In the second week of January, Metrolist released the year-end numbers for Denver Real Estate in 2012. It looks as though it was a fantastic year for buyers, sellers and, yes agents. Here are a few quick stats:
1)    There were 6,366 single-family homes for sale at the end of the year. That's down by almost 30% from 2011. It's hard to express how few homes are for sale. The 6,000 figure represents a historic low.
2)    There were 45,410 homes that went under contract in 2012 of which 37,164 were sold. That's up by 18% from 2011. The average … (5 comments)

There is no question that the luxury housing market has been hit hard by the recession. People in this price range lost plenty of money in the market, investments, and may have lost their jobs and or their retirement plans. As such, some people had their ability to buy high-end homes and had disposal income taken away. Today, those people who still have the ability to buy luxury homes are looking, but I notice a trend that they are really looking at unique homes.

The story goes like this. An agent with buyers wants to see a home on short notice. The sellers have indicated in the MLS they need a 24-hour notice for showings. But the buying agent asks the selling agent if they can see the house with only a two-hour notice. The selling agent asks the sellers and they say no, but insist they’d like to set it up for another time. The sellers never hear from the buying agent again because the buyers went up the street to see a house they could get into and bought it later that day.

Trading homes is not a new idea, but in this economy it is becoming a more valuable option. I know a builder that had a custom home for sale last year. Some potential buyers wanted it but needed to sell their home first. The builder took a look at the buyers' home, liked it, bought it and moved into it. The buyers took the new custom home and paid the builder the difference. This wasn't exactly an even trade, but a trade plus cash can work just fine in this environment as well.
