A few days ago I wrote about Co-broke and why it shouldn't matter to buyers. In a nutshell, buyers should not have to worry about what the co-broke on any particular listing is because co-broke should not determine whether or not the buyer's agent is willing to even show the property. Buyers should have access to all properties in the MLS, not just the ones with high co-brokes. Which brings me to the point....do you know how much co-broke your agent is offering to cooperating agents that show your (4 comments)
With more than 113 (not a typo) beautiful lakes, Highlands County provides plenty of opportunity for outstanding fishing and watersports. Most popular among Florida Fishermen is Lake Istokpoga with its 27,692 acres. Despite its size, Lake Istokpoga is very shallow with an average depth of only 4 ft and a maximum depth of 10 ft. Most of Istokpoga's shoreline is undeveloped but some residential properties and private boat docks and beaches dot the areas on the shore. The Highlands County Lake Association features Bathymetric charts for Florida Lakes, including Highlands County Lakes. If fishing is not your cup of tea, you can (1 comments)

Co-broke and why it shouldn't matter to you as a buyer - 12/10/09 05:03 AM
WHAT'S "CO-BROKE" AND WHY IT SHOULDN'T MATTER TO YOU AS A BUYER In a nutshell, "co-broke" is the amount of compensation the buyer agent receives in order to sell you a home (please be advised that this pertains to Florida and Highlands County in particular). At the time of listing, the listing agent and the seller agree upon the amount of money the listing agent is to receive at the time of closing. The amount , called commission, is usually a percentage of the final sale price. The commission is part of the listing agreement. In order to put a listing (42 comments)
Don't like the co-broke - don't show the listing? - 12/10/09 04:09 AM
We recently received a showing request for one of our listings and my husband told the showing agent about another listing we have that appeared to meet all of the buyer criteria. The showing agent commented that she couldn't understand why the second listing didn't pop up on her list of properties she was going to show to her buyer. It then turned out that the second listing didn't match the showing agent's own criteria: the co-broke being offered. She emailed my husband stating this as well. She ended the email saying "....and you would do the same". Uh, well, but we (3 comments)
What color are you? - 12/04/09 03:49 AM
What color are you?" Even if you are not thinking about selling your home at the time, you might be thinking about a change of scenery with a coat of fresh paint which can hurt your home's saleability some time down the road. We have repainted the interior of our home just recently and we were overwhelmed with all the color and texture choices available at home improvement stores. We decided we could live with "Harvest Spice" in the living room, and "Olive Branch" for the home office. I believe there is "Butternut Squash" on the dining room walls. We chose (1 comments)
