Why? (Real Estate perspective)

  

•1.     There is an abundance of choices in single family homes, town homes and condo's.

 

•2.     Seller's are willing to pay for closing costs ....or do temporary bydowns.

 

•3.     Builders have an over abundance of inventory and are offering amazing incentives.  As a Realtor, I receive this information on a weekly basis and can represent you with any builder.  The sales agents at the model homes are representing the builder - a Realtor will represent your best interest.

 

Example:  I have a client who bought a new construction town home with the builder offering $30,000+ of incentives.  The builder required the buyer use their lender, but when we compared the rates they were a full point higher.  We informed them we'd only go forward with our own lender and receiving all the incentives.  The builder sent an amendment to the Purchase Agreement one week later - Buyer is using Loren Johnson and will still receive all of the $30,000+ in incentives offered by the builder.

PLUS she'll be  saving $1,294.08 annually and $6,470.40 over 5 years!

Why? (Mortgage perspective)

 

•1.)  Mortgage Rates are still within 1% of the 40-year low established 3 years ago! Long-term interest rates have remained steady over the past 3 years, meaning you can still lock in a 30-year loan at interest rates not seen since the early 1970's (until recently, of course!)

•2.)  There are better lender programs available! You can still get into a home without having to make a big down payment, or even ANY down payment. And yes, the rates and payments are still affordable!

•3.)  There are better county programs available! Washington County wants to help first-time homebuyers get into homes in their county. To that end, they've made available money to help pay for closing costs, down payments, or even lower your interest rates! (These programs are only available through county-approved lenders, such as me!)

•4.)  A good Mortgage Professionals can help you! They work with a large number of happy 1st-time buyers, who appreciate being able to look and compare plans & rates to choose what works best for them.
