &amp;nbsp;Now, what you DO with this property can make you more money too (live in it - rent it - flip it). &amp;nbsp;Owner occupied properties purchased below value at today's interest rates (4.5% for 30 years!)&lt;/p&gt;
&lt;p style="text-align: right;"&gt;&lt;em&gt;*** Too many people have been the subject of foreclosure and short sales. &amp;nbsp;Regrettably, that has placed many really nice, responsible people into a situation where they cannot make another home purchase for a few years in the future. &amp;nbsp;Remember, many of these people had one bad month or some other set of circumstances beyond their control. &amp;nbsp;They would be EXCELLENT renters - and they want to live in a decent, single-family type home. &amp;nbsp;Many of them have the income to support that too! &amp;nbsp;That sets up the potential for:&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Creating positive cash flow&lt;/span&gt;&lt;/strong&gt; -&amp;nbsp;Buying a rental property at a great price, at today's interest rates (remember, down payment requirements for investment properties are going to be higher than owner occupied) could give you that opportunity. &amp;nbsp;Example: &amp;nbsp;Duplex property - Sale price $220,000. &amp;nbsp;2 bedroom side - rents for $700 / month; 3 bedroom side rents for $950 / month. &amp;nbsp;Seller pays some utilities (about $26/month expense). &amp;nbsp;With 25% down (about $55,000 including closing costs) and the monthly payment (with taxes and insurance) is about $1200 a month. &amp;nbsp;Net positive cash flow of $450 a month.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;IMAGINE owning 4 or 5? &amp;nbsp;Hey - hold them long enough and they're paid off which makes ALL the cash flow positive!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Flipping properties &lt;/span&gt;&lt;/strong&gt;- The hardest thing to do with out a team of folks to do the repairs! &amp;nbsp;But there are certainly some challenged properties on the market which can be picked up for a song. &amp;nbsp;Putting some hard work and materials in (if you can do so cost effectively) can net you a great ROI!&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Purchased for $75,000 - $28,000 in repairs and upgrades - Sold for $120,000 - Account for carrying costs, closing expenses, commissions...Net profit of $12,000 in just over 3 months!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;So, what does a real estate investor look like? &amp;nbsp;Look in the mirror - with the potential for annualized returns of over 7-20% possible in this market, the long term&amp;nbsp;opportunities...it may make more sense than that roller coaster stock market! &amp;nbsp;Ask a real estate agent you like and trust to help you determine if its right for you.&lt;/p&gt;

&lt;p&gt;Dear Potential Sellers;&lt;/p&gt;

&lt;p&gt;During the course of our meeting, which will take about an hour &lt;strong&gt;I have only one request of you&lt;/strong&gt;. &amp;nbsp;PLEASE do not say "&lt;em&gt;Well, we don't really HAVE to sell right now&lt;/em&gt;" as a way to justify over-pricing your home. &amp;nbsp;If you truly do not HAVE to sell right now, the smartest thing you can do is to NOT SELL RIGHT NOW. &amp;nbsp;Stay in your home, and call me again 90 to 120 days before you NEED to sell. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;This is not the market to dip your toe into the water,&amp;nbsp;putting another listing&amp;nbsp;that just won't sell&amp;nbsp;in an already over-crowded market&amp;nbsp;&lt;/li&gt;
&lt;li&gt;This is not the time to overprice your home with the idea that you can always drop the price later (you either won't do it at all - or you'll do it too late) &amp;nbsp;&lt;/li&gt;
&lt;li&gt;Such a strategy will ruin your negotiating position&amp;nbsp;
&lt;ul&gt;
&lt;li&gt;Every buyer who WAS in the market for a home like yours will have bought something else. &amp;nbsp;&lt;/li&gt;
&lt;li&gt;So, when you finally NEED to sell, your only potential buyers are the new ones coming into the market...and they will see you as DESPERATE to sell, because you've been on the market forever&lt;/li&gt;
&lt;/ul&gt;
&lt;/li&gt;
&lt;li&gt;You called me because of my reputation. &amp;nbsp;Following this strategy will RUIN my reputation. &amp;nbsp;&lt;/li&gt;
&lt;li&gt;I work hard to build a good working relationship with my clients at the start of the listing. &amp;nbsp;This strategy will jeopardize that relationship, as you will rightly blame me that no interested buyers are coming to view your home.

&lt;li&gt;And honestly, the blame IS MINE if I let you follow this course of action&lt;/li&gt;
&lt;/ul&gt;
&lt;/li&gt;
&lt;/ul&gt;
&lt;div&gt;As your Agent - I want to be on your side, helping you to achieve your goals. &amp;nbsp;IF your goal is to sell your home for the best price and on the best terms, then we (as a team) need to pay attention to the data and think of PRICE as a marketing position. &amp;nbsp;Your Listing Price represents greater than 80% of the marketing battle! &amp;nbsp;The other 20% is curb appeal, staging, and effectively exposing your home to the buyers and their agents who are looking for homes (online, print, MLS, networks...). &amp;nbsp;&lt;/div&gt;

      <title>My First Flip...An adventure in knee-knocking</title>
      <description>&lt;p&gt;As the host of &lt;a href="http://www.davepautschrealestate.com/kgal" title="Real Estate Talk with Dave Pautsch on 1580 AM KGAL" target="_blank"&gt;Real Estate Talk on KGAL&lt;/a&gt; here in Oregon's mid-Willamette Valley, I recently had Armando&amp;nbsp;Montelongo (Flip This House / A&amp;amp;E) on my show. &amp;nbsp;He talked about his methodology and gave some words of experience on how to go about making money by flipping real estate. &amp;nbsp;Inspired (well - not really) I came across an opportunity and am now Knee Deep in a Knee-knocking adventure!&lt;/p&gt;
&lt;p&gt;It all started a little over a month ago when I came across a new listing for a house in a decent enough little neighborhood not too far from the Albany Boys and Girls Club. &amp;nbsp;I grabbed my favorite contractor friend and we&lt;img title="1217 Hood St SE Albany Oregon Kitchen Before Remodel" src="http://activerain.com/image_store/uploads/4/7/7/7/9/ar127914078797774.jpg" height="105" alt="Before Kitchen Picture" width="140" style="float: left; margin-top: 6px; margin-bottom: 6px; margin-left: 3px; margin-right: 3px; border: 2px solid black;"&gt;&amp;nbsp;went to take a look. &amp;nbsp;OH MY! This house was a hot-mess indeed - but it seemed structurally pretty sound and the price was about 40% under market value (if it was nice). &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Our initial budget included such items as ($12,000):&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;em&gt;&lt;strong&gt;New roof&lt;/strong&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em&gt;&lt;strong&gt;Flooring throughout (bamboo hardwood and carpet)&lt;/strong&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em&gt;&lt;strong&gt;New kitchen (including appliances, cabinets, and granite counters)&lt;/strong&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em&gt;&lt;strong&gt;Paint&lt;/strong&gt;&lt;/em&gt;&lt;/li&gt;
&lt;li&gt;&lt;em&gt;&lt;strong&gt;Repairs to siding, crawlspace p&amp;amp;d issues&lt;/strong&gt;&lt;/em&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;My very brave wife and I put together a cash deal (benefits of years of savings...now on the line) and bought it. &amp;nbsp;We closed on June 28th and got to work almost immediately.&lt;/p&gt;

&lt;span style="text-decoration: underline;"&gt;Demo - Holy Cow.&lt;/span&gt;..the roof had 3 layers (we knew that) and the dumpster alone was over $550. &amp;nbsp;A complete tear out...flooring (yuck!)...the back overhang (eeewww)...and the kitchen all gone in less than 2 days.&lt;/li&gt;
&lt;li&gt;
&lt;span style="text-decoration: underline;"&gt;Roof install&lt;/span&gt; - we picked what turned out to be 3 of the hottest days of the year so far for the roofing work. &amp;nbsp;(Sorry guys!)&lt;/li&gt;
&lt;li&gt;
&lt;span style="text-decoration: underline;"&gt;Where are we now?&lt;/span&gt; &amp;nbsp;About 3 days from getting it listed in &lt;a href="http://www.davepautschrealestate.com/SearchForHomes" title="Search for homes in Albany Oregon" target="_blank"&gt;MLS&lt;/a&gt;. &amp;nbsp;The kitchen cabinets are going in today, counter tops tomorrow, flooring by the end of the week. &amp;nbsp;It's been trimmed out, painted (inside and out), repairs made to siding, roof replaced!&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;I'm confident that we have put together one of the nicest houses in the neighborhood - it is now a solid little GEM of a house and a great opportunity for a starter home. &amp;nbsp;We just have to find THAT buyer in a very (&lt;em&gt;lets call it&lt;/em&gt;) interesting market. &amp;nbsp;I'm a little nervous, but optimistic that we've both improved the neighborhood and will make a little profit as well. &amp;nbsp;I'll keep you updated. &amp;nbsp;&lt;/p&gt;

&lt;li class="MsoNormal"&gt;&lt;em&gt;This is the FIRST step to home       ownership and unless you know that you are qualified to buy, and in what       general price range, it doesn&amp;rsquo;t do any good to go visit open houses or tour       the town with a real estate agent.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Visit with a LOCAL lender that you like and trust and provide them       with the documentation they need.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Once you know, you can be a powerful home shopper.&lt;/em&gt;&lt;/li&gt;
&lt;/ol&gt;
&lt;/li&gt;
&lt;li class="MsoNormal"&gt;
&lt;strong&gt;Does      your list of &amp;ldquo;Wants&amp;rdquo; and &amp;ldquo;Needs&amp;rdquo; for a home have any special or unique      requirements?&lt;/strong&gt;&lt;ol type="a" style="margin-top: 0in;"&gt;
&lt;li class="MsoNormal"&gt;

      <description>&lt;p&gt;Albany, Oregon is my home, and the summer music programs are one of the things I like most about living here. &amp;nbsp;A comfortably small town, located right on the Willamette River, and the heart of Linn County, Albany boasts a dedication to music of all kinds. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Two programs jump out...River Rhythms and Monday's @ Monteith. &amp;nbsp;Both of these programs provide FREE concerts at the Monteith River Park in Historic Downtown Albany. &amp;nbsp;Local restaurants set up tents, warm summer evenings sitting on your blanket, listening to great music. &amp;nbsp;Yep, one of my favorite things about making my home in Albany Oregon!&lt;/p&gt;

      <title>When it Rains - It Pours! (Active Rain = More Business)</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;A great day yesterday at Rain Camp in Portland&lt;/em&gt;&lt;/strong&gt;. &amp;nbsp;If you didn't go you missed out. &amp;nbsp;Not only was there plenty of good information, but a chance to put faces with names. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;In my experience, people attend these events and get SUPER motivated while they are sitting in the hard chairs, drinking the coffee (and the Kool-aid). &amp;nbsp;On the drive home, minds are racing with the overload of new ideas and how to implement them. &amp;nbsp;By the next day, the haze begins to set in and even referring to the scribbled notes on the back of the napkin doesn't quite help you remember how EXACTLY to do that 'thing' that Ben Kinney said to do.&lt;/p&gt;
&lt;p&gt;So, here's the difference. &amp;nbsp;JUST Do it! &amp;nbsp;I got home last night and did the top 3 things in my notes:&lt;/p&gt;

Added a Facebook Fan Page for my Team (&lt;a href="http://www.facebook.com/home.php?#!/pages/Albany-OR/The-Foundation-Team/140988472579824?v=wall&amp;amp;ajaxpipe=1&amp;amp;__a=23" title="The Foundation Team on Facebook" target="_blank"&gt;The Foundation Team&lt;/a&gt;)&amp;nbsp;&lt;/p&gt;
&lt;p&gt;3. Added XOBNI.com to my Outlook&lt;/p&gt;
