Good News: The "Absorption Rate" is shrinking!
 
Wait! What is "Absorption Rate", why is it shrinking and why is that good news?
For example, some time in 2008, the absorption rate for Sebring, Florida was way over 24 months. This meant that at the time it would take over 24 months for all the homes listed for sale to be sold if no new listings entered the market. Basically, the Absorption shows us how fast homes are selling in our Highlands County Market. It helps us understand the market as a whole and identify trends.

While "floridadisaster.org" doesn't sound appealing at all, the website created by the Florida Division of Emergency Management has a great tool to compile an emergency plan tailored specifically to your family needs in Highlands County. This tool is fun to use, we actually used it ourselves to get our plan. It will give you easy access to all your family info, phone numbers, meeting places, emergency routes etc.

Hurricane Season 2010 predicted to be above average!
The hurricane season forecast from Colorado State University's Tropical Meteorology Project predicts above average activity in the Atlantic for 2010 beginning June 1st.
The December 2009 report estimates approximately 11-16 named storms, 6-8 hurricanes and 3-5 major hurricanes.
The effects of El Nino or La Nina have an impact on the frequency of hurricanes. While El Nino creates warmer water and stronger winds that rip tropical depressions apart before they become tropical storms, La Nina creates cooler water, resulting in more hurricanes. At the time we receive an offer, we will need the following documents from you: last 2 month of bank statements, last 2  months of proof of income, last two years of tax returns (if 2009 isn't filed yet, we need copies of your W2's), hardship letter in writing (signed and dated), a financial worksheet. We will need these documents ASAP after receiving an offer. We will NOT be able to submit the offer without the aforementioned documents!!!

How old is  your roof?
If you are not sure how old your roof really is or how many more years the shingles have left, get a professional opinion.
Why? For one, if your buyer is financing the purchase, the lender is likely going to have a home inspection done. If your roof doesn't pass the inspection and you are not willing or able to make the repairs to pass a re-inspection, then the sale isn't likely to happen. If your buyers is using FHA or VA financing, be prepared for an even stricter inspection.
