homes: Let's do a Hollywood Production! - 03/02/14 08:07 AM
People Love a good Story; a little gossip, a little puffery and embellishment to get your engagement, spark your interest. That Conversation over the back yard fence.
My job as a realtor is not different. I need to talk about the homes history, the neighbourhood and useful facts about the local market.  Once we have created an emotional attachment; the offer cannot be far behind.

Today with online listings, we are adding photo galleries and professionally produced videos of beautifully decorated homes and some emotional spark to engage with you, the swing set with kids laughing, the surprise birthday party, … (0 comments)

homes: Do you need that iPad? - 01/07/14 05:59 AM
An ipad won't help that older couple that are selling a home after 40 years of memories and not discussing the door frame with Johnny's height carved in every year on his birthday. They crave the comfort of fondling a piece for paper that makes a break with the past. The signing on the dotted line that signifies a commitment.  "Honey,  How does the offer Feel to you?"
The iPad won't help the out of town seller dealing with the estate. How will they catologue and sell the contents from there?

homes: The answers may be obvious - The Solutions not so simple - 12/08/13 09:35 AM

I agree that the internet has made it easier for buyers to find homes they “want” online this is where my leniency ends. Online property search is simply an entry point into the discovery process and in no way guarantees a home search will take less time than working with a buyer who had no internet access at all. Some buy quickly, others take 4 - 6 months to look at dozens of Homes.

homes: New and Improved Toronto Islands - Sunnyside at Humber Bay - 04/04/12 12:40 AM
What a fabulous addition to the Toronto Humber Bay Shoreline! All the condos along Lake Shore Blvd ( Marine Parade ) will now have additional man made islands at the mouth of the Humber River Bridge towards Sunnyside! * View Larger Map The string of islands would go in at the mouth of the Humber River and extend about one kilometre from shore. The plan would take clean fill from construction jobs to build a solid earth barrier underwater that would deflect polluted Humber River water out into the lake and away from Sunnyside Beach.Above the water, the feature would look … (0 comments)

homes: Toronto Home Sales off to a strong start in 2012 - 01/17/12 12:16 PM
We are starting a New Year with Resolutions and Optimism! And an price increase of 8.5% averaged over last year.
The first real estate post that I notice is that "the eventual increase in interest rates will lead to a decline in home prices (probably in the magnitude of 10% - 15%)" http://research.cibcwm.com/economic_public/download/if_2012-0116.pdf   The ink was barely cold on the presses when the pundits were howling about interest rate increases. When the Bank of Canada announced only 3 days earlier. http://www.cbc.ca/news/business/story/2012/01/13/f-mortgage-rates-record-low.html

homes: Is there a Housing Bubble for Toronto? - 12/10/10 04:31 AM
Yes, coming to a City Near you! The overheated housing market is causing a housing bubble and the impending fall of real estate values because of housing affordability. No matter how many times this headline is repeated it does not become the truth. No matter the sources that post on this topic the inherent facts within the Toronto real estate market continue to defy the media pundits calling for it's demise. I have three simple answers; inflation, immigration and consumer confidence. Here are my sources of rebuttal; Canada’s residential housing sector is landing safely after a wild ride over the past … (0 comments)
