I've got a short stack of alfalfa for my goats and to supplement my horses.
We've been trading our alfalfa for grass hay for the past few years. We also have sold to the last dairy in the Carson Valley - dairy hay! What a compliment - that is the best. They got a conservation easement, and sold the dairy herd. there were once 22 dairies, now there are none.
We haven't kept our wonderful alfalfa for a few years, but we've got some now ... a short stack. Yahoo!

Agents usually ask right up front when they encounter a prospective buyer, "Are you working with an agent?" Amazingly, "working with an agent" means different things to different people. Not all agents see it alike, and certainly Buyers don't always understand what is being asked. It seems simple enough yet the interpretation varies according to your filters.

My grandson is always willing to help ... always. He always wants to hold the paintbrush when painting, the saw when cutting, etc. When he asks to help he says, "What can I do, Papa?" I always say, "moral support!" Here he is giving me moral support as we mow the lawn. Fun times. Some day he'll be big enough to drive and we'll work on morale support as he learns it isn't as much fun as he thinks it is.

Here's a sample of REO landscaping complete with Canadian Thistle. Canadian Thistle is a noxious weed as identified by the Nevada Department of Agriculture. The can have an extensive "colony" underground and can be hard to eliminate as they keep growing back. You have to hit them hard and often with herbicides like 2,4D and Roundup. More fun for the ultimate recipient of the property. This photo was taken for an investor that was considering bidding at the foreclosure sale. They opted to pass on this one.

He finally came to cut my hay the other day. We've been watching the hay grow tall and green ironically in keeping with our market recovery. That has been our analogy for our real estate production as the market has shifted this spring ... when the crops started growing our business started growing. It has helped us maintain our mindset as we acquired momentum in the market. We watched the fields grow green as did our bank account.

I posted a blog about irrigating with my grandson last week. We had many adventures including finding a nest in a tree that had eggs in it. We peeked and left it alone.
This week we got water again and I was out by the tree. I peeked and saw little birds, actually huge mouths waiting for their mother. We invited my grandson for dinner last night and I mentioned that he should show his mom the "eggs".
We all walked out and lo and behold, they had hatched! He was really excited. Fun times.

There I was last night, the pasta was done and I went out to put my wine glass on the table on the patio so I didn't have to juggle my dinner plate, salad bowl and wine glass. Priorities, don't you know? What I saw was the peak of another beautiful sunset over the Sierras. Camera was handy so I could share the moment with you.
