Don't let your home buyer miss out on the opportunity to get a great deal on a HUD home. Right now PEMCO is encouraging all bids for old inventory. How do you know if inventory is old? This is the question I get all the time and it is very easy to tell.
First visit HUDHOMESTORE.com and find the property that meets your buyer's criteria. Click on the property Case # and you will see the AS IS Value, compare that to the current list price. If they are different then the property has been reduced at least once. The larger the discrepancy between the two numbers the greater the likelihood that the home has been sitting.
The next comment I hear is the homes that fall into this category have to be dogs. No, that is not correct. There are many reasons a home is still available many of which have nothing to do with condition. Many times it is location, size, yard, neighborhood amenities, etc. Do not think that just because a home has not sold that it needs a lot of work and in horrible shape. Sometimes a home sits because of its design and only very specific buyers would need the home. Other times it could be that it is just too far off the beaten path or it is located in a neighborhood that prices are still unstable and agents have avoided showing. No one can look at a home when it is listed and predict the response for that home.
I personally have a lovely home listed that fits this cirteria. Case #105-313471, 222 Park Ave, Crawford, GA. This is a lovely home on a great lot and has so much charm. Go ahead and look at this and you will see there is no escrow for repairs, it is a nice size home, lovely level lot, etc. It has so much charm but it is located in a rural area which narrows the number of buyers.
