When the market crashed in 2008, you heard story after story of homes that were priced at $500,000, but appraised at $425,000. There clearly was a shift in the market. The buyers picked up on the shift right away, the appraisers followed behind shortly thereafter, and it took about two years for the sellers to get the message. Eventually, sellers came to terms with the loss in the value of their homes and started pricing more at market value. There’s just about a month left in this year’s selling season. If you have not listed your home yet and were thinking about selling, it’s not too late. We still have the month of July to get your home on the market and get it closed before the start of the school season.

Real Estate is, has, and always will be predominantly a referral business. Yes, I know that with Internet technology, real estate agents can mine hundreds of leads every month, of people they have never met. In fact, my team, The Colorado Dream House Team, has invested heavily in Internet leads. About three percent turn out to be real buyers or sellers. While we appreciate this newfound source of business, nothing compares to a lead that is a good referral.

Since the real estate market crashed in 2008, the best position to be in would have been a buyer’s agent. After all, for the last five years, buyers have been in the driver’s seat in Denver. They had the low interest rates, low prices, and plenty of choices in homes. Since there were so few of them, they could name their price and get it. In essence, they had all the power while the sellers had none, and boy did the sellers feel it.

This mountain-high city never experienced the highs and lows in home values that its coastal counterparts did. And now, with rents rising and vacancy of just 2%, more apartment-dwellers are taking the plunge into homeownership, local broker Gary Bauer says.
This city's inventory in February was down 42% from the same period a year earlier, at just 10,086 units. The number of homes going under contract spiked 19% between January and February of this year as buyers raced to take advantage of low interest rates and relatively low prices.

Frequently, I get asked to list a home wherein I am the third Realtor that the seller has used in trying to sell their property. In some cases, I have been interviewed for the job a year before or earlier and they selected someone else.
