CO-BROKE AND WHY IT SHOULD MATTER TO YOU AS A SELLER

A few days ago I wrote about Co-broke and why it shouldn't matter to buyers. In a nutshell, buyers should not have to worry about what the co-broke on any particular listing is because co-broke should not determine whether or not the buyer's agent is willing to even show the property. Buyers should have access to all properties in the MLS, not just the ones with high co-brokes.

In a nutshell, "co-broke" is the amount of compensation the buyer agent receives in order to sell you a home (please be advised that this pertains to Florida and Highlands County in particular).
At the time of listing, the listing agent and the seller agree upon the amount of money the listing agent is to receive at the time of closing. We recently received a showing request for one of our listings and my husband told the showing agent about another listing we have that appeared to meet all of the buyer criteria. The showing agent commented that she couldn't understand why the second listing didn't pop up on her list of properties she was going to show to her buyer. It then turned out that the second listing didn't match the showing agent's own criteria: the co-broke being offered. She emailed my husband stating this as well. Even if you are not thinking about selling your home at the time, you might be thinking about a change of scenery with a coat of fresh paint which can hurt your home's saleability some time down the road. We have repainted the interior of our home just recently and we were overwhelmed with all the color and texture choices available at home improvement stores.
