Good News: The "Absorption Rate" is shrinking! Wait! What is "Absorption Rate", why is it shrinking and why is that good news? For example, some time in 2008, the absorption rate for Sebring, Florida was way over 24 months. This meant that at the time it would take over 24 months for all the homes listed for sale to be sold if no new listings entered the market. We recently received a showing request for one of our listings and my husband told the showing agent about another listing we have that appeared to meet all of the buyer criteria. The showing agent commented that she couldn't understand why the second listing didn't pop up on her list of properties she was going to show to her buyer. It then turned out that the second listing didn't match the showing agent's own criteria: the co-broke being offered. She emailed my husband stating this as well. Last week we were contacted by an absentee owner looking for a realtor in our area with a buyer for their bank approved short sale. First Time Home buyer in Highlands County: Is a Short Sale right for me?A short sale is not much different from a regular sale, the only difference being that it will take longer to close because the seller's lender has to approve the sale.
