mississauga: Online Evaluations - Market Analysis for Mississauga Oakville - 01/25/10 07:37 AM
So everyone wants to give you a free market evaluation. You found an online evaluation site that you clicked. You completed the sign in data on a "squeeze Page" and expected something to arrive in your email inbox of your home's value. This prospect lead was sold through a string of companies to the "local" Realtor that will pay the most for that particular postal code. The company is not selling credibility. They are selling your name and your phone phone number to the highest bidder. This has no bearing on the skill or experience of the person who will return … (0 comments)

mississauga: Realtor reveals How you can Take Advantage of FSBO's - 01/25/10 03:03 AM
Now, you will beat any for sale by owner everytime. An experienced negotiator will track down the meaningful and important details of a real estate transaction. You need to ask all the Big "D" questions. Are they selling because of death, divorce, debt or some type of disaster. You need to ask as many WHO WHAT WHEN WHERE WHY HOW questions as possible without revealing your own position. These questions should include;WHY is the vendor selling?HAVE they bought another property?WHAT possession is most preferable?HOW long have they owned the property?HAVE they had any other offers?ARE the vendors just trying the market?HOW … (1 comments)

mississauga: Let's Make some Toronto style Lemonade - ShopTOism - 01/19/10 06:02 AM
Welcome to the Toronto Real Estate Boards stats for mid January 2k10. We have entered into a very unusual market. We are starting this year firmly as a seller’s market. With an absorption rate in excess of 50%, on a monthly basis, multiple offers will continue on the most demanded products namely starter entry level homes and smaller condos. The real story continues to be the reduced number of homes for sale coupled with a continued demand from nervous buyers looking for that first great starter home. Currently there are 11K homes for sale. That inventory level is thousands of units … (0 comments)

mississauga: Hurry it May be gone! - 01/16/10 09:37 AM
Is that next months advertising caption? As house prices are increasing in the regional Toronto GTA market (Etobicoke, Mississauga, Oakville) Buyers are continuing to chase the available listing inventory and prices are being pushed ever farther upwards.

There will be interest rate increases in 2k10 that are related to income tax and RRSP savings accounts. US borrowing has been unabated. We are in the Firm GRIP of a Seller's Market. Investors are still coming to Canada because we are a safe haven. CMHC may be phasing out the 5% downpayment program. CMHC and the banks may be cutting back amortizations … (2 comments)

mississauga: Pricing Bubble in Toronto - 12/23/09 12:03 PM
I think that the Canadian real estate market especially in the big cities like Toronto, Vancouver and Calgary is in a huge bubble due for severe correction anytime now.
http://www.youtube.com/watch?v=Bdr37-nS5UI
A Bubble is when there is so much inventory available that No One, No Body, Any one - any longer wants to buy anything and the remaining inventory then needs to slash pricing to sell.
I am not in other cities I am in Toronto. Is a 300K unit affordable for a single person in DT Toronto? UMM Yes. yeah at $1300 pm purchase vs the rental of $1500. If there … (3 comments)

mississauga: Naughty words in Ads and Banned Advertisers - 12/01/09 11:28 PM
This caught my eye recently about a Realtor's plight in being banned from a number of local publications and boards for his "creative and descriptive" use of the English language.

Jules Bending of the Real Ralph Bending, an estate agent in Glastonbury, has been banned from advertising in a local paper and taken down from property websites Rightmove and Primelocation.comfor an unconventional approach to marketing properties. Here are some examples of his style:
• "Lease available for what can only be described as a prime piece of retail crumpet."
• "Three bedroom former school house with everything except the randy old teacher and fag … (10 comments)

mississauga: This house is FU with P - 10/31/09 11:16 PM
This house is definitely FU with P.
The first time I heard it, I was a touch shocked. Did I miss something? Was it slang? Could I have missed their intended comment.
Real Estate has many acronyms that we need to learn. The most common it seems is furnace which regularly is referred to as GB & E [gas burner and equipment]. One that seems to have retired is SS&SD, Storms, screens & storm doors. No one seems to mention the myriad of extra outside windows that are bolted, screwed and wedged in to protect us from a Canadian winter. … (7 comments)

mississauga: Toronto Real Estate Update mid Oct 09 - 10/17/09 05:05 AM
Thanksgiving is past, Halloween approaches, and the Toronto Real estate market continues unabated. Media is reporting the “hot market” mid-month check of the Toronto Real Estate Board stats. TREB has reported 4,002 sales so far in October which trends toward another record month; Home sellers are not putting their houses or condos up for sale to satisfy the available buyers. This vacuum is creating a cycle of endless multiple offers. As fewer are listed More multiple offers. Typically as a seasonally adjusted average the number of homes should increase between August and October. This year the numbers have actually decreased slightly. … (3 comments)

mississauga: Common Law - Selling the House - 10/16/09 08:29 PM
In Canada there are defined rules about marital Assets and Common Law is a topic of concern for many couples. No matter the length of the relationship, the original owner retains legal control. Take this high profile case and apply it here; What would you do? Wang, 33, was arraigned and released on her own recognizance. She is due back in court Jan. 14. The complaint alleges that the couple were arguing inside their apartment at 101 West 24 St. at 1 a.m. on Sept. 15 when Wang struck English in the face with a watch, causing a cut that required … (1 comments)

mississauga: Buy an EX Grow house in Mississauga - 10/15/09 07:05 AM
Illegal marijuana-growing operations, which take advantage of large properties or are conducted in a rental unit whose title is in someone else's name, have become more visible in the past 10 years, said Jim Murphy, president of the Canadian Association of Accredited Mortgage Professionals.
Stan Gelman Lawyer Mississauga is of the same sentiment; Buyers need to protect themselves when buying Marijuana grow houses. These properties are not legally suitable for habitation because of the potential for health damage from Mould. Often renovations have been made to the structure that need to be repaired. A qualified and reputable Home Inspection Company … (4 comments)

mississauga: Why you need a High Tech Home Inspector - 05/22/09 11:34 PM
A Home Inspection whether on a new construction or resale home is imperative to you as the consumer to be aware of what future repair items will be required.
While on a Home Inspection with Russ Fascullo recently, I was introduced to an infrared camera and moisture meters. These items could be visually dismissed as unimportant but there is actually an underlying problem that was discovered using uninvasive inspection methods.
The glass shower door was scraping slightly on the marble sill plate of the threshold. This in itself could be adjustment of the hinges. Further inspection shows differently.

mississauga: Decorating is for Living - Staging is for Selling - 04/07/09 07:29 AM
Why Should you Invest in Home Staging?A study by the National Association of Realtors in 2007 showed that 84% of today's busy home buyers use the internet as a major tool in their home search. Buyers view online photos & virtual tours of properties in their desired location & price range to come up with a short list to actually view. If the buyer is not enticed, by the pictures or during a drive by, chances are they will not view the house & if they don't view your house, they're not going to buy it.You can't change its location or … (4 comments)
