How would you answer this question? Subject: MERE FSBO listing I have a commercial/retail/industrial property that I would like listed on the MLS and was wondering how much you charge to do that? I said ---Depending on location, sale ability and pricing I would be pleased to list the unit for you. Commissions are negotiable and competitive at 1.5 % to list, Commission to Selling broker is at 2.5% as a norm. Today this response: I am not looking for an agent to represent my property. mls: The Lowest Price Is that the Key? - 03/15/11 10:43 AM
We were in a hurry yesterday with duplicating keys for an estate sale. At the closest hardware store I was directed to an irritated "minimum Wage" employee that reminded me that their price was the lowest. "Cheapest Prices for Cut Keys" he chimed The second key, they didn't carry that particular blank, but that "More Expensive" fellow up the mall did. At the second store I was greeted by the proprietor who looked at the key to be duplicated and warned about the price of the blank; "I need it". Back to the house to try the key... Expensive one works

mls: You should be afraid It could happen to you! - 01/22/11 10:16 AM
We are all afraid of... Yes the neighbour from Hell! Who lives next door; How do they keep their place? How will we get along? This is a fun although sad vignette that I found in MacLeans The builder tells a different story: “[The client] spent more than he intended; he asked for things that weren’t part of the contract, and he manufactured deficiencies.” The matter went to court, resulting in suits and countersuits; issues remain before the courts, which is why none of the parties agreed to be named. A few months into the fight, witnesses report, the businessman

mls: Larry the Landlord; Sells his Marijuana Grow House - 12/16/10 09:28 AM
Ontario Realtors favour grow-op registry bill The Ontario Real Estate Association is welcoming a private member’s bill before Queen’s Park that calls for the creation of a grow-op registry – a move Realtors say will protect homebuyers. “Grow-ops are major problem for homebuyers in the province and we have been urging the Ontario government to establish a registry to protect consumers for almost 10 years,” the association’s President Dorothy Mason said in a news release published Nov. 25. While Realtors are required by law to disclose if a home has been used as a marijuana-grow operation or drug laboratory, they are

mls: Palace Place [Prestige on Toronto's Waterfront] - 12/02/10 02:31 PM
Palace Place on the north shore of Lake Ontario and the mouth of the Humber River [Humber Bay Shore] has become a world wide instantly recognizable landmark. What's special about Palace Place? Looking at the photo's you quickly realise the land space [footprint] that the Palace occupies. While the density along the Lake Shore and Marine Parade Dr., seems congested and close, the two original land mark towers dominate the skyline. All this is within 15 minutes of downtown Toronto and the financial hub; Bay Street. The waterfront features the Martin Goodman Trail which allows for walking, jogging, cycling and inline

mls: The Dollar Store of MLS Shopping - 12/01/10 09:38 AM
Yes! We all want the lowest price. One company has made this their business credo. The Lowest Price is the Law! But for every benefit there is a cost. With Real Estate Listings I have observed with fascination the brokerages that are racing to offer the lowest prices for just listing a house; [the concept is termed mere listing] We are merely providing a Listing Facility. Contained within the listing is a Schedule B, The terms and conditions of selling your home. It usually contains a clause that indicates a) You have the opportunity to seek outside advice [ILA] b) the

You are a beautiful row attached townhouse with a stone front, vertical concrete steps and pillars to adore your exterior and support a second storey portico. You have impressive hardwood floors; hardwood staircase with wrought iron pickets and solid oak hand rails. You have a finished upper level as a master bedroom retreat complete with Juliette balcony replete with railing to seek the morning rays of sunshine that adorn the Toronto Skyline. You are two years old and facing a potential building site for additional townhouses, that currently is a demolished building site strewn with construction rubble and fenced to avoid

mls: Will you put qr Codes on your For Sale signs? - 10/28/10 10:54 AM
Real Estate agents in Toronto that are tech savvy are now adding qr codes to their for sale signs and business cards. If this is on the back of their business card; they are providing you with all their contact information for the Linked In, Facebook and Twitter [amongst others] that people are now using to integrate social media into their marketing. This will also contain their contact telephone numbers and a short 250 character text field. The extra edge would be to print this one time code, on the for sale sign of a house as you drove by

I want to keep you updated with the Fall Toronto Real Estate Market. There have been many negative stories in the media recently about how the market is “slipping” or that “prices in a housing bubble”. Here is some interesting news that will take another week to be released to the media .... & because it isn’t Headline grabbing doom and gloom, they likely won’t report it. After reviewing the latest sales figures for the Toronto Real Estate Board; We are continuing in a “SELLER’S MARKET”! In the entire Toronto area as a whole, we currently have a 3 month’s supply

mls: Selling your home With Social Media - 09/10/10 01:24 PM
Sell your home using social mediaGone are the days of newspaper classifieds. Savvy sellers are turning to Facebook, YouTube and Twitter to market their homes. Wanda Reglin recently sold her home in Nanaimo, B.C., after it had been on the market for two years. Described as a "gorgeous four-year-old, executive, level entry home with full walkout basement and brilliant southern exposure within walking distance to spectacular beaches," she had it listed on a variety of websites, including craigslist, Kijiji and the local UsedNanaimo.com. Still, she turned to social networking in hopes of increasing her listing's exposure. With such a large captive audience

Larry the Landlord and his Illegal Marijuana House Larry the Landlord has a number of misadventures that are sometimes his own doing and sometimes absolutely at the invitation of others. Larry [A Fictitious Person] has a rental property available for a reasonable amount of money and finds himself a suitable tenant. The Tenant pays cash for a few months ahead of time and everything seems fine. The Neighbourhood Watch committee decides that there might be too many cars frequenting the house for short duration visits; so the property must be a) operating as a take out restaurant b) involved in the sale and
