It seems like Buyers want to offer a certain percentage below the list price regardless of what the price is. This is causing many of them to miss out on homes that they should be buying. The List Price is not a target to mark down from. It must be analyzed for accuracy for the property being offered. If it is 30% overpriced and you offer 20% below that you are still paying 10% too much. If it is 10% under priced and you pay 1% over the list price you are still getting a great value. I've got a short stack of alfalfa for my goats and to supplement my horses. We've been trading our alfalfa for grass hay for the past few years. We also have sold to the last dairy in the Carson Valley - dairy hay! What a compliment - that is the best. They got a conservation easement, and sold the dairy herd. there were once 22 dairies, now there are none. We haven't kept our wonderful alfalfa for a few years, but we've got some now ... a short stack. Yahoo!

Its time to train the coaches. Football is coming and our young Pop Warner athletes will be hitting the fields in the next couple of weeks. Some come with trepidation, can they really do it? Others come with great anticipation ... they've been waiting for the first day of practice since they walked off the field of their last game last season. They will soon be blended in to a wonderful team of Douglas Tigers. We spend a lot of time getting our coaches ready for the season. The success of the season is directly attributable to the coaching staff. Success

Another day in the Carson Valley. When we don't have blue skies we get spectacular clouds. This view was from my office this afternoon, 7.31.09. Of course the formation changed by the minute and the hour. There was some lightening later, a smattering of rain, but overall just a cooling from the cloud cover. The entertaining cloud formations morph continuously offering splendor and enjoyment all day long.

To make sure your buying experience is smooth and successful there are some ways you can help yourself through the course of your escrow. It isn't automatic that escrows close, and it is important that you help yourself along the way to make sure that yours does. Agents usually ask right up front when they encounter a prospective buyer, "Are you working with an agent?" Amazingly, "working with an agent" means different things to different people. Not all agents see it alike, and certainly Buyers don't always understand what is being asked. It seems simple enough yet the interpretation varies according to your filters. A Buyer may have been shown 50 homes by an agent and yet they'll respond "no" when asked. My grandson is always willing to help ... always. He always wants to hold the paintbrush when painting, the saw when cutting, etc. When he asks to help he says, "What can I do, Papa?" I always say, "moral support!" Here he is giving me moral support as we mow the lawn. Fun times. Some day he'll be big enough to drive and we'll work on morale support as he learns it isn't as much fun as he thinks it is.
